Lesson Learned: Truth Needs No defense. When you find yourself in a situation where people are coming at you, and demanding that you explain yourself, or if they are being mean, rude, hateful or cruel, making any kind of accusations that you know are not true or of your character – remember that you need not defend yourself if you are in fact being truthful. Your truth’s defense lies inside of you, your life and your actions. Truth is constant. The truth needs no defense, it can take care of itself. The truth will always stand on it’s own. The truth can handle people who are misinformed without being affected. May we all continue to receive the reward for our deeds in million folds. Amen.

The more knowledge you have and research you do, the better the chance of your investment paying off. 2. Choose a promising area Promising does not mean most expensive or the cheapest. This is where many investor got it wrong! Promising means a place where people would like to live and this can be for a variety of reasons. I hate to hear stories like "5 minutes drive away from proposed XYZ", permanent site of ABC.... Blah, blah, blah. I believe in reality. Once again, research your market. Where in your town has a special appeal? How good is the transportation? Are there good schools for young families or are all they proposed additions? You need to match the kind of property you can afford and want to buy with locations that people who would want to live in those homes would choose. These might sound simplistic but they are the most important aspect of a successful buy-to-let investment. In Lagos, for instance, it's fair for people to invest in property close to where they work. 3. Do the maths Before you think about looking around properties sit down with a pen and paper and write down the cost of houses you are looking at and the rent you are likely to get.
