@yaskin, I can see your building is in isheri north am also about to develop a property there got a quote of 4m plus for a raft foundation and German floor is that a fair quote from your experience in the area. I will appreciate your response 1 Like |

Firstly,I noticed an error at the bold area. the Granite price was substituted for Sharpsand. Secondly, It's technically wrong to cast a beam seperately alongside a slab( There should be no reason to quote differently, Formwork for slabs are quoted together. For a Floor Slab of 310 sqm with beams, 75 Tonnes of Granite @ 135,000 per 30 Tonne= 135,000 X2.5= 337,500 90 Tonnes of Sharpsand @ 36,000 per 15 Tonnes= 36,000 X 6= 216,000 192 Bags of Cement= 1,450 X 192= 278,400 1/2 ton of 10mm(Ring/Stirrup for Beams)= 120,000/2 = 60,000 2 Ton of 12mm= 2 x 120,000= 240,000 3 Ton of 16mm = 3 X 120,000= 360,000 4 Rolls of Binding Wire @ 5,000 = 20,000 Wood 1'' x 12'' x 12'' :308 X 1000= 308,000 2'' x 3'': 142 Units X 400 = 56,800 Bamboo 300 units X 250= 75,000 + 15,000(Delivery)= 90,000 Nail 4 inch X 4 Bags @ 6,000= 24,000 3 Inch X 2 Bags @6,000= 12,000 Total: NGN2,001,900. @ jossy26 i couldn't remember the exact amount but i sent 5.4 plus to get the raft and german flr completed. The plan is 5 bed duplex and twin 3bed flat at the back up and down. Still looking for competent builder for the slab |

Yaskin4all, I paid about 2.2 m to complete decking for twin 2 bedroom. This is to give you an idea. Although I bought my materials myself and hired the workers separately. |

My thoughts based on previous experience. 1. Two similar buildings are not the same, the so called little difference in location and size can affect cost of the building significantly. 2. Most times greed and bad quality jobs go hand in hand. 3. At most you will get a 300 to 350K difference from a newbie to the site which you may have to pay for a new concern later. 4. Negotiate with your current builder for price reduction if the quality of his job so far has been standard and satisfactory. 5. Scrutinize the cost items on a line by line basis. Granite ? Iron ? (Type and Cost) Sharp Sand? 6. Try to supply some of the materials yourself if you are bent on cost reduction ( a couple of (trusted  ) suppliers from nairaland exists -chekiaut,crib,HSL$broker,Xzevian etc). Validate their claims about honesty independently.7. Avoid people who avoid open forums such as this to solicit for the job. And in fairness to your builder, the quotes given by your builder for the materials are within acceptable contracts markups. All the best. 18 Likes 1 Share |

The current price of 16 and 12mm rod is 125k per ton and am wondering how u did ur calculation for 7 tons. I noticed also u did not add bamboos in ur estimate. What I think u should be done is buy ur materials urself so and dn't go for sub standard to cut cost.
