if u wish to buy property in nigeria, its pretty easy if u take these steps 1) Identify what your objectives are for the property you're looking for. This will determine the location, type and budget for the property 2) Deal only with estate agents who are registered members of NIESV - Nigerian Institute of Estate Surveyors and Valuers or developers who are registered with Real Estate Developers Association of Nigeria 3) Procure the services of a good lawyer with experience in Land and property transactions. 4) Avoid Cash settlements - stick with Bank drafts and cheques. This can be tracked more easily and the processed halted before the receiver is even credited if anything happens. 5) There is no easy way to determine the real landowners hence buy only through reputable developers/agents. A SAMPLE LAND TRANSACTION Walk into any of the Jide Taiwo, Diya Fatimilehin or Ubosi Eleh & co offices, ask for an agent. Tell him/her you wish to buy a land in Magodo (location) and this is your budget. He will search for one and get back to you. You'll go on the site with him and see it. If you like it, you negotiate and tell him you'll get back to him. Get a good property lawyer. He'll conduct a search at the lands registry to see if the land is an acquired land by govt, land under dispute or free land. Once he ascertains that, he'll proceed to check the land site and hold talks with the families around the area to ascertain true ownership. He'll give you a feedback on his findings and either recommend the land to you to buy or not. Its then in your court. if you go ahead to buy it. You'll pay the Diya guy with a bank draft in the company's name. receive receipts and some other papers that show u've bought a land through them. The real ordeal is when you have to take this land to the government and process your Certificate of Occupancy and other title deeds. It takes from 6 mnths to forever to do this. Your lawyer will either do this for you at a cost or you do it yourself. If your lawyer is to do it, you'll have to give him "PR" money to enable the transaction move along smoothly. Eventually you'll get the papers after a year or less and the property is officially yours. if u wish to rent a property in Nigeria similar rules apply for there is no govt involvement. 1) Identify the property you wish to rent or go straight to an estate agent and inquire for the property type at the desired area. 2) Avoid uncompleted buildings promising to deliver at a later date after you pay upfront or renting houses through a friend who's moving out for various reasons. 3) As usual, pay with cheque or bank draft unless the Landlord totally refuses anything besides cash. Then make sure u pay him in front of a witness and collect a receipt on the spot. 4) Collect the house keys immediately and proceed to the house to change the locks to the main door too. Never rent a house with people still living in it. A quick one, The Super eagles have a good squad, they just didn't have the right formation. But i think they discovered that yesterday. Dickson in the midfield in front of goal allowed mikel to push upfront to supply the strikers balls which led to the goals. If they can retain that squad they'll stand a chance against Ghana. let's see, the implications are dire for many countries if USA goes into recession. By recession, we mean a period of decline in national output or productivity. Recession means bad times for the people because, wages fall in the real sense, prices crash as there is no money to buy goods and services, investors lose money in business hence investors pull out, people have to compensate for fall in wages by selling their stocks to maintain their living standards so the stock exchange also crashes. this is particularly bad for USA since the stock exchange has already crashed on account of the subprime mortgage debacle. The implications of a recession in USA for Nigeria, China and the world at large are numerous:- 1) For Nigeria, it might translate to a fall in oil revenues. USA buys more than 30% of our oil. with a recession, they'll have to cut purchase and possibly push some of their own unexploited oil fields in North Caroline into exploration to compensate. that would be cheaper. We would thus be left with oil to sell. Fortunately, China is ready to take up whatever USA doesn't buy off us so we can sell to China. But China is having export problems due to the 'lead' in toy issue they have so their products are not getting easy access into the USA and European markets again. Though they have huge foreign reserves, they are safeguarding its use for investment in other economies. 2) For Nigeria also, it might mean trouble with exports. We are currently net exporters. If goods dont move well in the States, due to wage reduction, exporters over there will reduce prices and dump them in Nigeria who obviously has enough foreign reserves and is currently (on IMF rankings) the country with the lowest external debt to GDP ratio in the world. 