We designed this 3 bedroom bungalow with attached mini flats on a half plot. The idea was to create something modern, clean and still practical for the current Nigerian economy and land realities.

Recently worked on this living room concept for a modern apartment project. The goal was to keep the space warm and minimal without overcrowding the ceiling or walls. A few things we intentionally focused on: Full height TV wall panels to make the room feel taller Indirect warm lighting instead of too many spotlights Neutral fabric tones to balance the dark wood finish Concealed lighting details to avoid visual clutter Large curtain drop to soften the space and improve natural lighting

Design Brief : Mini flats Designs Just wrapped up a 8-unit mini flat design on a 600sqm plot for a returning client. The goal was simple push the land to its limit without overcomplicating construction. Mono-pitch roof, tight but functional planning, and proper ventilation across all units. With how things are going, this type of layout is quietly becoming the norm.

TheMensch:A team comes to the site with a drilling machine and bores a small hole into the ground (sometimes up to 6–10 meters deep depending on the project). As they drill, they bring out soil samples from different depths and record how the soil behaves at each level whether it’s soft, firm, wet, sandy, or clay. They also carry out a test (called penetration test) to check how resistant the ground is basically how hard it is to push into it. All these results are then taken to the lab for proper analysis. At the end, you get a report that tells you how strong the soil is how deep your foundation should go and the type of foundation suitable for that land. |
One thing many people overlook when building or renovating is soil testing. In simple terms, it’s just confirming if the ground can safely carry the structure you’re putting on it Issues like this usually trace back to either weak soil or foundation done without proper soil information. (Like you rightly stated) Not all land behaves the same, some soils retain water, some are too soft, and some expand and shrink. If that isn’t properly accounted for from the beginning, problems start showing over time.
