My humble advice is this; don't wait until you have the whole money before you start. And don't listen to those carpenters coz they will like you to pack all the woods in the timber market and drop for them to be wasting them as if it was not your sweat. Don't buy the whole woods at once and then you have to keep a very sharp eye on them. Then coming to the roofing sheets, if you have the the time and the brain, go for aluminium coz it's not as expensive as those theives called roofers make people to believe
i Am just tired ......seeing the qoutation alone is discouraging ....but i have learnt one or two things from you .....will follow your advice ..thanks

My dear, their quotations will always be too much and scary. So focusing at it will discourage you and might result to you abandoning the project. To your questions: (1) Aluminium is thicker in gauge than Cameroon zinc. Again, some Cameroon zincs contain iron which make them rust after some time. (2) Cameroon zincs are 15pcs in a bundle (2ft x8ft per pc) and costs 17,500 for the plain ones as at last 2 weeks that I roofed my own. But I used the new one they call "animal skin design- a bundle of it was 23,000 as at that time. (3) As for woods, like I stated earlier, I had some trees which I cut. So when those ones finished, we counted the number to purchase which were just few pieces.

It would not be enough even with the cheapest materials. I just completed my own roofing (3bedrooms) using Cameroon zinc. I had some trees which I cut and sawed so I only bought just few pieces of wood. I had to buy the materials myself, so no room for ripping off. I negotiated labour to the last kobo(70k) for both the wood work and the installation of the zinc and I didn't raise the roof too high, yet I spent about 640k. So you can now see why I said that 500 can not be enough.
i will like to ask question as regards Cameroon Zinc ......how much is it in the market ........and whats the difference between it and Aluminium ..how did you go about getting the exact woods for the building ...i recieve a qoutation which i seems to be too much for me and am looking for way to reduce cost.

any help with this will appreciated

I agree with you but i want to share a story.

I am a dividend investor. I used to believe in buying a stock at a good price and leave it for dividends or using the dividend to pay my bills and not bothered about the price fluctuations until a few years ago something happened.

I bought Fidson at an average price of N1.50 it dropped to below N1 and later rose to above N7. That is about 366% returns in capital invested.

So assuming I used N1 million to buy Fidson at N1.50, that is approx 700,000 units of fidson.

At N7 the value of those units would be N4.9 million.

I did not still sell the Fidson and i watched it's price drop to about N3 or less.

Presently Fidson is at N3.40 so that will be N2,300,000, that means it has lost a value of N2.6 million

Fidson has been paying dividend of 15k consistently exceot for the year they paid 25k. I will use 25k for all those years and assuming it is the past 6 years. The dividend in one year is 25k X 700,000 = N175,000, in 6 years it is N1,050,000.

So for holding unto Fidson for all those years and adding the dividend total earned or total value is N3,350,000

That brings loss in value to N1,550,000.

If i used a figure more than the N1 million as capital invested the potential loss in capital or returns would have been much more.

This experience made me change strategy to take advantage of the up and downs of the market but stick strickly with dividend paying stocks.

Same thing happened with Zenith this January is peaked at N24 and dropped to N11 in March, one can say their capital has been preserved as at november this year but an opportunity was also lost in January.

Before u or any other doubter will see what I am seeing in GSK, the price would've headed past its YtD high of N8.60 and push towards N11.70... it's FVE, using a mix of key valuation metrics that seeks a conservative reward margin but factors in a high risk premium !!

I would've put out a few of my valuation models to spot HIDDEN VALUE, but I don't want to do a long epistle. wink cheesy grin
It's just like NEIMETH and WAPCO when we called for a buy in it. ...those who were only looking at the surface couldn't see it then, until now.

Bull or NO bull, GSK is a very strong BUY @ the current mkt price. ...infact, accumulate !!
I like when people have doubts though. ...I even inculcate it in my strategic play with positioning. wink cheesy grin

Please do not do anything with this fraudster called hsl-broker. Don't fall for his write ups. I did and have regretted. I paid him 3m to supply roofing materials and ceilings for my projects, but he took my money and ran away. Finally I got him arrested. The case is in the court now.

My proof: Portable water supply and grade b roads are not con those list, how have the states fared in both items. NO state in Nigeria (I hear Calabar has though) has the supply of portable water to their homes. Those list is one of the long list of excuses we hold on to when we want to justify our reasons for not succeeding as a nation.
well states has their issues too no doubt.... but they will still tell you they are receiving a very low amount from the federation account and they are doing all their best....the centre is not holding up well

My investment mistakes was not making good use of advice I got from here from properties to sukuk Bond to Coverting some naira to Dollar..... To be Honest the information we receive from here has been awesome thanks to Oga Ahib and Mr Emma, but then thanks to Ngrdumb I was able to start with the US Stock market and Nigerian Stock market but waiting for the US election to finish then will have to start all over again.

thanks to other wonderful men and woman whom I cannot mention .... that always find it cool to give us update from time to time..... very grateful and God bless you all

I don't know how much they sell plank in Benin but let me tell you the best method to adopt.

buy 2by12 plank at the sawmill here in the southwest, it is btw 1800 to 200 naria. Tell the to cut it for you in 2by3, 2by4 and 2by2.

four your four bedrooms, get 300 planks of 2by3 and 2by4. that is 120pcs of 2by3 and 180pcs of 2by4 for the main roofing. then get 120 pcs of 2by2 for your logging.

one 2by12 plank will give you 4pcs of 2by3 plank or 3pcs of 2by4 plank or 6pcs of 2by2 plank.

for the roofing, u either use Alo zinc or slate.
Alo zinc is 22,000 naira per bundle (15pcs) while slate is 1,220 naira from distributors or 1,050 from the company (Nigerite). For the Alo zinc, by 10bundles, which is 150pcs while for the slate by 200pcs.

Reason is that Alo zinc is 3feet longer than Slate and 1 or 0.6foot wider than slate.

buy 1bags of 4 inches nail and half bag of 3inches nail. buy slate nail, it comes in packet, buy 3packets, buy Rinches 20pcs. The rinches is inform of aluminum and it straight. it will hold the slate or Alo zinc at the center to prevent water or rain.

buy Agba 30pcs( 100naira/one). Agba is what we call it here but don't know what u call it there. long tiny iron rope to pin you roofing to the house.

buy facing Board 20pcs(1500 naira south west price)

Go and buy all this your self. ask the seller if there is any other things u need to buy.

After buying everything take it to ur site and call carpenter and negotiate.

if carpenter tell u 50 naira u price it for 20 naria till u reach ur own satisfactory price.

I paid 35k for my own workmanship.
