If u sell that land since your family is the youngest you will get the smallest share.

The share u would get, it won't be long till u become homeless. And that's not a smart move.

You don't know law , this is not a Nollywood movie !

The law is very clear, he only has superceeding rights where he is stated as sole beneficiary of the estate ! He is not !

I was involve in something similar recently ..

He has no rights above any of the other children!

His late father should have named him sole beneficiary unfortunately he didn't !

Fact!
Just as they too have no rights too when it comes to there own various estates. If his own estate is to be sold and money given to everyone, because there's no will, the estates of the other wives must be sold too, cause there's no will naming them sole beneficiary too.

I too have experienced something like this

all sons have the right to use a part or all part of his father's house... I saw that online yesterday, just wanted to point that out...

Nobody is asking nobody not to have some proceeds in thier father's house...
Does that mean they can use it for whatever they wish? Are you comfortable for them to rent out "their" rooms in the property or have them send strangers to stay over? I doubt you will like that. If you can, just buy them out and keep the house.

Whatever the case make sure they understand you and your sibling are not just saying no for the sake of it but the fact that you still live there and have connections work/study/network in the area.

Please if you notice any of them acting desperate. Tell them you are ready to sell now now
infact I'm now ready, but it should be in record that we never consented for future purposes

My dear, you don't need all this. Just pray that God will bless you so you can build your own house(s) in the choicest part of the city. At that time, you can even come back to repurchase the house from the current buyers and renovate it to your taste. Or buy another close to it's current location and convert it to an edifice.

But until then, be alive for us and your loved ones.

If u sell it once money enters there hand, ur family share will be the smallest, apart from that you guys are plenty, u would be surprised when they give u just 1m as ur family share. What can that 1m do for u as accommodation in Lagos.

Even if the sharing option was to come up, they can rent out the other flats while the entire extended family share d rent but selling out ur family house is a Big NO.

thanks for your input, I reason that side too, at least we dey wash yoruba film, we dey see as things dey go....

But I strongly doubt things would go messy.. my siblings are all decent folks, I'd like to presume... I'm not gonna say No to any money but same time I'm not gonna sell my home cuz I'm strapped for cash...

Since your dad had no will, in many cultures the house would even belong to the eldest male child. He can then allocate rooms to other siblings who need accommodation there. Not sure what your culture says about it.

If at all possible, start seeking alternative accommodation. Don't be wedded to "a public" property belonging to 11 children.
Sadly, attachment, sentiments and emotions are irrelevant in a polygamous situation without a will.

Why things may not be going messy right now, it only takes one or two of the siblings falling on hard times to ramp up the pressure to sell. As you admitted, some of you do not even know each other that well.

If the property is very valuable they will do anything to get it sold.. Just try and keep the docs safe.

The Yoruba's need to be careful the rate they sell their properties major buyers being Igbo's.

If the trend continues Igbo's will own Lagos one day.

You are the first fool whose words will come to pass.

Think about it!!!

Intact, other siblings should ask you for house rent from the day you started staying on that property till the day you make up your mind to sell...
This is a very ignorant statement.

Why must it be only his own family house, why can't the other siblings sell there own too so they will all be even. And no one will be selfish

If you don’t have or have the document, that’s COO of the house, just write Beware of 419, this house is not for sale. Thank me later.

Why are you calling it your house? It belong to you all, only you can't be enjoying the house by living in it while others think better to sell it and share money. The norm is to even share the property since your dad is no more. So how do you share a house? Sell and share if course. Don't be too entitled
But the dad built houses for others too, y must they sell only his own family house, if they are to sell it cause there's no will they must sell the one his dad built for them too

My dear forget sentimental attachment. For your own safety, stop saying no when you have been so outnumbered.
The elder ones from first, second and third wives have more rights than you.
1)Can your own share (or maybe with your brother's share) reach like 3-4mill at least?
So that you get yourself maybe a plot or half and site something to substain you and run from polygamous brouhaha before it starts turning messy!!
2) If they're such decent or learned folks, then you should implore them to come together so 11 of you enter a legal partnership agreement as a consortium or cooperative and then lease the land and/or property. Depending on the location, banks, hotel, school, plaza might be situated on it. Outright sale is loss. Lawyer, bank manager can advise you better on this.

yeah you are right, selling is not entirely a bad thing, we don't collect rent, people working beside and outside our house were surprised we were the landlord, me and my bro be Og's mehn, we live our life and bother nobody, only privilege is rent free and you'd think we are just another student...

It's one of the siblings dropped account number for tenants, that's how rent is collected, I never collect rent etc.. .

Guy stop being an OG and wise up o... U are not a kid again if u are above 30. How would ur dad just die, a house that u lived all ur life, ur far away siblings would come and drop account Number for rent. They couldn't even delegate things to u

Or are you a land grabber who thinks all estates are first live first own?

Its not his estate. We are not arguing that, just as the one the other siblings stay too are not there's, if they sell out the one he occupies when time comes will they easily sell out there own, even if they do will they give him a share?

Remember these are siblings where some do not even know each other. For OP, it's family house. For others who only called their father 'Baba Shade'. it's not a family house. They have no attachment to the house. But are entitled to a share of the house/asset. When polygamy and many kids come into play, selling the house is the best option. That's why writing a will and testament is crucial.

Unless those who consider it family house and attached to it can buy out the others to retain the house. Like I pointed out, when it comes to inheritance, sentiments hardly matter.

You are the selfish one here, you are already laying claim to your Father's house like other children are not the son of your father. The best thing to do in this case is sell the property and share the proceed but I see you don't want to sell because you want to continue staying there and completely claim the property after many years
But other family members live in houses built by there father why must only his own family house be brought up to be sold?

You are saying nothing.. I established facts

1. He doesn't own the estate as there is no legal document stating him as sole custodian or beneficiary

2. Since number 1 is established he has no final say it prevention in the sake of said estate since all biological children of his late father have equal stake in the estate being due to number 1

3 he is basically a tenant who can live for free there but when it comes to sale.of the estate he can't stop it legally unfortunately he can just push to make sure he gets his own share which cannot be more than what others are entitled to.

4. These are the facts , he doesn't own the house , they own the house being all biological children

You made no point just argued for the sake of it.

My facts are irrefutable

The other siblings did not inherit other houses from their father if I understand OP correctly. Just the one house in Lagos which all siblings have a share in.

History has taught me to be careful concerning any property matter. Though I don't want you to show them your weak side.
To really tell you the truth, the other siblings want to sell the house for either cash recuperation or to free themselves from extended family wahala
It favor you most not to sell the house than to sell it because you are still living there. The fear of being once a landlord son to a tenant is one of it..
Though I don't subscribe to selling my inheritance except for a rare and unredeemable situation....
Thank God my father has only one wife. And he's being telling all his children that we shouldn't sell any of his property and that the biggest legacy he has given to each and everyone of us is our education. So nobody amongs us can come with the idea of selling any of my father's property either now or later.

That word "My" in your comment is even my concern. Even a woman married to a man with 2 wives cannot not call the man "my husband" without issues, the right thing to say is "our husband ".

It depends on how accepting the woman is of other wives.

Those who are ok with the situation say our husband.

Those who dislike sharing with other women say my husband.
