PeoplesArmy:It was held at Four Points by Sheraton, Lagos. It's an annual event packaged by 3invest Limited, a real estate advocacy and investment firm. This year featured developers such as Gran Imperio Group developer of Inagbe Grand Resorts and the Grand Lake, Briscoe Properties Ltd., developer of Oluwole Urban Mall, South Port Harbour, VI and Orchid Courts, Ikeja and other great developers. It's an interesting networking event. I'll share the video links once it's out. |

Project Update: The carpenters are busy tidying up the shuttering for the first floor slab while the iron benders are preparing the reinforcement. I'm still unable to bring you pic updates due to issues here and there. They're personal though but I assure you that pic updates live from my lens will come alive from tomorrow.

tsiriman:Good question! The soil condition do not necessarily have to be waterlogged to determine if the foundation should be raft or pile or any other type of foundation design. The most important thing to take note of when designing a foundation is the weight of the proposed development. Another critical issue often overlooked that is very important in foundation design is how watertight a foundation is. Concrete Block foundation have been found to always fail after some years due to excessive moisture in the air that seeps through cracks and pores/hollowed spaces in the concrete block. A well designed and watertight concrete foundation or raft will not only support the weight of the structure, it will also keep the foundation watertight all weather and anchor the building properly to the ground. In the case of the ongoing development, we opted for a raft foundation be caused of the imposed loads and the need to keep the foundation watertight. |

AskBrabus Series: Concrete Block vs Poured Concrete Foundation Poured concrete foundation wins hands down. It requires far less labor, it's less expensive (when you look at the complete system) and is more water tight which is one of the important features of a good foundation. The poured concrete's ability to resist leakage gives it a leverage over concrete block foundation. As a seasoned IT professional, I've learnt to always deal with point of failures in my network designs and now that I'm into construction, I still put that into practice. Blocks have a multitude of potential leakage points/points of failure - at every mortar joint. To achieve a watertight block foundation, I would recommend that a carefully designed drainage envelope be used on the outside surface of the block foundation. I know that there are builders who have had different experience with block foundations, hopefully they can share their views with us on this thread. For me, poured concrete foundations win hands down.

The things that inspires me. Built almost 30 years ago. This is my own definition of a functional room. A dedicated terrace to allow fresh sunlight pour into this room. Effective cross ventilation that will remove moisture and heat from the room, improve air circulation and thus create a healthy home – both for the structure and the occupants. Why do we need ACs in all our rooms? #justasking
