A broker will help with pAckaging your application for you and ensure you get the best interest rate.

I used a naija guy when I did mine and if I remember correctly, I paid £1k to him in fees. I ended up with a lender (halifax) plus a 10% cashback deal.

I’m still surprised your application was refused just because you were on a tier 2 visa.

We applied ourselves at that time,we didn’t have any solid credit history,and we had to keep renewing visa almost yearly.To be honest,we were poor candidates at the time looking at affordability.We just gave up

We also didn’t know the value of credit history at the time,lol.Looking back,we should have used a specialist broker.
We have learnt our lessons..

When i tell my friends coming about credit card and contract phone, they don't get it.
I'm new, but trying to also learn. Going to get a Halifax account as soon as am free, Is there a specific Halifax type of account to use, I don't want to distort my present natwest because of the direct debits and standing order.

The fact is i have a credit card, i don't over-use it, i make sure i use it. Basically, i use a little and there's a direct debit on it, so there's no story.

Please make the move.

400k in Nigeria won't offer you the following:

Security of life & property
Good healthcare
Fast emergency response
Stable govt policies
Good education for your children
Good opportunities for your children.
A system that works
Steady retirement benefits (Forget the retirement packages you're servicing at work. Look around, how many of our senior citizens who were top civil servants or top professionals in their hay days are currently getting proper retirement benefits that can support them & fund their mgt of old age related diseases?)

Heck, earning N4m per month in Nigeria will not even offer you a good accident free road.

For my family & I, our relocation is not money motivated. That is only a plus. All we want is a stable environment in which basic amenities are what they're called, basic! We want to be well & alive to raise our children. As a couple, we want to be alive & well to enjoy each other into old age. We don't want to save up for one year to buy a car & have it snatched by robbers in less than 5 minutes.

Nigeria has a bad effect on mentality.
Most things are good old days/ textbook facts

Its amazing to see things work and see a world where you can envision a future
You can actually plan and it will come to pass.

I dunno if you get this...It's still mesmerizing
To live in a society where innovation is just a stone throw away and also amazing rich history, especially the technological history

Its just a shame that racism and social class has prevented some citizens from a possible/ alternate future.
However, its generally, still better than Africa

The Train system is just fantastic.
Trains when i lived in Nigeria was just something i see in movies

But in reality, they're so ubiquitous and the infrastructure.
This one is not that Lagos is developing.

Every single town is touched by the country's development, e.g Trains running around like Okada in Nigeria

And road networks and signage spot-on down to the T.

Europe is far-far ahead of Africa....when we were still tying green leaves, these people were already in the 20th century....so crazy

Let's just say that you had a lucky escape using a Naija Mortgage Broker but its not something I would advice.

In fact I'll go further to say that you DON'T actually need a broker as its something you can do yourself if you have time to search online.

All you need do is :-
1. Get a suitable mortgage offer from your bank or other reputable big lender (which you can search for online e.g on price comparison sites e.g moneysupermarket.com or moneysavingexpert.com/mortgages/)
2. Start property hunting and viewing on Zoopla or Rightmove
3. Make an offer for a property you like
4. Once offer is accepted, get a solicitor to act for you and you can search for this online but verify them first on the Law Society's website.
5. Once your solicitor does all the conveyancing work including searches, survey etc you then exchange contracts with the seller by way of paying 10% of the property price (forfeited if you pull out last minute).
6. On day of completion, your mortgage lender will transfer your mortgage funds to your solicitor who then transfers same to the sellers solicitor and by 12 noon of that day, you should get the keys to your new house and move in.

What makes most people use mortgate brokers is that they don't have time to research online or maybe they think its not something you can do your self but when I bought my house years ago, I did not use a mortgage broker and I never saw my solicitors once as I found them online (and verified them on the Law Society's website ) and we communicated all the way through by email and phone until the whole process was completed.

Not using a broker but researching online or going to your bank directly will save you money and keep you away from unscrupulous brokers who sell you bad deals with huge penalties for early repayment hidden in the fine print which you only discover when you want to sell or re-mortgage.

Also, if your job comes with a sizeable life insurance cover (e.g Salary X 4), you can convince your mortgage lender that you do not need the life insurance element of the mortgage thereby saving costs on your monthly repayments. At least it worked for me.

As interest rates are still at record lows, you can decide to go for an interest only mortgage IF you don't intend to keep the property for long as this will reduce your mortgage payments but if you are keeping the house for the 25 years then the Repayment mortgage is the only feasible option but your repayments are more as you are not only paying interest but also repaying the capital.

As ALL RENT IS WASTE, its better to get on the property ladder as soon as possible.

