I sent letter to my bank (GTB) stating that they should bid for me at 17.5% for 364 days. I know the stop rates were higher than that and i am thinking ahead of next month how can i ensure i get higher rate ? Also if i want the interest to be re-invested for me by GTB, anyone know of any no risk product that they also have that they can recommend ? |
Don't be carried away by cheaper quotation like some so called builders do here on NL. search for this user name to see complaints etc , see them face to face and be very careful. If I were you I wouldn't be looking on just NL, tendency to have a lot of scammers |

Guys Quick questions Anyone know good reputable somebody to supply wood for roofing, akun or itara is preferred ? Anyone can recommend good pipes for plumbing project for 7 flats. I cannot afford imported but I have heard of the Tiger brand and was wondering if that was the best local brand. For 7 flats, 6 flats and a pent. How many tanks would be ideal to have for the building on a tank tower. 2,3 or 4. For a rental building, is it better to have burglary built into window casement or separate that you can see. One has to consider the nija factor and also the fact that it's a 2 bed flat and most likely young people who like to see fancy things. Lastly. Can one use construction reinforcement bars to do burglary. I may have some left overs. |
Bros Quick one. When can one use blocks to add to foundation beams ? I noticed that you have done so here and I just wanted to understand. Also when is it ok to do something like 4 board raft and 2 coaches of block ? What are the disadvantages of adding block to raft as opposed to pure concrete ? Thanks |

A structural engineer visited site and I have a lot of bad news and damming reports of what brabus did at my site. Don't be fooled by pictures. Usually these projects start well but ends badly. Did he show you pictures of anything after decking ?? Of course not. Just wait for my post. |

Sege I get some questions for you oo. 1) for a commercial block of flats. What kind of pipe work would you recommend for running water and waste around the house. Encho or thick local brand. If local brand, please me have the name of the preferred best brand. I don't want the cheapest but not the most expensive either. Just quality that will last for very long. 2) Any issues with one just running Pipe everywhere but not putting fittings like taps etc yet ? 3) Any recommendations for installing tank tower ? Anyone you can recommend ? 4) which type of aluminium is best for commercial, again good quality that's strong and durable not necessarily the most expensive ? Thanks in advance. |

Opalu How you dey. I have a question for you, who is better placed to cast a paraphet, a Bricklayer or caster ? Any advantages/disadvantages to using either of them ? Also if one does blockwork and paraphet, any risk with leaving it for a few months before roofing ? With a fence which has 2 coash of raft work, any risk with leaving the fence without coping for some time ? I mean any problems with not doing coping yet and rains etc ? Thanks. |

