chatinent:
I am wondering how you got a Quickteller OTP if all you gave him were fake.

Ok ok, let's assume he processed it using your BVN.

Very easy.
It could be gotten via a phished site...or some bank officials sold it out. A liaison with a fraudulent banker can empty your accounts. Many fraudsters work with bankers. Not new.

Let me simplify this for you.

If you use online payments regularly, only entering your first four letters could tell if it's Visa, Mastercard, etc...

Using USSD too could unveil a bank name, and holder's name. (I am sure you know that).

On Bank Apps too, it is easy.

There is an app too that does that. It is in dark web and we shouldn't talk about it.

You have to be careful sha.

But that's an old format.

New fraudsters tweak your Quick Teller or Transfer accounts that it sends you a mail. When you log in, an OTP is sent to you that you wouldn't even suspect it is from another user since you are also responding to the mails...and boom...your account balance is gone.

Some pro hackers who work will fraudsters also do hack into your balance directly, and shift logs to another vulnerable person! But it is rare to find these sorts! Why? Poor fraudsters cannot avoid them. Lol.

How do I know all these?

I was a darkweb geek during the days of Wapka.

Moving forward...

• you may need to use a two-way authentication on your accounts! It is very important. Both on your social media and Google accounts.

• Always view the links you click. I see many shared messages on WhatsApp ending with YouthEmpowerment using a URL Shortener urging people to share to their friends for a prize. Lol. Big scam.

• whenever a link claiming to represent sth sends a message, search on Google. It should have a Wikipedia page, go there and view their website link. If it is not the same, it is fraud.

• in Nigeria, only recognised education websites use the .edu.ng and government sites use the .gov.ng . If a site claiming to be of the government says otherwise, it's scam.

if you ever get confused about a message being scam or not, just post it here on Nairaland and tag me, I will answer.

• be careful of apps you download away from Google Play or Appstore, some can steal your details. Download only recognised official apps on those stores. Not all apps are genuine there tho. Always read reviews (read the critical reviews.. because their team members must always join in posting positive reviews).

You are welcome.
Nice points bro.. You brought back good old memories when u mentioned wapka . What was ur username on wapka then i might know you..

Of course I know.

For a standard duplex, the kingpost is always 15ft and above to peach very well.
Not a norms.. It's sorely dependent on the design and secondly the size of the building i.e the width

Do you know that presently, a sqm of this sheet, is 2,800 naira for 0.45 gauge of long span sheets ?

So that 918k is not feasible.
And hope u know that the height of the king post is a determinate factor too.

Thanks alot for your swift response. I have one more question. Since trust is a major factor to consider what are the key things one should look out for before engaging an architect to execute a project? Should one go look at some of their ongoing and finished projects? If yes, pls what are the other things to look out for? Thanks!
Well there are various things to look out for before engaging an architect

You may want to know if they're registered or not or the level of services they render i.e there are some architects that deals mainly in landscaping while others are sorely designs architect but the most important thing you should look out for is his level of sincerity especially when it comes to dealing with money..

Well most times it's important you look out for his past projects to know the level of experience he has and also the level to which he can deliver. Though we understand that in some cases some architects are been limited to their clients budget thereby not enabling them do enough.

This is brilliant! I've learnt alot. Pls I have a few questions:
1. Is it advisable to use one architect to design the house and a different engineer to build? Or allow the architect also manage the entire construction of the house?
2. Based on getting the design approved, how many times is an architect expected to edit the building design for a client?

Thanks!
@ your first question yes it's depending on how well you trust his ability to deliver. Also the architects has a better understanding of the design in question.

Well talking about editing the design, it sorely depends on the client i.e if the client is satisfied with the first design done by the architect then there's no need to edit except in cases whereby the client wants a change in some areas in the design

Designing and providing drawings for approval is the job of the architect everywhere else in the free world. Are you saying that a potential customer must somehow find drawings to present to you?
Have a nice day ahead. You don't any basis for this argument as you're deviating from the subject matter

You are actually very incorrect and this is what leads to structural failure and lack of urban planning in Nigeria. While the architect is responsible for design, he is not a subject matter expert when it comes to structural engineering, compliance pertaining to policy and procedures, international building codes and other factors that are required in order to build a safe and sustainable structure.

Lack of knowledge on policy and procedure coupled with non-compliance is the reason it is hard to land projects outside of your country and contributes to the lack of symmetry and city planning in Nigeria. To put it simply, it is why buildings fall apart after a few years.

Don’t shoot the messenger.

Very unfortunate. An Architect only does planning as it relates to design not necessarily construction. There are other professionals in the built environment. @OP please note and stop bringing unnecessary rivalry into the Construction Industry.
Am not sure you have an idea of what you're talking about.. An architect is the number one Proffesional in the built industry. Aside from carrying out building designs they also engage in construction projects and work closely with other professionals on site.

