abdulwastecx, On such a project, how do you think the active role of the Consultants (Structural, Civil, Mechanical and Electrical) can help in prevent a major failure? You'll agree such a project will definitely have consultants. |
abdulwastecx Bingo! You are the second person who made my day today after crisisng. Lagos state government, come and read o. |
abdulwastecx:God bless you for this! So you agree with me that "Building collapse is not about you alone, it's about the environment" I'll be offended now if you don't answer my question above o. "Who do you think is culpable in this issue?" |
Intelligent discussion in progress. |
@ abdulwastecx, I just feel I should ask you this question. Who do you think is culpable in this issue? I see a lot of people blame the builder, the engineer. I don't have anything against them. That's how much they understood about project management. They have little or no idea on how to handle complex structures. So it's fair to assume the builder is the man to blame just as the developer and Jack Baeur is blaming the engineer. But the truth be told, MDUs/MTU projects is more than a one-man show or selling of spare parts. It's not a chicken coop project. ![]() FYI, it's only the governor who approves construction of MTUs in Lagos state. Your thought on this will be highly appreciated. |
EgunMogaji:As a peace loving person, I resolved with my Oga to pay him 50% of the said amount to which I ve transferred 50k almost 3 weeks ago. The wahala just resumed yesterday when Oga say where is his balance. I will go back to Nairaland to make trouble. I will transfer back the 50k to you. Blah blah blah. And wetin I go when the money no dey!

3strike:Baba, the topic is Off-topic Thread - To Discuss Anything And Everything in Building Constructions. I just pick my interest. Any problem with that? Just as we have individual interests. |
Beer parlour gist resumed. I gotta move. Here's a note to my numerous boos: I’m not here right now so cry me a river, build yourself a bridge, and GET OVER IT! You've got the whole world in your hand now. I'll be right back. |
I believe Christ is coming soon. Obama may just have to seek third term bid for the foretold prophesy to come to pass. Meanwhile, enjoy the lectures despite what it did to you. The last time I checked I'm using my paid Internet to browse. |
Comparative Apples with Apple Lekki Gardens targets 1,000,000 affordable units in 10 years. That's an average on 100,000 units per annum Gran Imperio Group (GIG) projected to deliver a minimum of 1000 upscale but pocket-friendly housing units on a yearly basis. LSPDC was only able to deliver 20,000 units of affordable houses within 15 years. Average of 1,300 units per annum |
Meanwhile, Nigeria as at 2013 adds about 30,000 housing units (both private and public sector) annually which is just about 6% of Millenium Decelopment Goal. Our MDG goal is to have 500,000 housing units. Now, ask me when did our houses begin to fall like pack of cards. About the same time, I guess. ______ Source: 3invest Real Estate UNITE FIRE Conference 2014 |
Interesting Reads: Lekki Gardens in ambitious projection, targets 1m housing units by 2023 With what is, arguably, an impressive outing in the last three years during which it excited the Nigerian housing market with about 15,000 housing units in a total of 48 projects, Lekki Gardens is out again with an ambitious projection that targets one million housing units to be delivered by 2023. This target, according to… http://businessdayonline.com/2015/07/lekki-gardens-in-ambitious-projection-targets-1m-housing-units-by-2023/ Average of 150,000 units yearly. If the whole threads and topics on Nairaland properties were to be a building project, it wouldn't have reached 100,000 units. Interestingly, a company which launched her flagship project about 4 years ago is promising to meet 8% of Nigeria housing challenge within 10 years. That's not ambitious, it's overzealous ambition. |
Lagos State Halts Lekki Gardens' Construction http://akinwunmiambode.com/building-collapse-lagos-halts-lekki-gardens-construction/

It seems some people in the government are following this forum in ghost mode. We no care so long you do the right thing. Halt 1. a suspension of movement or activity, typically a temporary one. |
mavverick:See as you fall my hand big time for the presence of the whole world. Incidentally, you're still the only client who has ever visited me in the office, home and I visited your house. Ate in your house and our usual joint at M***chicken and Sangotedo joint. As per owing workers, you have records bro. i guess I owe when the owner hasn't reel out fund. And if there's any evidence contrary to this claim, you can provide. You know what I mean baba. Meanwhile, I don't want us to spoil this good mood. Intelligent discussion resumed. |
