Hello all. I am embarking on a project to build a block of four 3-bedroom flats on my plot of land that has been lying fallow for a while now. The land is located at Sango-Ota in Ogun state. I reside abroad so this a project I will have to manage remotely through a good friend who resides in Lagos. I am starting this thread to document my progress, but most importantly to seek people's advice, suggestions and opinions, especially to do with quotations, prices, processes, materials etc. Depending on how much this might eventually cost me, I might just stop at the decking level and take a breather before continuing. So to start with, I have done the following:

land survey, cost N35,000
Architectural plan, cost N75,000

Got the following to do:
Structural engineering drawings
Stamp duty on land receipt
Tax clearance certificate
Developmental levy /receipt
Assessment fees
Processing fee (basically greasing officials' palms each step of the way)

As I get the costings for each of the above, I will update. If the costings seem unreasonable/excessive, please advise. Obviously, this is going to be a slow and long process, so I will not be updating everyday, only when there is something new I need to add. Thank you

So far, total for documents/plan/survey/drawings = N360,325. I have not even laid a block yet!

All I have listed is what the Architect (well more a draughtsman) identified to me (well so far) as required for the an approved building plan.

Sango Otta is as expensive (if not more expensive) than Lagos. It is one of those places in Ogun state which have been encroached by Lag. Its better you make these sacrifices now.

Hello my peeps. Sorry been a while, been waiting for the plan approval, which is now done and work has now started. So far up to filling and ramming of laterite:

Paper work
To update survey plan = N35,000
Architectural plan = N75,000
Printing of plans = N5000
Structural engineering drawings = N50,000
Stamp duty on land receipt = N30,000
Tax clearance certificate = N35,600
Assessment fees = N89,725
Processing fee (basically greasing officials' palms each step of the way) = N35,000
Transaction fee (don’t exactly what this is for) = N10,000
Omonile = N200,000
Some other ancillary spendings totalling about N107,000
Total = N672,325

So, thinking of starting the borehole. Would appreciate some advice/tips regarding the type/model/power of submersible water pump to buy, and whether better and cheaper to by it in Naija or ship it from abroad? Also I have heard of solar-powered water pumps, anybody has any advice about these, is there a submersible version, costs to purchase and install etc? Many thanks

Thread opened in January. Have about 10 posts. No enticing information, enough gap in between updates. All information still at foundation/elementary/base level.

Good. You are on FP now. You will likely get more useful comments;

But one advice: make sure you do find time to go see it yourself.

If possible be there during decking/slab or any other crucial stage.

This is no matter of trust or mistrust.

I have had costs inflated by up to 120% by a trusted person/pastor.

Be it artificially doubling surface area to be coated with German floor or dubiously doubling area to be covered by tiles.
I found out too late. Only when I sent other people/engineers to take measurements that I found out. The quotes just seemed out of place.

Clearly foundation material, cement bags, blocks said to have been used, nogging wood for roof when checked later by a builder, he said such quantity certainly was not needed for the size of house.
Instead of explaining how he used so much material, just admitting he lied, he stormed out and abandoned the project. Causing a rift.

That is life for you.
If you need to do a project in absentia, use a professional builder. There are some really great guys here on NL. Spyder880 is one.

Welldone sir, I pray God strengthen and enrich your purse, so you can finish the project in good time.

As for the borehole you intend doing, it is totally a positive step as you will not be bothered about water for construction purposes anymore. I'm a geologist, and borehole drilling is one of the things I do, I equally reside at sango, toll gate area precisely.
These are the procedures:

1. Get a geologist/geophysicist to conduct a hydrogeophysical survey/groundwater prospecting for you to ascertain the groundwater potential of your plot as well as to identify the aquifers there. The report of the geophysical survey will contain the neccessary geological information you'll need for the borehole drilling and recommendations on a feasible borehole depth will be made.

2. After the above step, I.e after the depth to aquifer has been established, one may now use the information to calculate the cost of completing the borehole drilling, then the borehole architecture can also be designed( type of PVC casing, borehole diameter, submersible pump capacity etc).
Note: anyone quoting a price for the borehole without the geophysical survey being done may not be a scammer but he definitely doesn't know his onions.

* the geophysical survey doesn't cost up to 50k but it prevents you from doing a failed borehole and saves you from wasting money.

* If you permit, I can send you a sample of a geophysical survey report and its recommendations.
