Hi All,

I would like to know if there is any difference between the beach side and lagoon side of the lekki epe expressway. I mean I am interested in a property just after crown estate towards Sandotedo, and I have been offered another one just opposite Abraham Adesanya on the side of VGC. Is one side prone to flooding compared to the other, one side better than the other ?

If one wants to propose, I am still a bit confused with the ring situation. I understand that one can get a temporary ring or not so expensive one, and then during the wedding proper, thats where the expensive ring comes in.

OR

Is it a case that wedding ring is a bolt on to the engagement ring.

I'm thinking of a design on a land of 960sqm in swampy lekki, I want a grand 4 bedroom house like semi detached but with 2x 2 bedroom penthouse flats at the very top. Is this possible ?
The challenge here is that one is only allowed semi or detached style houses but I want 3 apartments and 1 grand house to all be inside one building. Any building designs you can show me.

Guys

A few things, this forum is to allow for constructive comments on a matter of significant interest, so its senseless abusing each other here. We are all adults (Well I believe) so lets behave like one.

Whilst I didnt like the idea of the toll, I have grown to understand that governments cant provide everything, on the other hand, below are the things I dont agree with.

The cost of the toll is too high, I was thinking N100 max and perhaps something like N200 to cross all the tolls etc.

Secondly, if you read the route of the alternative road, it doesnt make any sense at all. The toll road should have been constructed on both sides, what they have done now is that ajah bound resident have to do a silly U-turn. To me that defeats the purpose, and the idea is to frustrate people and foce them to the toll. Ideally, there should be a dual carriage way (2 lanes each) for Ajah bound residents and also VI bound residents.


The above is what I have a problem with, also when they were planning the road didnt it make sense to them to construct a fly over, so if you dont intend to stop at Ajah, you can get on the fly over to come out after Ajah.

I will be very interested in the cost once you are ready to reveal it.
Also, please state the season where one should be targeting building i.e during the dry season when its really sunny. Also, as per my earlier question, would you be able to provide labour and I provide all materials.

The reason why I say that is because, lets say the standard rod for a particulat section is 16mm, I want to use 18mm and pay the extra, but I dont want a situation whereby the builder will charge me for 18mm, but they have used 16mm. I'm not saying you are not a trustworthy person, but this is just for my own comfort.

Also, how long will it take to fence a 1000sqm of swampy land in Lekki ?

If the poster wanted to give to contractor, I'm sure they would have done so. So I dont think its in your place to question why they have decided to take it on directly.

brabus: Baba Eko, this is a private project and as can be seen the area isn't water logged.

Materials? We're doing that for the clients to meet up schedule. The project is meant to reach substantial completion stage by Dec. 15

That means the house should be roofed before Christmas.

I know its a private project, what I meant is that is this Lekki scheme 1 or 2 or one of the private estates along the Lekki axis. I like the infrastructure in the estate and I just wanted to ask. Also to do something similar, how much should one budget, just a compound with shell structure.

I can only talk about skeleton(i.e from foundation to roofing) and i think i ve put it here before, u can check it above. All the same, about 14m was spent on d skeleton but d client is shopping himself for finishing so it may be difficult for me to know. But from experience, u will definately spend 100% of d amount spent of skeleton on finishing if u want a modern taste

Hello All,

I would like to ask on how to season meat so that it tastes awesome, what kind of ingredients will be required and what is the process like.

I understand that after seasoning, put the meat inside the fridge for a few hours so that the seasonning can marinate well, I plan on grilling and frying the meat afterwards. This is for Sallah meat and also subsequent normal beef too.

I'm loving this post, spent the last 30 mins reading carefully. I happen to want to start fencing a plot in a water logged area, I knew the area was waterlogged right from the very start as that the nature of the terrain (Lekki).

My question is that whilst I'm not a millionaire that can afford to give a blank cheque to a contractor etc, what I want to do is supply materials to a builder, he builds it alongside my architect, he will build shell initially, I take a rest and gather more cash to complete the finishing 6-9 months later. My question is that whats the best way to deal with a situation where I want to supply materials, the reason why I want to do this is that there are some things that you rightly mentioned I dont want to compromise on, I want to but good quality materials irrespective of the costs and just want to pay for labour (someone to do the actual work).

I have someone who is a very good architect, he will do the supervision and drawing etc. Lastly when attemptiong to build in lagos state schemes, how do you know whether you are allowed to build what you intend to build without making so many trips to the approval people back n forth.

In places like this current project, I noticed the lack of drainage on the street, what is the effect of this on a building and what can one do to mitigate the problem. I'm guessing it's Omonile land.

Also can I also confirm the scope of your work is to deliver a roofed shell, and no finishing. Do you also operate whereby the owner can shooed to buy/source material

I like this post, its actually a very good one. Also the cost that you are providing doesnt include finishing I take it ? Please clarify, I want the cost of building a shell without finishing. The details of the plan is as follows.

4 Bedroom main house similar to the ones that you are drawn up above with brown roof, the building will go up to 2 storeys, I also want 2 3 bedroom flats behind and a 2 room BQ. The size of the land is about 950sqm and its based in Lekki scheme 2 around Ajah, the terrain is somewhat swampy.

obasy09: Ikorodu is mainly dry land. However, it has vast costal area. There are some towns close to Igbogbo in Ikorodu including Oreta, Ofin, Bayeku etc that are riverine area. I'm and indegene and grew up in the area, so the info is a fact.

Do you also know where the Lagos state scheme in Igbogbo is ?
In terms of location, when I last went to Igbogbo from the main town which has a big roundabout and loads of buses towards owode etc, how far is Igbogbo from there.
Lastly, I hear its possible to go from Epe to Igbogbo, is this true. I wonder why they want to build 4th mainland bridge if a road already exists.
