Nigerian Laws doesn't really make for good reading and understanding to be honest. They are not explicit and are always subject to interpretations and loopholes that lawyers can exploit and twist to their advantage.

While a part of the law says things like either of the tenant/landlord shall not collect rent in excess of three months, another section 12 is ascribing time-bound tenants like monthly, half-yearly, and yearly tenants which pre-supposes that the payment schedule is actually at the discretion of the initial agreement entered by both parties.

Infact, Landlords can easily spell out how they want their rents to be paid in an agreement and if a tenant append his signature to it, he is duty-bound to follow through with that.

Lawyers can help explain that part better if I didn't just get it Anyways, Landlords still have the upper hand in my opinion
In order to clarify the issues you raised above, what it states is that no Landlord shall collect rent in excess of 3 months, this is because under the old tenancy law of Lagos state 2011, especially in the areas where the Tenancy Law didnt apply, (apapa, Ikeja G.R.A, V.I) the position of the common law was that rent was paid in arrears so it was perfectly fine for a tenant to have stayed in your property before he or she owed you rent. Therefore what Landlords did usually was to charge you rent in advance of 2 years. The new law above prohibits anybody collecting rent in excess of 3 months.

In addition, the quarterly, half-yearly tenancy you saw above simply means the duration for the period of the tenancy, not the method of paying the rent. so quarterly means a 3 months rent, half-yearly tenancy means a 6 months rent e.t.c

Tank 7 would be the first to be filled up first. This is because when the water leaves the source to Tank 0, it goes straight to the bottom of Tank 0 going immediately down to Tank 1, which also has a bottom pipe which goes straight down to Tank 3. Tank 3 also has a bottom pipe too which makes it go down to Tank 7. However Tank 7 does not have a bottom pipe so water would need to fill it up first before it can proceed to the obvious tank which is Tank 10. Tank 7 would be the firs to be filled up first

Dear nairalanders, plz i need advice from experienced minds. I am 28 years old and have been workin in a Bank for three years ( i am fairly confortable ). But i have been under pressure by my dad to advance my studies abroad.

The issue here is that it feels i will be starting life all over again, after the MSC then what ? Come back ? Job search again?? I also have a girl friend i have been committed to and we both have been planning to settle down next yr.

I am so confused and i cant plan my future any longer. Some people have adviced that living abroad is always better than nigeria while others have said , if you are ok here why move.

Plz career experts and experinced ones should plz advice me putting into consideration my relationship commitments too.
let me guess is your wife to be currently training to be a lawyer too

1. High cost of decking the roof compared to Aluminium.
2. Concrete will generate more heat inside the house, unless other alternatives are added.
3. Maintenance... you need to constantly maintain it so it does not leak.
4. Weight of the concrete slab on the house.
5. Hard to change Nigerian mentality to new stuffs.

I am sure there are both advantages and disadvantages to both in Nigeria.

1. I slightly disagree as the cost of decking the roof with cement would just be as costly as decking the different floor level of a multi-story building for instance. From my experience, it costs nothing less than 1 million naira to deck a 4 bedroom house for instance with aluminum and timber. I don't think it would cost that much to cover the same square area with cement with 1 million naira. I would be surprised if i am wrong tho.

2True but there are a lot of multi story buildings in Nigeria where the people on the different floors except the top-most floor will and have experienced the different levels of heats. Moral of the story the room windows can be made bigger for instance but surely this shouldn't b a disadvantage as Nigeria is hot anyway with or without concrete slabs as roofs. Concrete roof slabs would only be indicating the obvious .

3.This is true but if drainage pipes are correctly integrated into the top cement decking then constant maintenance won't necessarily be needed.

4. The Concrete slab won't necessarily be made be heavy afterall its job is to make sure rain or moisture doesn't seep into the building so it can be a thin- metal integrated concrete slab which will weigh less. Also the foundations of the buildings could be built to take into the account the weight of the concrete slab.

5. yeah i like this one,maybe why but in general i think decking the Nigerian way sometimes takes most of the Housing Budget together with its foundation, If concrete roof slabs are used it would cost considerably less.

This is simply a 2 bedroom slab for crying out loud! should be around 13mx10m. Despite increased cost of materials, OP shudnt spend up to #1m for the entire decking. Lazywesterner jas given an idea though he may need as mch as quoted.
Less than #1m should do jare. Am a civil engineer.

May be it is because of the rainfall over here. Constant wetting of the concrete roof over time might allow water seep through it. Just my thought
Then there can be pipe drainages built into the walls of the roof so no matter how much it rains there would never be stagnant water on the roof top ...plus a garden could be constructed on the rooftop to minimise any leakage below...#just my thoughts

Having gone on holiday to the middle east for some time, i noticed all the traditional houses don't have rooftops made of aluminium and timber like Nigerian Houses have. Therefore, how come 90 percent of all Nigerian houses even duplex have roofs made of timber and aluminium. Why can't the top be sealed off with cement and gravel.

Is the reason for not sealing off the roof of a typical Nigerian house with cement or mortar because of heat and temperature reasons? The Middle East is equally as hot as Nigeria too. So please Architects in the House i need your help.

Find attached the pictures below: The first two are typical Middle Eastern Homes with no timber or aluminium roofs, whilst the next two are typical Nigerian roofs

This is the shocking arsenal of kitchen knives used by a teenage gang to hack a teenager to death at Victoria Station.

Detective Chief Inspector John McFarlane yesterday blamed the 'blitz attack' on Facebook and Blackberry's messenger service which allowed his killers to organise themselves.
