That is not true. Landlord needs no reason to serve quit notice as long as adequate notice period is given which is at least 6 months. Quit notice and eviction notice are not same. An eviction comes after the quit notice period has expired and the tenant has not moved out.

if you are given quit notice unjustly, you approach the court, if Care is not taking you will spend one year in the house without paying rent
