How much are the plaster sand going for now ? I mean cost per 10 tons lorry. Thanks. |
You can not beat that rate you've got. But make sure they are doing a good job. |
Do you only have 12mm ? what is the average cost per ton including transportation to let say Ajah. Thanks. |
Do you have to use aluminium sheet ? Anyway, it could cost you over a million. The triangular slope of the roof will mainly determine the amount of aluminium sheets that will be used. |
Can I see samples of some of your work ? And what area of Nigeria you are located. Thanks. |
@AdornHomes, I'm just kidding. Can't you take a joke any more. I beg oooo Anyway, I'm sure the lawyer will handle this accordingly. |
I think the poster requested for a 4/5 bedrooms duplex. I did not see the pricing for plastering and soft sand. Also tell me what is dagbolu sand ? You also mentioned that you've build for 2 nairaland members and that they are very happy. Can you disclose the members for reference purpose. |
We only give you read only access. You will need to apply for a read-write-execute access. Let us know. |
concrete mixing +masonry NAN75,000 carpentry NAN50,000 bricklaying 700 blocks NAN50,000 supervision NAN50,000 I don't know who you think you're kidding but this price is way to high. Let's keep the 419 to a minimum here. Fencing a plot of land to 4 coaches level will not cost close to 700K Carpentry and Wielder will cost no more that 40K The brick layer will be doing the mixing so you don't need to waste 75k on "concrete mixing +masonry" You can supervise the small project your self. You don't need to pay 50K to any nobody. This shouldn't take more that 3 days to complete. If you need help, Thirdeye have some good articles on supervising your own project on his website. Check it out. |
The plan looks good and I can read it clearly. Try to get an accurate measure of the floor plans and the external views. |
Hey, Yomi bawo ni Well, I'm not sure how much it will cost you for the 4 bedrooms building plan but it shouldn't me too bad. For foundation and depending on how many coaches you need plus the concrete slab/footing, pegging and digging, excluding the German floor will cost you about 1 million naira give or take. |
Why is the plot 100x50 ? A plot of land should be 120x60. Why are land investors short changed in some part of Nigeria. Isn't there a that specify what the standard size for a plot of land should be. Or it's up to omo omile based on how they feel. |
Thanks for sharing this information. I was thinking of opening a NRA dorm account with this oporoko bank but now I know better. |
Aboki mi a faru. wana yaro. |
@Sunny_bobo Of course, 3 million naira can't and won't build this house. It's a no brainer. So what's your point ? |
We are talking roof here. One million give or take. |
@kristonium. You're are looking at this at a bigger scope than I am and you are very correct. This is what we economist call macroeconomics. |
Exchange rate has nothing to do with the cost of building a house unless if your funds/capital comes from oversea. |
No. It has been around for a long time. Although we sometimes call it asbestos. |
Bwoy, It looks like the price of cement have dropped. Any comment on this ? |
It will cost you arm and leg to go aluminium all the way. Wood + aluminium sheet + workmanship = big money. You will be looking close to 1 million naira for the Duplex and another 700 - 800k for the BQ. Why not go with slate on the BQ ? You'll definitely save some money. |
Thanks lawyer for all your help on this forum, we really appreciate you very much. Don't mind all the negative minded folks out there, they are just jealous. Now on the first question, the cost to fence a 60x120 plot of land will depend on several factors. eg location (due to the variance in material cost) type of soil, the reason for fencing (to secure the land or what), how many corners need to be fenced 4 or 3 or 2. and the Omo onile factors. First of all, the location of your plot will determine the price of the materials you will need and the cost of workmanship. A fence that cost 200k in Agege can easily cost 500k in Lekki. Second of all, the type of soil will dictate the dept and the type of foundation needed for your fence. You may also need reinforcement beam/pillars if soil is very loose and all these will add to the total cost of the fence. Thirdly, Just to secure the plot is definitely less expensive and easier task because you can use about 4 or 5 coaches excluding the foundation and gate is not always needed at this stage. You can also do a quick calculation on the number of blocks needed for this task by finding the perimeter of a standard plot. In this case 60ft x 120ft. (P = 2l + 2w) = (2x60 + 2x120) = (120 + 240) = 360 blocks. So a fence with 4 coaches of blocks will need 1440 blocks (360x4) excluding the foundation. And lastly, if your neighbour already fenced his/her plot then consider yourself lucky because now you will need less perimeter to work and that will save you money. As for how long it will take depend on the brick layer and the availability of materials needed. I've seen it done within 5 - 7 days and I've seen it drag on for months. Mine took about two weeks and that was because I was absent during this period. I've noticed from experience that you must communicate to your brick layer if you want the job done faster or else nija builder tend to take there time. Gate is really not necessary in most cases but if you do install a gate, get a fairly cheap one. And the reason is that by the time finish building your house, you will be too ashamed to keep this gate around, in fact you will pay somebody dispose it for you. I've learned the hard way on this. You don't need to clear all the bushes and uproot trees on your plot before you fence it but it's nice to clear some spot/area to offload your sand/granite/blocks and space for the brick layer to work. Also some bricklayers might feel uncomfortable working the bush. I guess it all depend on you and how low you are on cash/naira. Also, depending on how thick the bush is, it should be fairly cheap, between 3 - 5k if you get malam/aboki to cut it. Now having said that, you may not have much choices if these trees and thick roots are on the foundation line. Mine cost me about 600k including a 50k gate which is now almost worthless. About 11 coaches plus concrete slab with another one coaches of blocks for the foundation. Beams/Pillars was also needed every 12ft or so since the soil in that area is loose. I also needed only 3 corners fenced. |
I paid about 20k per 20Tons truck. They will not deliver anything less that that. |
What is right hand side? |
Not too bad on the pricing although I will like to see it. How much is cash discount without financing it. Also, where are these house located? |
I was able to get it for 100k for 40 tons around my area there in Okun Ajah. It may cost you more since you are a little further from me plus omonle issue. BTW are you using sharp sand for fillings ? Let me know, I can give you the supplier's info. |
thirdeye, it appears that your website (http://www.buildingcontractorsecrets.com) has gone down. Are you aware of this ? |
Pls. check your mailbox. |
Yes, between 600 and 700k |
That price is way too much for only one soakaway of that size. Don't mind him, he is building you a soakaway. Why is soakaway not an option ? Soakaway is what we normally use in Nija and especially in that area, you definitely can use it without a doubt. Although there are certain guidelines that you must follow but you can get your builder/bricklayer to do it. Find some malam/aboki to dig the dimension you need 9x15x8 is good start. Then have the bricklayer cast a 3 to 4 inch slab on all four corners and a reinforced top cover with a small drainage opening for maintenance purpose. The bricklayer and the plumber will have to work together at some point to get the drainage line aligned. Although for the size of your house, you may need two soakaways. |
Are you fencing all 4 corners or just 3 and how high do you want it. 11 coaches is standard. Budget roughly 600 to 700k. |
I was lucky on this because my carpenter was able to source for used planks and boards (2x3 and 1x12) from other builders around so he only charged me 20k for rentage. This would have easily cost me about 120k. Remember, if there other building projects going on around you, don't be afraid to go there and source for leftover or used materials. Most of the time you'll be suprise to get them cheap or rent them for a small fee, or even free and you could end up saving yourself a lot of money. Things like woods, sand, gravel/granite, laterite, iron rod and even cement are constantly being disposed off at construction sites. |
