My warmest condolences to the family and many friends of Congressman Elijah Cummings. I got to see first hand the strength, passion and wisdom of this highly respected political leader. His work and voice on so many fronts will be very hard, if not impossible, to replace!
He should fu*k off with his hypocrisy.

After just calling his constituents a rat infested mess a couple of months ago, he now wants to act as if he's the best thing that ever happened to Congressman Elijah Cummings.

Well that’s a problem.

The system is corrupt when foreigners can purchase Million Dollar Homes with Cash while Americans have to either get a 30 year Mortgage OR 20 year Mortgage to pay off their homes.

How do we address this issue? I simply don’t know.

Isn't the interest rate you pay determined by your Credit Scores and the current interest rate of the Country being used by the Banks?
Remember you’re being charged interest on the purchase price?

Let say the cost of the house is $500,000

If you paid the 20% down payment on $500,000 at closing which’s $100,000 then you’re only owe the bank $400,000 plus any applicable interest.

If you never paid any down payment on $500,000 at closing then you still owe the bank $500,000 plus any applicable interest.

If I’m only owing $400,000 as a result of putting out a down payment then I should be able to pay off my home faster compared to someone owing $500,000 who never put out a down payment.

Now the interest rate will depend on our credit rating plus the Prime rate being used by the Bank.

Now there's some States that help with buying some homes at a very reasonable price to first home buyers...I can't recall the name it's called...but I still believe that as long as the Demand for homes are high that alone is causing the market cost for homes to remain high.
The demand is high because Chinese & Russians from overseas are paying for cash for homes worth Millions of Dollars.

Now the question now become how do we eliminate the Chinese & Russians influence on the Real estate market in the United States?

We need to come up with a solution in order to crash the market & make it affordable.

Well that’s why I said I don’t know if it will work.

I think the program you’re talking about only waives the down payment for first time owners which’s about 20% of the total purchase price of the home.

But you’re still required to make monthly payments until you complete the total cost of the home.

But that still doesn’t necessarily reduce the cost of buying a new home.

Infact I believe you end up paying more due to interest payments especially if the down payment is waived.

Ok, but this does control the price of Homes.

The price of homes is controlled by the Demand versus Supply.

Now people who want to rent and use it as an avenue to save money for future home buying is what the Rent Control helps with.
Well since the Russians & Chinese are paying all cash maybe restrict the purchases of real estate to Permanent Residents & U.S. Citizens ONLY.

Also the use of LLC’s to purchase corporate housing must also be banned.

We need to know exactly who is buying what.

That might help crash the price but I’m not sure it will work though.

The government cant really control the prices of Home prices...how do you intend they do it?

Who are these people buying those High Cost Homes?...that is what needs to be contained.

If those buyers are not buying those High Cost Homes in doves the prices of those homes will be forced to come extremely down.
By introducing National rent controlled measures just like we currently have in New York City.

Well I heard mostly Chinese & Russians who’re laundering money & are willing to pay cash prices are currently the ones driving up the cost of homes.

Don't tell me you're one of those that believes democrats bring prosperity and Republicans brings chaos? Lol...they're all the same! Atlanta is the capital so naturally it has to develop much faster than the Southern areas but places like Macon, Savannah and others are equally developed.
I’m not.

But I don’t really think being the capital really have that much of a thing to do with development.

For example

North Carolina State capital is Raleigh but Charlotte is more developed

Florida State Capital is Tallahassee but Miami is more developed

New York State Capital is Albany but New York City is more developed.

New Jersey Capital is Trenton but Newark is more developed

I have lived in all four states described above.

I also heard some parts of Europe have negative interest rates but I don’t know how well negative interest rates will play at large in the Economy of the United States.

They should be able to lend as long as you have Good Credit plus a Good Job.

Home Prices are so high right now that the Government needs to take action to curb the High Cost of buying a New Home.

I don’t think a recession is a good thing but that’s one way I think the market can be forced to self correct due to the effect of a mild recession & the forces of supply & demand.

Well, those places also have the best paying jobs.

Cities controlled by Democrats like New York City, Washington D.C., Boston, Philadelphia & Seattle have the highest paying jobs.

The thing is that even the metro votes would be split, 60 to 70% Democrats and 30 to 40% Republican. When you add in the fact that the Southern Counties vote rEpublican 70 to 80%, it is unfairly skewed in favor of Republican candidate. Funny enough in the history of Georgia, there's only been about 5 Republican Governors....lol. The last Democrat(Roy Barnes) from 1999 to 2003 almost sunk the state.
Maybe that explain why rural Georgia is stagnating while Metro Atlanta & surrounding Areas are booming lol...

