My builder gave me this quote for fencing 50 by 100 one plot of land

2,500 Blocks at d rate of 120per Block. Cement 51bags at the rate of 5,550per Cement. Graph 3Load at the rate of 12,000per Load. Sand 3Load at the rate of 11,000per Load. Workmanship 120,000.

@ Temi231, you should be fine with 2200 blocks for the 50 * 100 plot of land. Assuming you have a 12ft wide gate and the fence is 10 coaches high with 2 coaches foundation.

I'm assuming this is happening in Ogun state based on the figures posted.

1. N120 per block is fine
2. N1,500 per bag of cement is cool and the quantity estimated is equally not bad. Instead, I'll advice you add extra 10 bags for the blinding. So, 60 bags should be more than adequate for this.
3. Gravel - N12,000 per load is not bad at all. Likewise, Sand at N11,000. However, I have my reservations with the quantity of sand budgeted when compared with the quantity of gravel. Though I can understand there are types of gravel which sand constitute about 50%. Whatever the case maybe, I think 3 loads is too much considering the fact that you're not raising any concrete column. There was no mention of iron rods.
4. The labour charge is okay considering the following work to be done.
- Excavation - 20k
- Blinding - 15k
- Block Setting - 85k

How come no one is talking about EPE? It's really happening in Epe at the moment and the pace of work on the 10 lane Epe Expressway way is super fast. I'll take time to share more info on this platform when I gather more info. I was there some few weeks back to visit one of my friend working on the road project.

I'm seeing Epe getting ready for the Free Trade Zone and many more industries coming to Lekki/Epe Expressway.

It's not as if Lekki Garden builds completely rubbish, its just that they're biting more than they can chew. Infrastructure development no be childsplay let alone land reclamation.

I'm sure Richard must have learnt some big lessons from this.

Richard is released on bail. More than enough time to settle the kingmakers and tidy up loose ends. Meanwhile, integrity test concluded. Some building will be demolished, many others passed the test.

Ojoro cancel. Police can release anything on bail at their own discretion.

But the whole saga is a mixed-blessing. Lots of lessons learnt.

There was a reason why on page one the name of owner and the contract Budget wasn't listed. .....Cos I told him I want to stay anonymous which he complied to.

Do you have a record of that discussion where you told me? I opened the thread even before we finalize the discussions. The anonymity part was never in discussion. If you'll remember, I forward you the link after opening the thread and as a usual tradition on all threads, we post cost updates.

He later went to add the Carcass budget cost after our business relationship went sour...which am cool with even though I told him Private matter stays Private....

Project budgets were posted on our Project Gallery thread and Desmond's Flat is not an exception. You can visit the link and see all the projects. No one is making any fuss about cost posted online.

So Guys ask yourselves the following.....
1. Did he just prep this contract and payments schedule in 2016?
2. How come he didn't paste it up on page one when he started the carcass?.....Could it be because 3strike told him not to?

3. How come He is posting it now after he fell out with his client?
I only posted when I was asked. Interestingly, nobody asked the question during the project lifetime. Just as I posted this breakdown cost on another project when asked by a user.

4. If you are his client will you like your financial transactions to be out on the net even After i paid him on time and as scheduled for every milestone?
Hmm! Aside quality control, the beauty of this forum is cost control. Take for instance, many people got to know they were been ripped off by some suppliers of Granites due to information released by some people. The same thing applies.

5. How come Page one of this thread is showing budget for carcass as 10M and his payment schedule show otherwise?.....I guess he doesnt pad estimates.....This guy is not straight forward....ask other clients of his
The first page won't show 10m because the project cost is not N10m and you'll remember that the first two days of posting we were just rounding up discussion. How can I post a figure yet to be concluded?

I don't think so, they all have their reasons just like the one we are discussing and making fuss about right now. "He's not straight forward because he posted the figure of the contract without my prior consent"

For all the likes, mentions, quotes and share while I was away, I'm so sorry it just have to be that way. When the responsibility gets bigger, things get different.

Long gone are the days when Brabus need to be in front of people every single day. I'd rather focus on writing epic and useful posts that solve problems and help people than keep up with the joneses.

I'm not only building a 3,500 but just added another 1,400 square feet building.

Baba EgunMogaji, the Chateau has lived it's purpose. I wanted a place close to my work (Lagos), my hometown (Abeokuta), my wife (Ijebu) and my oldies (Ibadan). So I choose Sagamu and I built what worked for me as an heir.

I didn't leave the Chateau because it was too big or felt very uncomfortable but I need to be close to my business and I can't afford raising my kids away from me. So I sacrificed the Chateau.

When I was in the house last December, I really don't feel like coming back to Lagos. It was really a house that was well planned but I think it's a project that came ahead of its time. It's a community that I built from the scratch (built as in built the road, electrification, drainage, landscaping, acquatic life, and layout) and I left it when everything is coming out. I even went as far as chosing my neighbors cos I ensured my friends bought next to me. So that's planning and not like I bought 2 plots in a place and put a gate. No o!

It may serve its true purpose at a later time but definitely not now.

But to say I'm doing this for my kids and grandkids. Baba, make we leave that one o!
I have someone who did the same and he's asking me how we will convert the house to an hotel. The project is on Nairaland here.

That's the reason why I said I wish we update different projects years after.

What will I do if I have limited resources? A 2 bed open plan contemporary house with all the packaging and effizzy of this world. You know me!

What will I do if I have huge sum to play with? I'll do the same thing I did at the Reserve and Browne Mews. Imagine Browne mews at 40% completion cost just about N33m (land and carcass) and I'm getting offer of 28m per unit. Isn't that more sensible?

Now, I see every kobo spent on property as an investment which must bring quick returns.

Baba Egungun, FYI Chateau de Brabus is under lock and key for 355 days of the year. We only open it on the 25th Dec and lock it back on the 3rd Jan.

Think of every kobo invested in that project as a loan. It doesn't make any sense.
