FELLOW NAIRALANDERS IT IS MY PLEASURE TO BLOG THIS OUR LITTLE PROJECT ON GOING IN THE HEART OF IKORODU, LAGOS. PROJECT DESCRIPTION: THE BUILDING IS SEMI DETACHED BUNGALOW ON A FULL PLOT OF LAND, THE BUILDING CONSIST OF EXECUTIVE 3-BEDROOM FLAT ALL ENSUITE, WITH ENTRY PORCH, ANTE ROOM, STUDY,DINNING, VISITOR'S TOILET, LARGE SITTING ROOM (6m X 6m) ALSO ALL THE ROOMS ARE PRETTY OK. THE OTHER FLAT IS 2-BEDROOM ALL ENSUITE WITH VISITOR TOILET, DINNING, AND STANDARD ROOMS. tHE BUILDING DIMENSION IS 25.4m X 12.825m. THIS BUILDING IS DESIGN IN SUCH THAT IF THE CLIENT WISHES THE 2-BEDROOM FLAT CAN BE CARVED OUT WITHOUT HAVING INTERFERENCE WITH 3-BEDROOM FLAT. PROJECT BUDGET : PAY AS YOU GO i:e THE ESTIMATE IS BASED ON PHASE. THE PHASE WE ARE WORKING ON NOW IS THE FOUNDATION THE COST BREAK DOWN WILL BE RELEASED AT THE END OF THE PHASE. DURATION: FOUNDATION-2 WEEKS. NOTE: OUR FOUNDATION IS NOT GOING TO HAVE A GERMAN FLOOR, AND THIS IS THE MORE REASON I WANT TO BLOG THIS PROJECT SO AS TO SHOW US HOW TO REALLY DO A BUILDING WITHOUT GERMAN FLOOR AND STILL BE FREE FROM DAMPNESS. EVEN IF YOU HAVE YOUR HOUSE BUILT ON A VERY FIRM LAND AS WE HAVE IN IKORODU HERE DOES NOT STOP DAMPNESS, THIS DAMPNESS IS THE REASON WHY YOUR CLOTH GOT SPOILT AND GROW MUCUR IN MOST HOUSES WITH IN-BUILT WARDROBE AND WITHOUT GERMAN FLOOR. |

@Kopell you are highly welcome on this tread. Like i said on Oga spyder tread that i have been learning silently. initially i do not want to blog this project because we are just taking it to DPC level only and i do not know how soon the client will continue the work, but i discovered that there are some question that was raised on Mr Syder's tread about dampness which i feel i have a little idea which i want to apply here that might be help someone out there. The drill used in drilling this borehole was a locally made and pretty fast in drilling and it can go farther than the normal hand drilling. There was a time we had a challenge on borehole drilling in one of our site the first borehole contractor ran away after we have spent close to about 250k because they ve drilled over and over without success. we decided to do a geophysical test and the test recommended we are t drill 330ft to get to aquifer. and the cost was over a million naira. Later this man showed up and boasted he will do it for 250k no body believed him and he sign an agreement for a total refund in case he fails, but to day the rest is a good story 2 years running the borehole is still functioning perfectly well. Well, Aventures.. another student reporting to class for learning. Let's go there! I am glad that Borehole driller get "water juju" and he was successful. But really people scared me with that Borehole drilling on my project telling me about 1-1.5million that was about six years ago, some guys just drilled one for me last month for only N150,000 and it's being running fine. I respect Nigerian in some aspects of professionalism, but others; not so good. Hajji Mufutau |

Day 3and 4 work: we broke the ground: excavation was done. it took us two days to complete this excavation as we have to cut all the block lines because we are not planning to do a German floor. One of the advantage of the German floor is that where you have a light load say 6 inches partition wall that is not really long, such can be set out after the German floor. pics will come up later. Also we took delivery of 10 tons sharp sand and 15 tons granite for the strip foundation casting tomorrow meanwhile below is the floor plan of the project where are working on,designed by one of the young bravest architect of our time. 1 Like

Aventures: Day 3and 4 work: This is a very good plan design.. I take it that the two bedroom in the back is like a Boy's/Maid Quarter?. Is the plan designed by one of the Nairaland Arcs? Aventures: Thanks. I will surely like to see how the privacy thing was implemented.. I am in the same situation with your client, so I just built a 2 units of 1 bedroom flat as my Boy's Quarter at the back of main building and the two flats can also be linked as one flat, if occupied by a large family. In the floor plan,I noticed that there are no visitor's toilet in either of the flats. will one's visitors access the bedroom to use d toilet ? |

The Visitors Toilets in both building is beside the Porch entrance. Look by by the Ante Room in the Main building. And by the Livingroom in the back Flat. Hajji Mufutau |

NewInvestor: Subscribing. Well you may be right, may God forbid evil in our houses, though we have a plan to use smoke and fire detector, video phones and the likes twinskenny is booked down for all that. Also we should note that every openings in a house is a sortt of security weakness. To everything there are always advantages and disadvantages. May God help us all. segcy.moor:how well really matters, and als we considered the raining season we are and also other unforseen circumstances. It is better to give enough time and finish b4 that time than to ask for more time. Ofcourse we are going to round up this stage b4 that 2 weeks by God s grace 1 Like |
