the 1 x 12 x 12 depend on what you want to use it for.

for form work to lintel, columns, beams or slab ( decking), you may need soft white wood.
we have hand saw colloquially known as "apu" or "araba" which goes for N900 (minimum) to N1000 (maximum)
we have soft wood machine saw which goes for N1,200 to N1400

We also have semi hardwood used for furniture or for more permanent work like iroko, mahogany, malaina etc. These wood cost from a minimum of N1,800 to around N3000 per length
Oh okay. We're using the wood for roofing.

Carpenter wants N2,000 per 1x12 wood. I needed 18.

Went down to "Iso Pako" at New Garage and got it for N1,500.

Saved N9,000 (about 36 bottles of Star).

Of course this is chump change but goes to show new entrants ways you can extend your budget when you buy your materials.

Agreed that some people get duped by family but it's just something to keep in mind when calling from outside the country that you will likely get duped by the artisans too because they think you have a lot of dollars. Not everyone has the luxury of going home for extended periods to monitor their projects. You have to be comfortable with paying a little extra than someone that lives in Nigeria but your goal should be to keep that extra to the minimum. On this issue of artisans misbehaving and being dishonest; I find, as someone who has built twice and is on the third build now - and whose main "ambassadors" when is comes to dealing with workmen is his aged mum and little brother- that building is not near as complicated as we make it on this page. The basics have not changed from what it is from time immemorial, what has changed is the aesthetics. I find that contrary to people's perception that workmen are not adaptable, they can indeed adapt, at least as long as their intellect permits- which I find in most cases is good enough, as long as you do not have the desire to make them do what Skimanski does.

I find also that, it is better if you can find someone local to the workmen to liaise with them as per the costing, if you are in diaspora. Just ensure their are pictorial instructions as to exactly what you want, and ensure your folks have pictures sent to you at each and every step of the build. I am sometimes at home and just listen in when artisans talk to my folks- not knowing I am the person they are actually building for. I instruct on what I want as if I am just chipping in advice. If they knew they are building for someone "in abroad" then the charges skyrocket.

This is not to disparage the policy of calling up artisans and speaking with then directly as a lot of us here do. This is me just- for all it is worth- chipping in with an alternative, which is what I have done and which (touch wood) has helped. I have studied this page silently for years and learnt a lot and it is ideas from here that helped me along the line.

I submit that if you can help not letting artisans know you or your base, it could actually work in your favour, you will save more as they will not overcharge. The caveat though is that you must have someone on ground who knows your taste and will ensure it is carried out to the letter. Ire!
Agreed. Calling them from outside the country is just asking for problems. They need to deal with someone locally for accountability and also they won't feel there's an unlimited supply of money if they're dealing locally. When you call from 'abroad' they just see excess money.

Lagos. Nope, it's definitely not a stadium. The baale of the community lives like 3 houses away so that made it worse. I think they are more aggressive because the area is almost built up so these are the last few empty lands they can tax. I heard they still collected from the man that sold me the land.

They can not just come to your site like those days. All you need is to agree on a little stipend with them not that kind of amount of money, as if you're buying another land from them.
I was very bitter about the first payment especially. They collected it and even gave us receipt.

Thats how one omonile came to my place to disturb in my fencing. Luckily my kid bro in the army from Borno was around. He was putting on the army desert uniform hence the omonile and his thugs said naa man o war. My brother go call some army colleagues in ajah axis (espirit de corp too bam for military guys). Army show in convoys omonile jar enter bush, one was caught and was dealt with and the army guys promised to come back.
Come see begging from the omonile and family. We finish fencing dem no near there. We went to make an entry in the police station down (proactive) incase of any future mistake from them and naa sars we go Use pick them next time from ikeja.
It took some of my time but its worth it, The message don spread like wide fire sey that my place naa no go area.
This is how you deal with omonile, artisans and thier likes.
Lucky you. So far I've spent 700k on omo onile (500k foundation, 100k decking, 100k roofing) and they still had the NERVE to come and eat from the ram we cooked at the site over the holidays. I just dey look them lipsrsealed undecided