The author of this piece is an Architect, and to the best of my knowledge he intentionally and totally sidelined other Professionals (Builders, Quantity Surveyors, Structural Engineers, Mechanical and Electrical Engineers etc) involved in the construction of Building Projects, and this is unfortunate and misleading. All the Professionals mentioned have their distinct functions. It is the responsibility of a Quantity Surveyor to prepare the estimate for a proposed building and not that of an Architect as the author made people to believe - very unfortunate.
See the bolded and try to always read and understand before jumping on the comments section of any tread

Do not ask an architect to give you estimates if you do not have design drawings. If you have design drawings, be prepared to pay for the estimates. These estimates are prepared by a quantity surveyor and are not for free, except during a turnkey project. In a turnkey project, consultation fees would have been paid.

6.) Design Costs

If you intend to hire an architect, it means you are ready to kick start your project. Having your design drawings is the first area of negotiation. There is no need for negotiating supervision fees, residency fees, etc when the design drawings have not been finalized. Some clients are quick to jump the gun. Your design drawings are your number one priority. Negotiate for that first before anything else.

After negotiation, only an advanced payment issued can kick-start the design. This is mandatory except otherwise agreed. I have had clients ask me to prepare drawings saying they would pay after it is completed. That is not how it works. This is a service niche, hence commitment ensures there is a contract between both parties.

These are some tips to know before hiring an architect. Hope you find them useful. Please use the comment box for questions on areas not cleared about

5.) Estimates

Some clients ring up an architect and ask for estimates to erect a property. If you do not present drawings, there would be an error margin of about 30% more or less in the cost estimate. Such information will not be useful. Estimates for construction are design-dependent and cannot be determined without design drawings.

Do not ask an architect to give you estimates if you do not have design drawings. If you have design drawings, be prepared to pay for the estimates. These estimates are prepared by a quantity surveyor and are not for free, except during a turnkey project. In a turnkey project, consultation fees would have been paid.

4.) Previous Designs

I have had clients asking me to send designs of previous works (most times they specify the design they want). This may be the norm, but it is not proper. I know clients want to see how an architect thinks, which is clear in their designs. However, an architect by definition is someone who creates.

By this, I mean you should have the trust that he/she can provide whatever space plan you need. That said, seeing previous designs from architects may not help you achieve your goal. 99 times out a 100, you end up getting a new design with no input from the samples sent.

This is so because every design is unique to the client. I love spacious bedrooms, you may prefer something compact. This would not reflect in previous designs the architect may have done. Also, previous designs may not have all your requirements. Designs shouldn’t be shopped. Prepare a brief and send to your architect. That is the best way to go. 10 times out of 10, they will prepare a unique 3 bedroom bungalow design.

Some clients expect architects to have a sample design of all building types. This is a wrong notion. All architects prepare designs based on the clients’ brief. We do not prepare designs for fun, we prepare them on request.

PropertiesRe: Things To Know Before You Hire An Architect In Nigeria by AsomArchitectNG(op): 8:20am On Sep 25, 2021
3.) Choice of Design

Before you ring up that architect, make sure you have a choice of design/property ready in mind. Architects are consultants and can also help you make choices. However, as a client, you have the first say on what you want. Discuss with friends and family on what type of property to build before consulting an architect.

Honestly, it is not an architect that would decide for you if you want a residential property or a commercial property. Getting an estimate is a lot of work and is design-dependent, hence it should not be a factor in choosing a property.

However, an architect can tell you the feasibility of your project. No, you can’t have a 4 bedroom bungalow here because of space constraints, make it a 3 bedroom bungalow instead“. That is the consultation they can give you as regards this topic.

2.) A Considerable Amount of Time is Involved

I get it that time waits for no man. Everyone is in a haste to get things done. Be advised that designs, construction and all its links TAKE TIME!

From the design process to approval to construction, it is a time-consuming process. I mean, it involves a considerable amount of time. If you intend to hit the ground running, then you need a head start. It is not advisable to be in a haste. Take your time, be sure everything is in order.

There are variations in every stage of the design. Some because of clients’ demands, others unforeseen. The bottom line is, they happen. Clients need to be patient. However, be rest assured that the well-planned time constraints result in excellent finished work.

1.) He is an Expert

I know a lot of clients who have few design traits in them. That is a good thing as you will understand concepts faster. However, this trait does not put you in parity with your architect. To hire an architect, it takes a certain level of open-mindedness.

The assumption you are willing to learn from his/her experience ensures a smooth conversation. Don’t get me wrong though. Clients should know what they want. Architects just help you actualize it amidst a series of professional advice.

If you intend to carry out a building project, you need to hire an architect at some point. This is pertinent so you can achieve your goal. Architects are building professionals saddled with the responsibilities of planning, designing, and overseeing the construction of buildings.

If you hire one, you are ensuring you get the best out of your project. They carry a wealth of experience relating to their craft which, in most cases, clients know nothing about. You don’t want to be caught in a situation where you have spent a lot, yet the result seems insufficient.

You need to hire an architect to help you with all stages of the project. Before you hire an architect, there are a lot of factors you have to consider. Besides those factors, you as the client have a role to play to ensure the time spent during the communication is worthwhile.

Walk with me while I explain some of these factors and tips below.
