I am a big fan of so many experts here especially egunmogaji etc. However, I will need an expert advice of how much it will cost to build from the scratch the following; 5 Bedroom + BQ Detached Duplex on an expansive land of 2 and a half plot with a big garden for exotic plants and crops cited in a gated space, space for 4 automobiles, plastered fence of 11 coches in Akure and Lagos.

I will appreciate a reasonable and fair estimation from honest experts. Thanks my fellas

His total rebar quantities are:

2.5 tonnes of 16mm @ 160k par tonne = 400k
4 tonnes of 12mm @ same price = 640k
2 tonnes of 10 mm @ same price = 320k
3/4 tonnes of 8mm @ same price = 120k
Labour 150k
Total ==== N1,630,000 for Rebars alone oooo

well, I just collected the quotation yesterday and too vex to even call him for any negotiation.

well this is what I saw on the road today, pre cut and bent starter rods.beams etc.Im hoping one day our builders in the house would adopt this methods, bend your irons b4 site.

Mushin, for Tiles, is way too expensive.

Orile is your best bet in terms of pricing and volume.

Caveat: **** I dont sell Tiles or anything, for that matter****

(1) survey plan
(2) complete design house plan.

You certainly can't be getting different sizes of reinforcement at the same price per ton. That is mistakenly not possible.

Contrary to ur view yes you buy them at almost same price or even same price other factors determines the variations in price but basically a ton of stell has same price.

Y16mm- 53 lengths makes a ton
Y12mm- 94 lengths
Y10mm- 135lenghts

Those are common knowledge i dont sell steel mind you am just a regular buyer so i get small idea and i know for a fact most of the time only 10mm varies in price 16mm and 12mm rods are sold at same price. and mainly that of 10 is cos of transport as a result of it having 133 nos. Also demand and supply for the 10mm and 8mm. i leave other details for those selling nah them sabi price. Regards

In response to this post above, manufacturers spent 129.95billion Naira on power generation last year, it is on the front page, you can go peruse over it if you can, this are part of the cost in the production process & chain that they all go through daily and they pass it to consumers via their products, and as long as the kangaroo government both past and present didn't do enough to address nor ameliorate this issue, the masses are in for tougher times ahead, you don't expect me to spend so much to produce a bag of cement and put it in the market at a loss

Nigeria is the only country where every and any investor who knows the right persons within the social circle will rip excessive profits. With all the hullabaloo about power generation and distribution we are all aware of the magnificent profits MTN declared in Nigeria and when you compared that to the parent country South Africa you will know that we're here in this country for exploitation.
Sure we in for tougher times and God willing it will not be so so tough.
The oil sector is about to enter a revolution and you can guess what Nigerians should be expecting when the actors involved are the ones who want nothing but monopoly.

The only reason they sold and bought discos was only to make wholesome profits. Even to allocate prepaid meters is a huge problem even when users have actually requested and paid for such.

@bixton. That's the idea. Only to reap profits. I still have not received my prepaid meter that I've paid for over 3 years now. I guess every homeowner is a government-you depend on yourself for electricity(generator or inverter), water(thru borehole).
