Thought the timeline was 2 to 3 months for carcass and 4 to 5 months for full finish. Could see that you are about roofing with 3 months already gone. Any reason for the slippage? Any lessons to learn from that experience? Are there ways that lost time can be recovered from episodes like this?

Was any soil test Done? Learnt some areas in that estate require the use of piles. You may want to check.

How long before upper level block setting can start?

You can't begin to imagine the Challenge. We still managed to do casting on Saturday as promised. Even though I wasn't around but my guys told me it rained all through. We still moved ahead, despite the rain since we had already mobilized to do so. According to my staffs on ground. It was a case of start and stop all through the day. They left site 9.pm yesterday. This is after falling out with estate residence and security. They just had to make sure they finish casting in a day.

Anyway, this are challenges we get to face some times on project, which we can get to reduce as we grow.

How do you manage casting of decks during the rainy season?

We are using the wood we have on site, no need buy new boards. Which is some pieces of Marine Board and some pieces of 1 x 12 wood. Not necessarily one particular material. What is important is that the wood gives us our straight Deck. Even if not smooth because at the end we'll use suspended Ceilings/POP to cover it up. The reason why we couldn't Run away from using Marine board for the raft is because we can be sure of our building been Properly Square on all Corners and Straight.

Which one comes first? The electrical or the plumbinh works?

The cost of manufacturing cement is not directly proportional to foreign currency exchange rate changes. Thus, it is inconceivable that a 100% spike in cement price in less than 10 months is justifiable and sustainable when vital macro and micro economic indicators (gross national income/revenue, gross domestic product, employment rate, earned wage/benefits payment, disposal income, etc) are contracting. Unless cement using construction by governmental entities and Nigerians abroad (exchange rate equalization of commodity Naira price increase) can offset and supplant the overall lower demand by our local private sector, individuals and businesses, the new price of cement will fall to appropriate equilibrium with supply. If, as I think, that current and foreseeable demand Will trail supply, drastic recent price increases can not sustain; Dongote etc may have to cut production or sit on their excess supply. Then again, this is Nigeria! Proven economic theories may not jive/rhyme. Good luck too those of us who are irrevocably committed to commencing or completing their build!

Was the DPC casting done or was it postponed?

Never will I be involved in a leaking Pipe. Not after the all my years of renovation.

Now that you are ready for casting, is there any test that is conducted to confirm that none of the pipes are leaking? Something like a leak detection test?

When are you planning the casting of the DPC considering the logistics challenge you mentioned?

No no not just so cos if lekki knowingly buys at a ridiculous price then the concept of stolen property will be applied if that item was discovered to be stolen or damaged.

Lekki gardens can sue the contractor but remember that they also employed consulants to supervise and certifiy that building is as specified and suitable for purpose. Concept of joint and severally liable comes to play.

Subscribers will hold Lekki Gardens. Then Lekki will hold the consultants and the builder. All those will be CIVIL suits.

However, for the case of manslaughter, Lekki Gardens, the consultant and the builder will all be charged. Each of them will have to demonstrate that they were not negligent. It should not be difficult for the prosecutors to prove that people were killed due to the negligence of those involved.

What is the TRUTH? That subscribers are going to share in the blame? When Lekki gardens get to court, they should have as their defense that the subscribers did not do anything!

IF I give you an EPC contract, it is NOT my duty to monitor you. How much more when I am buying a product from you!

Cheap is a relative term. The important thing is that Lekki Gardens promise to desire a building of certain quality for a certain price for which they entered into an agreement with subscribers. You cannot blame subscribers for not 'knowing' that Lekki will not deliver as promise!

Not sure what is typical Naija mentality BUT if you work in any 'professional' environment and use this line of arguement that your client should have known that the price you AGREE to deliver the product/service cannot be sufficient to deliver the product or service hence your decision to produce a product/service that is not SAFE for human consumption you will be faced with huge penalty that may not allow you to practice again!