crisisng:Bros, you made my day with this comment. Can someone open a thread on Lekki garden make I finish them? I don't care what anyone feels about this. Aguntan wa o je labe geesi, Ise owo wa la wa nje. You go be Baba ita be dat if you're an elder. Also, I do not own multiple ID. I have just Brabus and Brabus NG (which I created when Brabus was banned by Nairaland spambot). Babalose is one of my paying client. I think you owe him an apology. I'm a friend and a harmless business man. |
Stale News |
@ crisisng, how many bottles have you had today? You need to stop. Let's maintain a clean house. The elders are beginning to show face. Hajji Mufutau55, eku Agba o. Ai y'aju s'oba... |
mavverick:Thank God you heed to my advice. Even though you choose not to give credit to God for using me. ![]() That time we used to chop Amala together. I remember how we choose to face Lekki II project instead of Lekki Garden then. Thanking God for you. _______ That's the reason why experience counts. I knew how disappointed you were then but I'm happy 4 years after you were able to see what I saw back then. |
NL1960: EgunMogaji:According to I'll share the link to the sordid story. Edit: Sorry, it's Vanguard. The newspaper did full coverage of the event. http://www.vanguardngr.com/2016/03/mother-child-16-others-die-as-5-storey-building-collapses/ |
crisisng:Everyone is entitled to be stupid, but you abuse the privilege. I'm done today. Enjoy your happy hour! |
crisisng:Keep talking, someday you’ll say something intelligent! |
@ crisisng, I'll like to encourage when you come back. Shock me, say something intelligent and try not to trip over a cordless phone. I don't do those type of drink you're ordering. Gimme, Moët. I'm at the VIP corner awaiting your intelligent piece. |
crisisng:A big Q for you. Are you always an idiot, or just when I'm around? Your profile tells a lot! |
crisisng:“The only thing more frustrating than slanderers is those foolish enough to listen to them.” The thread is yours now, let see you make a positive impact. I am not anti-social. I just don’t like you. I'm not used to your way of life. 29 hate posts - that's a hit back-to-back. You've got a good heritage. Have a good day bro! |
crisisng:Of course, it is. Let's do the usual beer parlour gist. It's past 1:00pm Time for intelligent discussion is over. |
Uberness:Thanks bro. |
segcymoor:So my Oga sef no know person! Or you're not qualified to build collapsible structures for Lekki Gardens. It's quite unfortunate. Well done bro! |
@ Skimanski, It will be shocking to hear that I've only visited Lekki Garden once in my whole life. And the visit is unofficial. I just went to pick a friend sometimes in 2012. I can spot and sense danger from afar. I saw a lot of cosmetic repairs and I just moved out immediately. The thing no even shack me at all. Unfortunately, there's no remedy! If the Engr was sacked in January, why wasn't the building sealed up and marked for demolition as usual by LASBCA? Oga, there's rot in the system. |
FastShipping:Bros, I know we are not calling names here so I don't expect more people to attend. But this is intelligent discussion, you're welcome to the truth. If they can't talk, we will say it and nobody can stop us. ______ If God ever choose to grant my wish, I won't build a storey building in Lagos because building collapse is not about you alone, it's about the environment. In an environment where every house must sink a borehole, septic tank and waste water pit; sinkhole is inevitable. Too many soils have been disturbed and not restored back to original state after mining. So when it rains and nature does its thing, we start looking for the cause when the truth is right before us. So failure in such environment is very predictable. Can we ask ourselves how many bungalows have been reported to collapse in the last 2 decades? |
EgunMogaji:It reminded me of this song during our primary school days. It's about the story of a wise man who built his house on the rock. There was a heavy rain and his house stands. _______ 99.9% of Lekki structures can't survive where I built my structure because they blast limestone everyday. Imagine, a structure fell due to heavy downpour. What happens when there's seismically induced vibrations. Or we think, it can't happen. Nigeria is free from all known disasters abi? Na imported rods I use? Most of the structures around Lekki are overloaded and more live loads imposed. And we don't take geotechnical test as important. Much respect to the one and only Nairalander who dumped Lekki land for Agbowa (very solid land) after seeing the result of the soil test conducted for him. Just few weeks ago, we saw another Nairalander on suicide mission, planning not only to construct on govt land but on rice swamp and asking for ways to go about it on the frontpage. Where's the govt? They're not on Nairaland. We want granite/marble floors on concrete slab over peat soil foundation. What happened to lightweight construction materials (laminated floors, epoxy, wooden slab, Aluminium struts etc). Every pin and spoon taken into a building add to the weight of the building and as a result we need to create more awareness on loading of structure and not how to build a house with cheapest amount. Again, Ologbon nkole s'ori Apata ... |