Hi All, I see that the topic has changed here, and we are now talking about staircases and others like me are still picking up the pieces of a brabus/Bosun/Next home scam. Brabus has started again, at the onset when he was managing my project and we were at the decking stage, I agreed to rent his marine board of course at a fee, as there is no such thing as a free lunch. What I didn’t envisage however was that I would be scammed big time in the manner in which it was done, I bought wood to the tune of almost 500k, this included 1 by 12 size which is what gets used for lining the base of the decking, it’s the long piece of wood about 1 metre wide. For the decking, we agreed a sum of 250k to cover marine rental and the 1 x 12 metre wood was supposed to be used for the sides of the decking and also staircase, the edges of the decking and lintel + pillars. I thought I had enough there to cover everything but what I didn’t know was that Brabus/Next home/Bosun Davis was out there to defraud and scam me. During the decking phase, my brother who happened to be in town went to site, and we observed that 80% of the decking was being lined with the 1 x 12 wood which I bought for other things, when I confronted Bosun on this, he denied it, but he didn’t know that I was armed with a picture taken from site just minutes before confronting him, when I sent him the picture, he changed story and said that the carpenters have made an expensive mistake by using my pako instead of the marine, the truth is that there was no marine board for them to use, as I recall Brabus/Bosun saying that part of the money I was paying him was to be used to buy new marine as the one he had were being used in other places and isn’t enough. So now he collected 250k from me for renting marine but used the wood that I bought for 80% of the decking. This raises 4 questions. 1. Why should I pay for the mistakes of his workers ? 2. Bosun/Nethome was supposed to be monitoring his workers, why were they not called to order ? 3. Why the deception and lying first, I asked him first to wait for him to lie to me, then confronted him with the picture, at which point he was cornered? Well, I blame myself for dealing with a fraud !! 4. Should my 250k be returned or at least 80% of it. I was told later that they would need extra 100 1 x 12 despite buying over 400, to which I paid for it out of annoyance, but I felt I had no choice and I wanted to be out of this hell hole ! I was later told another 150 would be required, at that point I was very angry and told Bosun\Brabus that under no circumstances would I be paying for that. He paid for it, despite threats from the wood supplier that he wasn’t paid and he wanted to come to my site to start removing the wood he supplied under Bosun name, although Bosun told him that I was the one who ordered it, so he used my own good name to lie (I always pay wood supplier promptly). Anyway, he sorted that issue out with the wood sup0plier when I said I would start giving people his home address s they can hold his trousers at his house and get their money back. Now we can see from the pictures, pictures don’t lie or am I doing film trick here ?? What was said at the time was that Bosun would come to collect his 150 planks that he paid for with his marine, now my decking was done a month ago and Bosun came to my site today to pick up his dead generator and started complaining that why did I use his marine to cast my septic tank and that It wasn’t part of the agreement. Now I have some questions/thoughts. 1. When talking of sticking to agreement, I am not going to receive lessons from Brabus/Bosun/Next home, this is someone who is wicked, heartless and most unsurprisingly a fraudulent individual. Will my marine rental money be returned in full or in part based on the pic I shared ? 2. I am not returning any 150 planks anymore; if I was vindictive I would burn the marine boards as retaliation. 3. I would recommend that Brabus/Bosun come to pick up his marine boards next week and not to step foot on my site again. 4. If Bosun is complaining that I have damaged his marine and he wants to be compensated, how about my own compensation for using my wood when he was supposed to use his own marine. 5. How about the works that I had to pay for fixing and still paying for fixing that he didn’t do ? 6. How about my front fence which I fully paid for and hasn’t been done (I don’t care about this anymore, I will swallow the cost but what I cannot stand and will fight to the teeth is the issue of compensation on his boards). The first pic, you can see the proportion of marine/my pako (wood) that I bought. on the decking I have 3 x 2 bedroom flats. The marine Brabus/Bosun supplied doesn't even cover 1 flat. If I had bought pako, I would have owned it and my 250k would have bought about 300 planks. The second/third pic is a screenshot of the conversation that I had with Bosun/Nexthome/Brabus on whatapp. Now, we have the evidence here in writing, its not a case of dem say, he said, you said and all that shit... The last pic is the condition of the marine board he brought to my site. So everyone can see and make their own judgement... |
Hello Boss. I have some questions for you Opalu. Which is better structurally, pre-cast parapet or freshly casted ? When casting septic tanks, any precautions to take ? Mine is being casted on the surface and then buried into the ground. The front of my plot doesn't have drainage, however at the rear there is drainage, how easy is it to have some kind of slope on the compound so that surface water can drain towards the rear. What are your thoughts on underground drainage pipework, I don't have much space on the side setbacks, so thinking of routing all drainage pipes underground, albeit with a slope or gradient to facilitate easy drainage. Hi, I have some questions about your product. what is the thickness of the rods that is being used for the burglary proof ? Does the client provide the rods or is it all included in the price you quote to client ? When is the good time to install the window and burglary proof ? Before plastering or after. In my case, I need a few other things done like wiring, plumbing etc. I worry that doing the plastering now will mean that the walls will be broken later. I want to do it at a later later stage. If plastering is done later, will the cement not stain all the burglary proof works and mean that the cement needs to be taken off and repainted ? Do you also fit doors ? External facing doors. |

Oga. I have another question for you, after a decking slab is in place, lets assume that decking and staircase was casted on a Monday, when then block setting begin ? If one is to have a pent covering a 3rd of the floor space on the second floor, how soon can the decking for the pent start after the decking for the first floor is casted, and when can the block setting for the pent floor also start ? Thanks for your time answering our questions, I have some questions for you. When building a block of flats with a canal at the back of the property, are there any measures that one can take to prevent flooding if there are issues with the canal in future. The plot is at the beginning of a road, so slightly slope on the high ground, so when filling the compound, the plan is to do the compound floor such that it slopes towards the rear which is where the canal is so that all waste can be disposed into the canal. Would a concrete floor be better or use interlocking stones ? When casting a septic tank in the Lekki area, any precautions to be aware of ? When is the best time to cast a gate ? At the end or it doesn't matter ? When constructing a security man house, any precautions to take ? When constructing a block of 6 flats on a single story, i.e. 3 flats per floor and a penthouse at the top in the middle of the building, is it advisable to have a tank incorporated into the top of the building or just have a tank tower. There's space constraints in the compound, the property is also supported by 52 pillars on the ground floor. Thanks. |
Are you suggesting that its always better for one to have 3/4 bricks after lintel to have a beautiful effect ? How about 1 block after lintel, the ceiling is about 3m high, will this work ? |
Hello Jude Well done with the works, I have some questions for you. I have a block of 2 beds x 6 flats and I wasn't to design It such that they get top dollar rent wise, but not go crazy expenses wise. The flats are around the LBS area of lekki. I have the following questions. *My flats are all 2 beds with 3 bed at the pent, I see a lot of houses with cladding outside, is this like a latest design thing ?* What's your take on having a parapet on the outside ? In a flat for rental, does one have to provide light fittings ? What constitutes finishing ? I have 2 staircases for the building to access the first floor flats and also the pent, does one need to tile this ? Do you have good bricklayer you can recommend and also tiller ? Who does the internal design of the flats, is that you or the tiller ? For flats that are for rental, what should one finish with ? where do you draw the line. The reason I ask is that most of the flats you are designing are for owner occupiers, I want to avoid a situation whereby one spends money on finishing and as you can imagine, a tenant can come in and choose a different taste.