This is the age long question most of us have been asking.....lol. The short answer is that the rich or affluent neighborhoods belive Marta would bring less desirable people or crime to their neighborhood. This is why they've voted against a 1 to 2% tax increase for the last decade.
The Haves & The Have Not.

Yea we have lots of cheaper places 2 hours away from Atlanta but most people working 8 to 12 hours per day, don't want to commute that long. Especially when main Atlanta traffic can be brutal at times. I have one of my subordinates that commutes from Douglasvile, she go leave house at 4am just to get to office by 7am. She go leave office by 4pm just to get home by 7pm, I keep saying in Yoruba language, man was not born to suffer grin grin grin
The traffic is the only problem but overall Atlanta is a nice city.

I also have a friend that lives in Decatur & commutes from Decatur to Atlanta every morning for work.

He was able to buy a brand new home on Mortgage in Decatur for about $350,000.

You wouldn’t get that kind of deal in Atlanta right now because everything seems to be going up & up.

Yea we kuku don accept am like that. Lots of Nigerians are doing great here but we also have lots of shady people and the community is not united at all. Nigerians would rather patronize Mexicans than to support their own. There's a Nigerian restaurant here that almost went bankrupt because it was strictly Nigerian, the owner had to change it to African/Carribean in order to be successful. I guess no matter the continent, Nigerians never change, may God help us all grin grin grin grin
Nigerians & Dramas are like 5 & 6.

I usually attend their Owambe Parties on Saturdays & Sundays so I can be able to Eat Nigerian Food.

But I always stay clear of joining their Associations like Members Abroad Association & Brothers United Association because it always breeds envy, power tussle & in house fighting.

I also attend Redeemed Christian Church of God but tend to leave the church immediately after service.

I couldn’t believe my eyes when my friend took me across state lines to Auburn, Alabama.

You could get a two bedroom house for $450/Month.

The only downside is the city is a countryside so most times it’s really boring except there’s a Football Match going on in town like Auburn vs Georgia & Auburn vs Alabama.

Plus there’s isn’t a enough jobs to go around & it’s a predominantly white state.

So why can’t Atlanta expand MARTA?

I used it the last time I was in Atlanta & it was really nice.

It’s takes you from the Airport to Midtown, Fourpoints, Downtown, Roswell, Dunwoody and even Buckhead.

When I was living in New York City, I didn’t need to own a car because the Subway could take you to wherever you want & most of the busy ones run 24/7.

But in Atlanta, you definitely need a car to go from point A to B.

Oh no, the places you are mentioning are luxury living. They're almost comparable to some places in LA and Beverly Hills but Alpharetta/Roswell? Those houses were going for 150 to 250k after the 2008 financial crisis, it's a shame man never hammer back then....lol.
I don’t really want another financial crisis to occur but that might only be the way for people like us to cash in on the falling real estate & become home owners.

The Prices of houses right now all need to come down to previous lows in order to enable people to buy in

I also paid a visit to neighboring Columbus, Georgia which’s only about an hour & 30 minutes from Atlanta.

It’s a very cheap city. My friend only pays about $600 for a one bedroom apartment.

Maybe the city is cheap due to the fact that there’re a lot of Military Personnel in town due to its close proximity to the Fort Benning Military Base in Fort Benning Georgia.

The traffic to me is the only disadvantage.

I like the fact that there’s a lot of upwardly Black Men & Women doing Good in Atlanta something that’s very rare here in the states.

Plus it’s a very diverse state with a lot of Nigerians just like Maryland.

$400,000 for a four bedroom & three Baths is a huge steal.

Here in Miami, FL you’re guaranteed to spend at least anywhere from $1 Million upwards to buy a house in the nice places including Miami Beach, Doral, Coral Gables, Aventura & Key Biscayne.

I live in Norcross but during weekdays I'm at my second home in Dunwoody.
I visited a friend who lives in Alpharetta last time I was in Atlanta

Very nice area wouldn’t be a bad idea to own a home over there.

Roswell was also a nice place as well.

The only think that sucks was the traffic.

I mean I wouldn’t mind investing in a business that can generate N2.8 M in one transaction that was the very reason I asked him to list the kind of businesses that generate such revenue.
