Hello Johnie, Whats the daily commute now like, lets say from Ajah to the intersection with Falomo bridge. Last time I done it about a year ago, takes me about an hour and can take almost 2hrs or more on a bad day. Is it now on a cruizing level with the expressway, best time I ever done from phase 1 to Ajah is 20 mins on a sunday afternoon. Any advice on the alternative road or is it just not worth the hassle ? |
Nice design, but I have a question, imagine a plot which is say 26 x 37, this design will block out the second wing as there isnt going to be 2 gates to get out at the other side, also do you have a design in mind which can guarantee 1 duplex and 2/3 flats inciporated into same building ? |
Dont quite understand how one can take away 3 lanes and give the people only one and then call it alternative, what happens in most developed countries is that the toll road gets constructed from scratch, so had they built a highway by the ocean all the way down from say Oniru to Epe, I can understand, but this is just bullo*** to say the least. |
Can anyone comment on the situation in the Lekki-Epe express road, has the toll made things better/worse. I would also like to know what the situation is with the alternative road at Oniru. The road is only about a lane or so and IMO woould be too small to handle high amount of traffic. |
I have a plot of land in Lekki, the area is watter logged however the roads have been tarred and the drainage sorted out. On my street, there are no houses or no development going on at the moment. However I am thinking of doing some kind of work on my plot such that nobody can take part of my land. I dont want to do full fencing on all 4 corners, but a friend advised me to either do the following. 1) With the water logged land, dig out the foundation for fencing and do it all the way round. 2) Just sand fill for now, no fence and put a corner piece fence for demarcation. Anyone with any advice here. |

I just wanted to confirm something about GTB bank accounts, I have a savings and a current account, however it looks like I can only transfer between the 2 accounts only and cannot transfer to any other account. Is there anything else that I need to do. Thanks in advance. |

Johnie Thanks for all your hard work, as per the Ajah market I fairly know the road, the way it is at the moment, 30m will take off the bus garage and also the so called market, not sure if it can be relocated anywhere near as you have the Baale's palace on the other side, saying that on the other side of the road, you have a lot of pylons which can be moved, but I do agree, the presence of the market etc makes the place a bottleneck due to cars stopping to buy wares off the road and public transport buses making a stop too. I have not been in Lekki in 10 months now, but I want to know where you pass Johnie to avoid Ajah, lets assume that I'm coming from Abraham Adesanya, how else can I get to V.I and not get stuck in traffic, I hear of the beach road, but you can only go there with a strong jeep I heard. Do you know any shortcuts Johnie ? Lastly, anyone knows where the road works have reached now, when I was last in the area they were in Jakande but however, hastly building the next toll at Chevron. Is the road still a nightmare, lets say I am coming from phase 1 and going to Abraham Adesanya, what is the commute like at the moment ? Thanks in advance |

I'm thinking, with all the hype about Lekki, perhaps one now has to think twice High cost of living in the area Risk of flooding Overpriced proeprties Drinage problems in the area Etc etc Please let me know your opinion about Lagos state lekki scheme 2, is it a good proposition ? This is in view of all the water problems in Lekki, I have seen some areas where the street have no gutters, makes me think, when it rains like this, so what hapens ? |
Just asking, I have a plot of land in the lekki area and which is better buy block or mould yours, I am looking for a solution with lower costs and also the fastest in terms of turn around time, also for projects like this, do you guys buy water or go through some kind of quickly dug up well ? |

I have a size of land which is about 950 sqm in the Lekki scheme 2 area, some people have told me that twin duplex isnt good as it can be tricky to rent out and that 2-3 bedroom flat is best, I dont want a standard set of block of flats, but looking for ideas on what would be good to rent out and also allow me to keep a unit for myself as well. Any ideas |

Thanks 9jaman, I think your advice has certainly been well appreciated, my land is in a marshy water logged area, lekki scheme 2 to be precise, if i want to build a 2 wing duplex, are you suggesting that 5M may not be enough, also from your experience is it better to develop in big stages or do as much as your money can carry. I'm not based in Nija at the moment, so the idea of developing small small may not appeal to me. I want to work in big stages (milestones), foundation, arrange block to lintel, roof, then finish off. If i want to keep my cost to the minimum but still get a highly decent job, any advice ? what do you also think about direct action approach i.e where i provide all materials and just pay for labour, is it something that is too huge to do in a building project ? |

Land wanted within Lekki 2, must have letter of confirmation or C of O. Land wanted in Sangotedo, must not be swampy land or better still if the land has a structure on it. Must be free from acquisition, must have deed of assignment, survey plan, lagos state official gazette that covers the place or better still a governors consent.
