Damn, this is bad. do you know which area this is at ? I guess the reason why people like myself like Lekki is that, its still one of the few places left in Lagos where one can get affordable land and yet close to whats happening on the Island. |
Does anyone know if this Gazette actually exists or knows the area pretty well ? If so, is the area free from any government acquisition. |
Thanks for the post, I can also see other things that you have talked about. I find it quite useful. Also the 9M cost, was this mainly for sand filling etc. Also, do you know anything about Sangotedo area and does it suffer from thesame fate ? I also note that, land on the side where VGC is, i.e around Sangotedo is more sought after and more expensive than ones on Wadbash hotel side. Any reason for this. Also, I note you are an architect, which kind of property is more popular around the Sangotedo area for renting out and also living there personally as well. My other question concerns flooding which happens when it rains, this is due to bad drainage system or no drainage system at all, what can one do in such a situation, where you find that your car cannot even drive to the front of your house as you don't want it to sink. I understand that most house builders now building drainage system to cover the front of their respective houses. |
Just out of curiosity, which area of lagos did it cost you 9M to lay foundation and roughly how long does it take. Can i also ask you, if one is looking at building a block of 4 flats and penthouse at the top. would the foundation be different to say 2 wings of duplex ? Also, fancy house designs does it mean that the cost of building will be high. Any experience of building within the Lekki axis as opposed to buying an uncompleted building and lastly, if i want to build stress free, what should I do ? |

I am looking for uncompleteb building with no problem, clean title and no structural defects for budget of 10m max. land with C of O between Abraham Adesanya and Awoyaya less than 4m Land with Gazette less than 2M between Abraham Adesanya and Awoyaya I worked out that the cost of getting a Gov consent can be well over the cost of buying the land itself, can anyone shed some more light. I understandn that one can put 4 cars in a 40ft container, but i want to know whether its worth doing this or just shipping the car on its own. Also, if 4 cars are to fit a container, can one of the cars be a jeep or is this not possible. Does anyone know anything about Sangotedo around Okun Mopo road. I drove to Okun Mopo Akinlade recently and the place is still scantly developed, mostly sandy areas with little or no building. Also, there are no good roads around that area, if one is driving and you steer to the wrong side, your car can be stuck in sand. I want to know details of coming development towards Sangotedo and also, what about Okun Ajah ? |

you didnt mention in your post that the borough is not in London as you mentioned "West London" which is somewhat misleading (if you were selling this to people in the UK, you would have been sanctioned for misleading people), Spelthorne is not a borough in London but rather in Surrey. Whilst you might have a genuine land opportunity for sale, its worthwhile telling people that such lands do not come with planning consent and it is often difficult to get concent on such lands as teh residents/council will bitterly oppose it. I am almost 100% sure that its on green belt land because trust me, if the land is buildable upon now, people in the UK would have bought the land completely. Just something for everyone to be aware of. |

West London is one of the top 3 most expensive areas in the UK, and there is only a 1% chance of finding any undeveloped land, I suspect what this person wants to sell is a public park to unsuspecting people here. Can you give an indicative sizes of these plots. Also your diagram is not to scale at all, and you are not pointing that to potential buyers. Basically, I drove around that area and it took over an hour to drive from Shoprite to Eleko junction where this estate is. whats the topology of the land and what are the plans for the estate. |

Typical nija guy with stinking attitutde, telling me to specifically ask him to provide me with the info, If I didnt want the info, then why am I here. The rice idea sounds reasonable. I am looking for any importation business, I know nija has a lot of potentials but one has to be very sharp in the country. My main point is that what kind of business can i do in Nija from the UK, cars are no good as its a right hand drive and nija peope will price it to death. Any ideas ? |

I want to know the top 10 best selling cars, i.e 4 door saloon and the top 10 best selling jeeps. Any indication of a realistic price will be good as well. I want to send some cars down to nija, but want to sell quickly at a reasonable price. i.e a car that when it lands, it will sell within 1-2 weeks and one that the average nigerian can afford, i am not talking of hummer or S class Merc here. I have been reading the forums and I am getting different vibes, also does high mileage really matter in the nija car market. Thanks in advance. |

I want to know roughly how much it will cost to build a set of rooms which will resemble a boys quaters, my idea is that should one buy a land, instead of leaving it there, one can fence it and build like a set of rooms similar to a boys quaters. Room1, Room2,Room3, Toilet, Bathroom. If the area is within the Lekki Axis, does boys quaters need german flooring as well ? Nothing expensive, just basic to the core. Any ideas ? |
I was living in Lekki phase 1 recently and I noticed that despite the high prices of real estate within the area, getting clean clear water still seems like a mission. In my case, we have @borehole: the water isnt clear and a little brown. We have to leave it in the tank for some time to settle. @water cooperation: the water isnt clear and a little brown even though its being paid for. I want to know if its possible to have clear water in Lekki, also are there other areas in the Axis where the water is clear. Thanks all. |
