I have a contractor telling labor for 380K from Foundation to Parapet=== I only have 360K
Iron bender want 70k------ I am will to pay 63k
Carpenter I have a price for the Parapet ---for 70k and take the plywood
I think think to just give all wood work for 90k
I have my blocks------cost 400k bout 4500blocks

First, the rains does not disturb everything, it can only slow down work a bit.
You can do the foundation, even in rainy season, especially if your land id the dry, red soil type. Moreover, it does not rain everyday!

It is also cheaper to build in the rainy season, you get lower cost of labour and Materials for the simply reason that most people avoid to build in that season, which implies cheaper Labour and Material cost.

Dont also forget that prices are always going Up and Up in Nigeria, l pray inflation does not do "half-price" for you by then.

All the same, you have the final decision.

Just compare the cost NOW, and then in the Dry season and you will see what l mean

Oh Yes! More reason I bought my own materials to ensure proper gauge is used. I was told 8mm-10mm is good enough.
So, mine was 10mm with adequate supervision.

. 8mm-10mm is an approximate of about 0.31-0.39 inches. Please can you clarify how you intend doing a supervision for such and what kind of POP artisan produces a POP board below the standard? What I know concerning POP when it comes to dimensions/thickness is CORNICE and it comes in 4-6 inches thickness. Artisans will generally give you a 4inch cornice and it all depends on the design you want your POP board to be.

. Get your plan and do a rough estimate of total number of blocks to erect the structure, have an idea of how much it costs to lay a block or how many many blocks to lay a day based on daily pay rates and do your maths. Since you don't intend to do german floor immediately i'll advice you do chaining with R12(most preferred) or R10 done at the height of your DPC before you continue with block work. Chaining is usually done at all areas the blocks will run but if you're looking at cash constraint kindly run your chaining at all external walls and major walls cutting across the building.

Okay....See if u can beat it down to 250k...if he doesn't burge, 300k is still a fair price, as long as he delivers good job...U will definitely pay more if u are engaging an engineer, taking supervision fee into consideration...

for Just parapet I will only pay N40,000

About 8 to12 pillars/lintel/beam and parapet
I only have 60K

Okay team, I have decided to do parapet, if possible but I have a technical challenge.

I didn't pay any attention to shared info before because I wasn't considering it.

Please share your gotchas, lesson learned, etc with me.

My building is practically square and is 50 feet X 80 feet.

There is an issue though. The entrance has a tight space of only 4 feet on each side, will a parapet look good in this situation?

Rainy season could be a blessing, or a big horror when building.

1. A foundation already completed in an area with loose sandy soil, it rained at night so, the whole foundation caved in and we only have to repeat the excavation the next day. grin

2. We completed the water ponding and pouring water inside one foundation in Enugu and the reserved rain for the month came down last Friday, four hours of heavy rain, carried away more than 2 trips of sand we bought and filled up the foundation till its soaking wet. A blessing. cheesy

3. If the rains meet you in a clay and sticky soil inside a foundation, during early excavation you will know how slipping and falling feels like. wink

Or if the rain catches you as many bricklayers are laying block walls, na trouble o cheesy

I apologize for taking so long to respond. Thanks for your interest. I dont attach floor plans to my public designs because they are easy to plagiarise and most clients see it as an invasion of their privacy when plans of their buildings are made available for general viewing.

I would recommend celebrating the front facade a bit more. Otherwise your facade might end up looking like an uncompleted decking.

In Nigeria, you just pack into the new house as soon as you like, completed or not. The only people who come to inspect are the religious groups, family and friends during house warming parties. No form of government inspection after construction.

Good idea.

We have debated the pros and cons of high fencing previously. This Evans case is a clear manifestation that high fencing benefits no one; owner and community. High fencing is a very lethal security risk to all. Imagine all these evils going on behind those walls and the community is non the wiser. Now is the abducted victims, but it could easily be the landlord as well.

I will call for the government to legislate for see through fence or low fence like it's done in the developed world. Even Evans has a see through fence. Doesn't that say something.