3) it would also mean, America will have to curb spending on IRAQ. This will spell trouble in the mddle east and push pressure on the peace brokering mission Condoleeza Rice and Bush have taken on themselves. Because the eastern countries will see America as weak to prosecute any serious action on them for not keeping to the peace accord. With the elections this year, Bush's power is totally gone so it might be a bad time for security talks. There's more but the issue is this, with analysing implications, the operative word is always a 'maybe or might lead to' because of the human variable in the equation. People think and can create solutions. The Recession is real but it wont last long. if you've ever taken time to study the American economy, its resilient and robust. it has withstood the greatest recession ever known to man and came out of it. The classic Nigerian style is to lose our own match then start calculating how other teams in our group will lose so that we qualify on a narrow margin over them. We never put in our best all the time. This was mirrored yesterday. A player of kanu’s quality leaves the midfield, the implication of which is (1) breakdown of supply of balls to the attacking lineup and (2) exposure of the defence to short passes from the opposing midfielders. Then our Berti Vogts brings in a player like Onyekachi Okonkwo who is no where near kanu to do kanu’s work. The guy entered the field and just disappeared. The ideal thing would have been to bring in Odemwingie, freeing Utaka to shift into the middle position to do kanu’s job or do the Oruma thing with running at defence at least so that they focus on him and leave yakubu. Yakubu had to be doing kanu’s work and his own together while onyekachi ran from post to post. Judging from the game overall, our boys are good and can do better. Berti only has to watch his substitutions and tactics. We could have beaten those guys. They played nothing better than us. Also the game was by far the most professional match played so far in the competition. It was like a standard English premier league fixture. |
to be very objective in this matter, the odds stack up against arsenal in favour of ac milan. They have the players, the experience, the team chemistry and probably the best tactician in soccer as their coach (besides tella and that turkey coach in the last world cup) Ancelotti. But i'd like to raise some issues:- - Are their teams that defeat AC Milan? - Are the skills, tactic these teams use 'learnable'? - has AC Milan never being beaten at this stage of the UEFA Championship? the answer is Yes to all these questions. In football nothing is ever cast in gold. Arsenal may create an upset. The lads are hungry for glory. They borne the shame of two seasons without any major title except a final in UEFA. They borne the shame of ending fourth among the big four two seasons in a row. They've tested their game tactics, they honed their attacking options, they formidified their defence. Premiership is already looking like theirs, UEFA seems the challenge. If its the new arsenal i see, they'll rise to the challenge and shock the world of soccer. Two things you're doing wrong 1) If you truly have a novel concept and it really is, sharing it on a forum like this doesn't rob it of its novelty. Neither will it give any Tom, Dick and Harry the motivation to go and do it. Instead you'll get insights on the idea if there are people that have tried it before to guide you how to go about it or to even totally forget it. 2) Seun is the administrator of this site and if he says discuss i can assure, go ahead and talk. He's not gonna steal your idea. I feel (with my sixth sense) that you dont have the idea altogether yet. You still have only a thot or two about what it looks like. Do you have it on paper? in a plan form? Do you have your research done? Market and marketing research? A lot of people come on this forum and say stuff similar to what you just posted and at the end, it turns out they have nothing but a scheme to get money from you and run. I think u're not that type. Put some details not too relevant but a rough sketch of the idea and let's see. I like ideas, infact i coach people to develop ideas, ! |
it depends on the circumstance, if u were dropping ur babe off before ur friend, it makes sense for her to sit behind if u were just going out, she ought to sit in front if she's still making up (like she occasionally has to cos i'm in a hurry) she shd seat behind and so on, but really it belongs to her whether she sits there or not. |

Your 2 million will go a long way in establishing them to a break even stage 1) Pig/Fish farming 2) Cassava farming for export 3) Party rentals - canopies, chairs, cutleries 4) Life style magazine targetted at the middle class 5) Print contracting, Go inbetween printers and those that need their services but go thru the thread, you might develop one of ur own that'd be better than all of this combined. |

You fire the accelerator, the car seems not to be responding then it suddenly kicks into gear and picks up speed on its own. You have to build that profit making ability into the business from scratch. the way you structure ur product, marketing, sales and delivery. also Ice-block making business though lucrative and very cost-efficient since all u need after the initial capital outlay is water, yet requires some good marketing to be almost as profitable as u desire. You'll have to go the extra mile of going to halls that are rented for parties, wedding receptions etc to paste your posters and stick ur banners. infact u can contract them to direct people to you so that all parties in their hall patronise u. YOu need to also go further to really identify areas where NEPA seems to be a wishful thinking and supply supermarkets that sell drinks etc. You have to do a little more to get that more profit. But still i do not think u'll get that much as interest but as sales maybe, ! after a while too, ! Ever considered print contracting? supplies? and fisheries? ur 500k might help you start these business ideas and go a long way in profiting too, ! All the best in whatever u do, ! |

