This is quite unfortunate! From the story and the picture ,whenever a building is about to collapse and it gives signs such as it happened in this case then under reinforcement; poor concrete; poor structural design are likely to be the cause. Thank God it wasn't a problem of over reinforced then the collapse would have been sudden.,

A piece of Advice, since this tread is meant to educate us on hw to start a bldg project from start to finishing i wish to advice that b4 you purchase any land try to know hw does the area looks like during raining season no matter hw dry, hard and strong the place may be at the time of inspection ask questions or better still wait till raining season. I am talking frm experience. Myself and my client's representative bought a Land for my client at Arepo early this year the land was super dry and hard infact the surveyor had to use digger b4 fixing the beacons. But lo & behold we went back around August this year to commence work only to found water flowing on the surface of the land like a river even up till now. I did my estimate based on what i saw previously but i had to review my process and this cost extra 400k. The client release the money reluctantly thinking it is one of the contractor's gimmicks to reap people off but i nevr mind i insited on getting the money and do the right thing. "If the foundation is destoyed what can a righteous do"

By the grace of God the project is up to first floor decking now. i wish i have time to teach us on the advatanges of frame structure and the process and also give out the exaxt quaNTITIES of materials used, labour charge and all vital info. God will help us.

@ atasteve, burying plumbing pipes in the decking makes for neater works, but could turn bad if there are any leakages later on in life. I have seen where they buried waste pipes in wall pillars and it later burst, the correction process is always very expensive, plus the offensive odor it throws out. I love neat works where i dont see waste pipes, but i will do external piping of waste in my house.

Another angle to it is that piping internally will save you on concrete, and thats why some contractors endorse it, think of this, you have 9" square pillars that you will pour and out of that you will bury 4" plastic pipes into it, sounds like saving on concrete by as much as 30% on the pillar. But my concern is this, do you know that the targeted strenght of the column has been compromised by the hole created inside the column, and that may cause some safety issues.
Pls never allow, any pipe buried in your columns because taking 30% of the concrete in your column has rendered that column useless. Unless otherwise specify by your structural engineer. For instance in designing if you intend to bury pipe in your structural members such as beams and columns this would have been considered in ur design, this will result in increase in the dimension of the structure i:e where your colums section should be 225 x 225 ur design may end up giving you 300 x 300 so as to make up for the portion of the concrete occupied by the pipe. As for me i dont at any time in my structural design recommend pipes in structral members resisting compresive load.

@Brabus, if you can take pains to look thru this tread you will find one of my post in which i warned you about renovation at a point int ime when you wanted to take up one dillapidated building with basement i told you that there's nothing that rubbish one's profession in construction like renovation as a matter of fact it is 100 times easier to start and complete a new two storey buildingt than to renovate 3-bedroom bungalow. I am professional and a registered  engineer with all my experience i dont take all that comes to me, there is one thing i do i study clients psychology before i take Jobs cos some will give 2 items to do but at the end demand for 20. Well by and large i think if the professionals in The house can come together and constitute an arbitration panel to help brabus an his client out of this mess rather than going to court will do us a lot better becs this mess is robbingg on all of us. Since this incident i av tucked in my head, ive stopped my post on NL. May God help Us.

Ask your engineer to send you the list and the specification of the fittings and accessories they would need, as if they are buying it here in Nigeria . Then use the specification to look for these items over there if yyou can get them no wahala. i am sure it will work. Good luck

Work further advanced yesterday at the renovation site with the painting of the study and one of the bedrooms.

The colour selection for each room is as follows:

Living Room/Lobby - Red
Kitchen - Red
Study/Bedroom 2 - Intense truffle/Magnolia
Master Bedroom - Shades of Blue (Navy/Baby blue)
Burglary - White

I have a little reservation about painting the interior with red colour. Well one man’s food is another poison. But what I know about red colour in the interior is that it makes most people un-comfortable. As a matter of fact if you want your staff to stop using toilet as an excuse to hide from work you just go and paint the toilet red then you find out that will stop.

Concrete for raft: raft inverted T beam Dimension for the raft stem (0.15 x 0.675) the I beam (0.23 x 0.6) Note the total height asumed here is 750mm i:e 0.75 m it could be more or less than this in some cases depending on the diff. btw your site level and the road. Now the area in sqm is (0.101) + (0.138) = 0.239 now the Volume of the concrte is 0.239 * 91 = 21.79 precipitate say 23 precipitate to allow for shrinkage and wastage. column: 0.23 x 023 x2.4 x 32 = 4.1 precipitate Total 27cum

@ Rastaman the foundation height at the higest point is about 1250mm (1.25m) and at somepoint it 's an average of 900mm (0.9m). We used about 1700 blocks for this foundation ; the building dimension is about 25m long and 13m wide.

@sayso the final cost and material breakdown with labour will be uploaded later when i am done with the fdn, presently we were doing the infilling. i am holding on becos there are lot of variations which we encountered as a result of the preventive measure we putting now which we never envisaged.

Anothe solution profer to the challenge was to have our foundation depth to be very shallow since the entire area where the site is located has been excavated before. We did this so as not to get into more troubles of water if we should get to water aquifer. Thereby we made our foundation block to be very high in other to allow for filling of the compund and we will be free absolutely from this challeng. The pix below shows our block settin to fdn.

@ Rastaman, We did not do the soil test. Just like i contributed to this type of discussion on brabus tread; The test is always very important if we have done the full site investigation we would have discover that the terrain has been cut almost to water table level. But i tried to do a physical investigation when i got to the site even b4 purchase. I saw the point at which the cutting of the laterite stopped it was almost abt 4m above the new natural ground level so this gave me the opporunity to run thru the soil profile and i found out that apart from the top soil which was abt 150mm the rest was firm red soil which from experience as structural engineer the soil bearing capacity of such profile is quite high and adequate to surport Pad and strip footing foundation. Just like i said earlier that the only challenge is that we are too close to water table level; though that does not really affect the bearing capacity, infact it was quite tough to excavate we excavated all thru with digger. We have just only Dampness as the consequence of being too close to the water table level but that we have taken care of.

Like i said i want to be discreet a little bit about this project, anyway the project is in one of the lovely estate along lagos ibadan express way. The land is not bad, not swamp and is not water logged, but just that the filling that was cut out of the area was too much and the level was almost taken to water table level.

The solution we profer:
After excavation, I dewatered the trench, and during the foundation concrete i applied DAMP PROOF ADMIXTURE and DPM Nylon. Also since the entire area has been excavated during cutting of the filling so i do not need to dig to far for my foundation, then we increased our foundation level as we are still going to fill the compund up to abt 300mm.

The coast seems clear so let 's go

The project commenced about 2 weeks ago with site clearing, setting out, material aqcuisition, but we came across a challenge. The site was aqcuired during a dry season and the site was very dry and firm unknowingly that laterite filling sand had been cut and sold and in the process the land was cut almost to water table level, therefore when we got there to commence work we found out that water was flowing on the land in some area. This is due to the fact that the land got saturated when it rained and it could no longer absorb the water again.
What problem does this pose?
Let me hear ur view before i will tell u what i did? we are learning no one is an island of knowledge.
I will be uploading pix intermittently as the tread progress but the actual cost will come when i am done with stage of foundation i will upload it.