You could try asking your agency for a raise in your hourly rate. £10 / hr is ridiculous for a qualified doctor. This is the kind of exploitation that British Newspapers like exposing.

Since 2011, after 3 months in a Temp role, the Agency have to BY LAW increase your rate to what they would pay someone doing a comparable job on a permanent basis.

Its called (Agency Workers Regulations) AWR rules. Under the AWR, temporary agency workers become entitled, after they have been in the same role with the same hirer for 12 calendar weeks, to the same pay and working conditions as a comparable direct employee of the hirer.

Mention AWR to your Agency and they should increase your rates and possibly backdate it too.

An agency I once worked with in 2015 lost its NHS contract to a cheaper Agency. The new agency I was transferred to increased my rates immediately and when I questioned this, they said it was because AWR kicked in but the old Agency kept quiet about this until I mentioned AWR to them and they had to back pay me the increased rate they previously kept quiet about.

Recruitment agents are bastards. They make you sign a lot of waivers before starting the contract. I remember signing one AWR waiver but I didn't mind sha

Regardless of the waiver signed, that agency MUST be referred to an employment tribunal..... A judge would throw the books at the agency......

Minimum wage in the UK is about £7.50. So it does not compute how a £10 ph rate is offered (not unless their is something about the signed waiver, that is very illegal or a malpractice on or by parties involved).....

A bit of advice for those immigrants with assets in the UK and looking to get married here.

Get a solicitor to design a watertight prenup agreement. Do not let 'love' becloud your judgement, be very realistic. A lot of marriages do break up, it's the sad reality of life. The UK family laws are skewed in favour of females, even if it sometimes does so at the detriment of males. I have heard of 2 distressing tales of immigrants who came to the UK, worked for 20 odd years to acquire property, and the court awarded everything to the estranged wife leaving the man with nothing. The 2 men involved are living in homeless shelters right now and on the brink of suicide.

This advice doesn't concern you if you married your wife when you had no assets, and you both worked to acquire them. However, if you worked and shed blood to acquire assets on your own in the UK, ensure you get the prenup signed before you marry. 'I love you, I love you', I understand that, but thou must sign this prenup before we proceed! grin
This is one of the best contributions to this thread that I cherish. I have heard too many "stories that touch" about Nigerian men who have been outsmarted by their wives after being brought here and are left stranded with nothing while the women lavish the ill gotten wealth with new toyboys. Its really pathetic and makes one paranoid!

the guy at the time didn't even charge 1%. His fees were fixed at £1000. £500 payable at the start to engage his services and the balance payable once the mortgage is completed and the property is yours. there is no way in hell I could have gotten the mortgage at the interest rate/cashback deal I received if I had not used a broker.

I had actually tried doing a 'pre-assessment' on my own and shopping around but I wasn't getting any good deal.

at the time I was a contractor and even though I had a very good day rate. my tax planning arrangements wink meant I was on my limited company's payroll, paying myself the basic minimum wage and then dividends later.

the broker was able to get me a good deal using my 3 years tax self assessment and also the fact that my limited company had been trading for a while with very good turnover and yearly declared profits.

my current mortgage T and Cs allow me to over pay by at least £10k every year without any penalty or charges. I honestly cannot complain about the broker. he also helped me in getting a new fixed deal when the previous one expired which actually lowered my repayments.

mortgage brokers/advisers are regulated and it is so easy to get them reported and struck off. just because he is a Nigerian and Nigerians are sometimes synonymous with shadiness doesn't mean every professional is the same. angry You should see the fraud being perpetuated by the Asians - you will be shocked !!

Ilekokonit, i hope that you are aware that there are different conveyance rules for different parts of the country. for example, the threshold for stamp duty differs up north when compared to England. just the same way you cannot make an offer directly on a property except its through your solicitor.

I also agree with Lexusgs430 that interest only mortgages are a no-no.

I worked for 6yrs in Nigeria as a Doctor. At the end of the year on average, my savings was an average of 300,000 naira as a single guy. No vacation, no trip abroad, hustling to date graduates, able to help family sparingly.

However, after 1 year of working in the UK. I was able to save 11,000 pounds, a trip to Nigeria, Germany and Amsterdam, a vacation, a 49inch TV, many PS4 CDs, femalegraduates attracted to me, although i'm still single.

Not to be shallow, but at this rate, if i multiply by 6. I think i am okay. Eventhough USA might be better, this is also better than Nigeria. If you can't afford a Ferrari, still appreciate your Mercedes over the previous Golf 2

I'm in Germany but I can't relate with their experiences since most people here are in the working class. Besides, I live in a small city (Bielefeld - the town that does not exist).