I presently reside in a place where most students are not internet literate and i will like to render this service to them and also make a profit.Basically you need to have a laptop, projector is not necessary. You have to download pages from the internet to show step by step how to browse and why people do it. what information is available on the internet and how it can be used to improve one's self. Its a matter of what u want to really acheive. People must get satisfaction for their money so value the information u're giving and put a price on it. Value from their viewpoint i mean. |

Many people develop ideas and try to get people to fund them without giving any sound reason for any investor to want to fund them. You have a good idea to supply computers to corporate organisations, banks etc. You know a computer wholesaler in dubai who can give you good prices, you're sure of a demand for PCs in the Lekki Axis of Lagos. You approach a person who u think has plenty money to support you. As good as ur plan sounds on paper and in word-of-mouth, he refuses. You try others and they all refuse. You're confused what's wrong? Let me tell you what's wrong: 1) You have failed to address the first and most important issue - "what's in it for me (investor)? In presenting any idea, proposal or business plan to any would be investor, you must come from the approach of what they stand to gain or lose if they dont invest. while people hate to feel manipulated, you must softly tread the ground with persuasion to let them see that if they invest, they'll gain much more than money; they'll become a part of a fledging company, they'll gain the recognition of a founding investor. etc. You need to tie all that in. 2) You have failed to properly articulate your plan - its not enough to say you have an idea or that you have the supply/demand side settled, you must also have it on paper. Do you have tangible agreements with the supplier? on paper? Do you have contracts with the organisations to supply? Do you have a workable plan to allocate funds for purchase and receive funds from sales? on paper? You have to put it down. The good book says, 'Write the vision down, so that he that readeth it may run with it". One speaker i know says, if you can't read it, you cant run it. 3) You have not presented an exit strategy for your investors - the paramount thing on the mind of any investor is the safety of his/her funds i.e. "how do i get my money back". Interest on the money is secondary at this level of thinking. The prime issue is, if the business doesn't work and u have to cash out how do i get my funds back? You have to present an exit strategy for the investor. This can come in form of collateral, contract agreements on Effective Force Sale Value (EFSV) of the goods u bought, shares in the company etc. 4) You are only looking at the money you need. You're seeing it as support, he/she is seeing it as trust, commitment, help, risk, loss of valuable resource that could be deployed elsewhere etc. You need to reckon with all that and address it. There will be occasional shows with dolphins, seals, otters, and other brilliant sea animals. There will be a souvenir shop, restaurant where you can get the best seafood, lobsters, prawn delicacies and sushi like Nigerians eat that?!. I'm thinking , in bytes and kilobytes, of a new concept for entertainment. we have cinemas, shopping malls, beaches and bowling alleys. Could an idea of an aquarium/water world work in Lagos? Kinda like no walls, the entire place is like u being inside the aquarium, with all sorts of aquatic life swimming across. All types of fishes, seals and stuff will be on display. There will be fish shows with dolphins, seals etc. Its crazy but i'm just thinking in bytes and kilobytes, let me know what u think? |

Well i feel not all completely should have this as a factor before starting one. What if someone who is lazy or better words ignorant about an idea wants to start a business just to make extra money for him/herself? Here he/she has nothing to first love and be passionate about. Now he stumbles across this write-up of someone who gives this business idea just because its a money making venture. Do you think there should be much time to first love? Why not make a first go into it, then gradually develop that love/passion for it.Dude, i agree with you on the fact that not every business starts from loving it/being passionate about it. Sometimes its just about seeing the potential of a business to generate cash and you do it. Loving it/being passionate about it motivates you to persist even when its not working, making money or getting you where u want. The point is to succeed in starting a business, you must be a persistent person. So whatever will motivate your persistence besides the business performing, be it your loving it/being passionate about it/praying and receiving revelation that the business will grow someday make sure you have that factor settled. I see people start business but give up all of a sudden. Why? they lost faith in the business and in themselves. But if they had a motivating factor, they'd probably continue. There's the "i have to feed my family" motivation but that only drives to despair. "I love what i do" is always a better motivation. That said, i still believe business is all about risk and returns. You will start some business because you think it will make good returns and when it doesn't you quickly cash out and invest it elsewhere. The major thing is to start something. |
