lastpage:Our form panel rentals are estimated at N1,200 per linear metre, based on the outside wall surface area. The above estimate includes the form panel rental only. Tie bar rental and braces are also available for an additional cost. This estimate assumes a 2-week rental period for a typical foundation work and it excludes transportation, assembly and removal cost. Final estimates are calculated based on customer sketch or drawings supplied. |

New and Fresh - Residential Remodel of a House in LASU As a design/build company we get to work on lots of our own projects, but we also have the opportunity to work with clients, architects and other contractors. Working with our clients is actually an important part of our business because it allows us to branch out and learn about types of design or construction we have not worked before, and also see how it fits. This residential remodel project was designed by NextHome Design and Build Co. with a true contemporary Northwest feel. As part of the traditions, we'll be sharing some photos we took while walking through the house. Thanks to the homeowners (a Nairalander) for appointing us as the Principal Contractor for this project. Follow us as we build the LASU Multi-Dwelling Unit.

Design Inspiration for properties with great character - NextHome In my opinion, windows and doors have contributed largely to ruining the character of our properties. And many people knoweth not. Windows and Doors are the first thing that greets your prospect. Perhaps it doesn’t matter how our houses have been modernised over the years. If it lacks character, it is just another building on the block without value. So, if people buy houses that have “character”, why can’t that character extend to your doors and windows?

Project Update: Eafa's Treasure by NextHome External/Internal Decorative Finishes Ongoing
|
New and Ongoing: Agungi Terrace by NextHome At NextHome we believe great homes starts with the foundation – and that buildings should be designed to be responsive to and respectful of the surrounding environment. This Agungi Terrace project got us thinking about construction efficiencies and time-saving techniques especially when building in water-logged sites. So… today’s picture post shows the assembly of the formwork for the footings and the foundation walls of this beautiful project and how we planned to minimize air infiltration, conserve resources, prevent groundwater contamination and protect the completed foundation from moisture damage over time using marine-grade plywood.

Mixed-Use Development at Thomas Estate - Formwork been removed

Sir FastShipping, I wouldn't want to say more than this on this topic. The major reason I think you'd assume or think there were no support underneath to support the columns on the cantilever section are: 1. Because the section where this 5 columns are located have been plastered and the wall raised by two courses of block. But if you ask me, the reason for this is to prevent flow of water from the first floor to the shops underneath and it was painted to match the color of the shops underneath. I intentionally avoided taking picture of the shops because it's not the main object. 2. Because you didn't see any rods protruding from the slab in this areas. But if I may ask, do you simply think we (NextHome Builders) will have columns without any attachment to the existing structure? Your honest answer will be appreciated. It helps us to review our position and opinion of readers about the quality of our job. Assuming there were no plans to raise the structure, I asked that you study the pictures in detail so that you can see that they didn't break the slab to anchor the column extensions to it. I'll continue to dig for other pictures of the building maybe I'll get you the ones showing the short columns. 3. Because you think there were no plans and approval for the proposed development. Of course that has been cleared in my last post and those details were given to me as far back as September 2013 so it wasn't an after-thought anyway. Now, I'm not the project manager of this development. I'm just another contractor in the project and I cannot speak more than this but in my honest opinion they did the right thing. In a separate post later today, I'll explain beams, cantilevers, point loads and structural columns as I understand it. And hopefully, I'll visit the site once again this morning, I can request that one of the columns be chiseled to see what was inside to clear all doubts. But really, am I prepared for this? NO. Better things competing for my time this morning. Good morning. |
mufutau55:Good morning Hajji mufutau55, Good morning the whole house. You aren't made a class captain for nothing. It was a deserved honour. You can never be wrong on this. Now to set the records straight those who knew me so well know I don't get involved on projects without detailed analysis of the project. In fact, I request for full detail designs before getting involved. In this project, we were contracted to deliver the formwork but I asked the client to give me the drawings of the building to study before making the quotes. I doubt we have many carpenters that will request for such details before commencing work. It was as if I knew we would have this argument. The building was structured for stories and here's my submission to back up the claim. It's not just about pictures which are limited to the snapshot of what we were able to take.
|
In the meantime, please study these pictures from the same building before my response. Take a good look at reinforcement on top of the slab and their positions
|
FastShipping:Bros, you just want give me work for nothing. The experts will be laughing now. Let us leave this till tomorrow morning. If your question hasn't been answered, I'll give you a lecture on framed structure and importance of beams in house with cantilevers. I'm sure you're expecting to see a pillar coming straight from the ground up the foundation. Thank you for thanking me ![]() |
Agungi Terrace by NextHome - a design, build and sell real estate investing strategy. Build and Sell is the in-thing now! Just look around you, big real estate developers are doing it. They buy big parcel of land, build their projects, and sell them for a huge profit. You might be thinking “Cool idea, but I am not a real estate developer, build and sell is for the big boys, and I don’t have that much capital, expertise, blah, blah blah..” Building and selling real estate requires more capital, resources, and expertise (especially with the building part). But if you think about it, these BIG BOYS, the developers were not as big as they are now when they started right? I believe that every real estate investor should aim to become a real estate developer. We just need to dream big, start small, and learn as much as we can from someone who has done it before, and take action! Agungi Terrace and Plot 10AB are design, build and sell projects of NextHome Builders in partnership with private investors. You too can if you want it enough and the good news is that no amount is too small to invest. Speak to us now! 08023429122 (Bosun), 08091918756 (Bolaji), 0700NEXTHOME

FastShipping:@Sir FastShipping Unfortunately, I quoted you before you could make an edit. Instead of deleting your post, a simple apology is more than enough. It shows you're a gentleman. I do that all the time. No one will crucify you for that. |
FastShipping:Now I'm beginning to suspect your move cos I don't know who removed pictures. And why should I? The site info is provided for those who wanna see. Thomas Estate is a well known area in Ajah. FYI, I didn't remove any picture. Please check well again before making comments. |
Agungi Terrace Is Here! Most of you have seen bits and pieces about our house design and build project… Inspired Spaces For Today's Lifestyles Here again, I am excited to officially “announce” on this thread that we are building again! On this thread, I'll be sharing a little more of our construction journey with those who aren't familiar with our build process. I won't be blogging more often like before due to the ever busy schedule and our first JV project (a 24 flats loft apartment in the heart of Lekki, Lagos) coming up very soon. However, I promise to make it all fun by bringing you all the fun details as the Agungi Terrace project unfolds. Thank you once again. |
^^^ Even though we aren't the builder of the project and neither the contractor handling the reinforcement work, we were sure they did everything right before we installed our formwork. So when you're in least doubt, please ask question. I hope you get my drift. Thanks
|
FastShipping:They are not standing or you think so? The 20 columns are hooked to extensions on the first slab of the building. You can click the link in my post above for more pictures. You are wrong anyway. |
