I felt i should not be like a dead sea receiving alone an not given out. I have learnt one or two things from this forum, i av also contributed a little in the past and recent but i think this will help a lot of us and also answer so many questions a lot of people me on fone.
I am currentlly running a project of a Block of four flat, about to round up the foundation, and i wish to share my experience, costing, estimate, frame structure process, challenges, joy and many more, though with pictures but i will be very discreet about the location, the client, the 3 D of the project. As a trained engineer we all know that an ongoing project should be treated confidentially. But i am veering of this becos i know my client is not an internet person.

concerning the issue of soil test, i wish to coroborate brabus point. 100% of quack builders/engineers will never ever recomend soil test because they do not know the importance; as we have many artisans turning themself to engineers this day. But truely, ocassionally you may not recommend a soil test but apply your experience and rules of thumb. Dont ask me the rules (i am not as generous as brabus LOL).
Furthermore you need to know that the best is not just the soil test but general site investigation, for instance early this year i purchased a land in one of the most luxury estate in Arepo. The land was very flat, dry and firm infact the surveyor has to use digger to fix the beacons. base on this condition i put up an estimate for the proposed structure ( a block of luxury 4 flats). To my greatest surprise, When i wanted to start work this week i found water flowing on the land. I then discover that they have cut the filling sand out of the area and unfortunately they have gone so far to the water table level. Now that the rain is falling the land is saturated. No 1 chalenge is i have to take care of dampness, my foundation height must be increased so that i can fill the compound above the water table level ( all these were not envisaged at the costing level. if the SI has been done then all this would have been discovered and my estimate will take care of every challenged. Now considered this if we have built almost the time we bought the land, we wouldnt have considered all we are considering now and the house will be completely useless eventuall. DO NOT BE PENNY WISE AND POUNDS MUGUN

Brabus time will not allow me to pour my whole mind on this matter, but let me try little. Base on my experience in estate development in this recent Nigeria, i can assured people are just buying cosmestic and it is a matter of time peoples eyes will clear but i prayed that there wont be casualties but that the building will at worst become non functional. As a structural/construction engineer i av seen what some estate developer are doing and deliberately withdrew my self from some appointments before my career is ruined. (NOT ALL OF THEM BUT I DONT WANT TO MENTION NAMES). I do not want to conclude on this matter yet but i want to advice if u re buying a house to renovate get an engineer to conduct integrity test or rather buy those houses in IKOYI built in the colonial era LOL.
