kolnel: Yeah. But I think small is relative here depending on the owner. If this is a second home, something like you want to have a crash pad in the city of choice, I think the size is not so bad. I'd rather design something cute like this for a senior citizen or a retiree with lot of outdoor living spaces than designing a 5 bedroom duplex which will become useless over the year. I design and I build so I'm talking from experience. If the owner is a newly married young couple, it'll be a perfect place to start a new life without a BIG budget. Much better than living in glorified block of flats called MTUs or Serviced Apartments. They can choose to upgrade the building or move from there into something bigger. But in most cases, the reverse is the case. We want to build something that matches out newly attained status. 1 Like |

@ Agarawu23, I just finished from the church and decide to take a second look at stevLegend's building to see how 7.3m can possibly deliver such a beautiful structure. Here's what I came up with: The footprint StevLegend's house is sitting on a very small footprint of 8 x 11.5m. That's less than 100sqm which makes the foundation very cheap. One could have such a foundation with the DPC done for less than 1m (especially in a village). The floor plan Sir stevLegend's building has a very interesting small but cute rooms. With a living room, ante and visitors toilet not exceeding 35sqm altogether. All other rooms (likely 2 more) on the ground floor are either 10 x 10 or a configuration similar. I'm not expecting him to go over 2500 blocks for the ground floor. So he should be fine with max 750k for the ground floor block work/lintels and columns. The Slab Sir stevLegend's building do not have a full slab as can be seen in the curtain wall design which mean the living room is having a void section directly to the roof. This would reduce the slab area by 20%. I'm say 20% because of the addition of the 1m cantilever at the back of the building to increase the room sizes and make provision for the balcony. I'll put another 1m on that. The Roof and Tiles The kingpost of sir stevLegend's building is around 3m and by my calculation he should have 230 - 250sqm of total roof area. I dedicate another 1m into this. I assume he's buying stone-coated tiles at 2,000 per sqm and spent 500k on woodwork/labour By the time we sum up everything above and others based on the dimension of the building and the location which is in the village. I think 7.3m is fair enough to deliver this build. I don't think he'll put more than 500k on the fence. Columns, Lintels and Slab (Ground and Upper Floor) 6. Upper Floor Block Work 7. Parapet 8. Roofing Woodwork 9. Roofing Sheet 10. M & E 11. Plastering 12. Aluminum Windows 13. Iron Rails 14. @ agarawu23 The difference could be seen in the following: 1. Roofing - the height of the kingpost will def increase spyder880's cost by nothing less than 500k if not more. 2. Floor plan - Internal partition of a house also determines the final cost. I'll love to compare both project based on the floor plan and not picture. One may have a void while the other have 2 staircases. 3. Location - Where both project are been built can also affect the cost. 4. Proper Accounting - Spyder880 showcased a house with detailed account (kobo-by-kobo) of how much was spent to the last kobo and we all see it. Maybe if you share at least breakdown of your friends 7.3m, we will be able to see how was able to walk on water. Happy Sunday House! 2 Likes |

EgunMogaji: I've not done this but I know it'll be pretty easy to handle through reticulated sewerage system and anaerobic digestion. A watertight version of the Biofil Digester (discussed here sometimes ago) system can be installed to feed on the poo while the reticulation system process the waste water for reuse. Since it's a small community, they can choose to have their independent sewage network which can in turn be connected to a central sewage system in the city. 1 Like |

NL1960: Opeyemi Sadipe till tomorrow is a staff of the Lagos State Planning Authority. He's at Ikota Office. I dont just pick people on the road. You can continue from where I stopped. His former office (where we first met) was at the Old Liason office at VI before the Lagos State Model City Master Plan was unveiled and they were relocated to Ikota, Lagos. He was recommended to me by an Officer at Eti-Osa Local Government. I hope I've been able to help. Next? If you need his number, I can give you. But trust me, I won't do that. NL1960: Lagos/Ibadan/Sagamu Express road was done by Julius Berger (Baba of Construction). They have their office at Sagamu Interchange and Equipment/Construction Yard 4km away. Meanwhile, the workers stays in the small city. We knew what to expect from Julius Berger in terms of quality (so there's no need for background check) and funny enough I benefited largely from the scraped up asphalts from the road. The waterlogged part of the chateau was filled up with Lagos/Ibadan scraped up asphalt. In fact, I recommended it also to some of my friends building on Lagos/Ibadan expressway as at that time. Dem dey here dem no go fit talk (I mean the beneficiaries) The rented apartment where I lived in Sagamu belongs to one of the richest in Remoland (who had over 50 buildings which none has failed structural integrity test) and you don't need a binocular to see the quality of work. The house was built in 1989 but far better than 2015 build of so many. I fit show picture sef if you want. I didn't attend Julius Berger Stakeholders meeting because I was out of Sagamu when the project was awarded. But even though I wasn't around, I still benefited a bit. The first job my dump truck did was supply of earth fills on that project before moving it to Lagos in January 2015. You may want to come and check my backyard to confirm what I used to backfill it. Na Julius Berger deliver am. Next? Baba NL1960, pls don't ask me about my place of birth o cos I wouldn't know what to say. But what I do know is that the house where I celebrated my 1st birthday in Oke Bola, Ibadan is still standing strong till date. My church built over 4 decades ago has not failed structural integrity test. My primary school, secondary school .... @ NL1960, There's no point saying too much here. I'll suggest you visit LCC office and ask question about the kick off of the project and how they met stiff resistance from the residents at the inception. As for the stakeholders meeting, I was in the IT then (working on The Palms, Lekki) and we are always connected with BIG projects. So, LCC was something on mind then. Looking at what we can do together so we were at the meeting to see what's on the blueprint and things that we can do for the concessionaire. I can tell over and over again. LCC never worked in isolation and they were very transparent. Lot of awareness were created especially on meeting days. Lots of flyers and signs were shared during the construction. And I can make bold statement that we saw the blueprint frm the inception For those who didn't know, they'll assume they shove Lekki Toll road down our throat. No! We were carried along. 1 Like |

@ NL1960 At the Stakeholders Meeting, we discussed how much will be paid at the tolls. And that prompted the installation of vehicle density sensors at Law School (can't remember the year again) to count the numbers of cars that go in and out of VI. Bros, make I go on. 1 Like |

NL1960: Yes, I did and the few who were always present at the LCC stakeholders meetings when the road design was been discussed knew people were carried along. Hope you're aware sir that residents kicked against the fence proposal, period of concession and the toll gates. It was in the meetings that the alternative routes were discussed. Stakeholders insist on no toll until alternative routes are built which led to the constitution of City of David road. If I can check my files, I can still come up with some documents.