Publishing of children magazine and also getting printing jobs from school ave got everything in written form ave send proposals to schools i want to feature in my magazine BUT the problem i ave is fund ave not been able to gather fund to startHi mip, you could get some info from my answer to darren20 above and more specifically, use this: 1) Look for adverts 2) Start a smaller print like a 1/2 page leaflet that you can distribute freely to build your rep and thus gain market credibility. Funds will come once you start something. |
Now this is my question. Minimum of how much do you think I would need to start something reasonable. Sorry I don't have any business in mind for now but i think if i can put the capital together i should know what to do. Remember to put time constraints into consideration.I once had the opportunity while working for a magazine in Lagos to interview the owner of Soulmate products, makers of soulmate hair care products. And one striking thing i'll never forget him saying is "Money is never the first thing, its the fourth, fifth or even sixth thing". Really weebee, its difficult to say you need to raise this amount of money or that without an idea first. The order is as follows: IDEAS ---> RESEARCH ---> FINETUNE IDEA ---> PILOT LAUNCH OF IDEA IN SMALL SCALE ---> FEEDBACK ---> RESEARCH ---> FULL LAUNCH INTO IDEA. My advice will be, first go think of something you could do. What do you like? What could move among your colleagues? its doesn't have to be a big item, small items you could dispose of like u're doing someone a favour telling your colleagues about, u know? or maybe in ur area of residence. |

Engaging your subconscious mind for idea generation: when you sleep, images fly thru your mind cos ur brain is still at work, processing images that were indelibly impressed, digging up some fantasies, wiping off some bad memories, working while u sleep. its the reason why you often wake up tired cos there's so much to process. But if you want to generate a good idea, you might try to do a few things. 1) De-clutter your mind. Free up space by relaxing your mind. Set yourself apart from where you'll have so much to process. Maybe stay at home one day, no TV, play slow, soft and low-sounding music. 2) Pick materials related to various ideas that you're thinking of. You're just reading thru these materials to give your brain something to process. 3) Spend quality time thinking, thinkiing about yourself, your priorities, your plans, your goals, what you wish to achieve with the business, etc. 4) Sleep. sounds funny? You have to sleep to give your brain time to process the info u've given it. 5) Write down whatever you saw during ur sleep. This is no iron clad way to a winning idea but it helps you form the driving force of your idea - Vision. Some would call it a dream. Call it what you may. But get your subconscious mind to work for you. |
What I need now is if some one can direct me to a site where I can purchase my "branding machines" and advice me on how to go about my publishing business. These are the major chalenges standing on my way at present.Printing is one good business that can however, be very demanding of your time but it rewards your attention with great returns if u invest ur attention. You still need to pay some visit to some publishing houses. You wont get much info by just asking questions so try taking a job there instead and see what they do, how they do it and ways you could improve on what they do. Take for instance, i recently went to a barbing salon and the guy just cut my hair, dusted my head with a powder brush and gave me back my clipper. I paid N120 but i wondered about another barbing salon where i barbed in Abuja. The barber not only cut my hair, he steamed a towel and cleaned the surface he barbed, rubbed shampoo into it and cleaned it, then brushed it with powder and gave me back my clipper and i paid N150. You have to start by seeing how the actual publisher do it, then improve on it. On developing ideas (continued): How did the idea for a TV come, how did the idea for the first car come? IMPROVEMENTS, ! You often can't just jump to a winning business idea by yourself. Sometimes you only have to improve on what someone else has done. You may not need to start doing what someone else is doing but simply pick something available and improve on it. On a lighter note, take for instance, pounded yam. Someone thot of the pounding machine for pounded yam, someone thot of pounded yam powder which could just be mixed and made into pounded yam. You could just pick a simple object, improved on how its used or cooked or played and you have a winning business idea. |
