if 35m can build a duplex in this tinubu regime of 2025...that means 10m to 15m would have built it pre tinubu/pmb of 2015/2017 the total footprint of design is 6m x 8.5m, you probably missed that It’s not a big house, and the member is asking cost to build on a stable land. And Ofcourse choice of finishing can set you aback to an infinity amount. |

I will wait for the foundation blocks to be set first and if it exceeds 6 courses I will kuku insist on the plinth beam. It will cost me more because of the iron rods but I won't mind, I'll take my time. And on this sir, let's assume it's 5 courses foundation blocks, would you still recommend I do the beam, then ignore the tie beam with lintel as it could be considered as a waste of money.
It is just a storey building with 3 mini flats and 1 3bedroom, 1 self con and a mini flat on the first floor. I don't have a structural design only the architecture design
Would you suggest I insist on 16mm instead of the 12mm recommended?

TeamLeader: Today sir I talked to the person in charge of my project about the foundation beam and he said the beam will not be necessary that it is when it gets to lintel level that they'll do column beam all round the pillars and the lintel.
According to him, His main reason why the Foundation beam is not necessary is simply because he said the land is a solid dry flat land and not waterlogged
I'll like to ask sir, is that enough reason?
He also said I'll use 12mm for the iron rods all through the pillars.
I'll really like to hear your opinion sir.
Thank you very much for helping out. Firstly there’s a difference between plinth beam and tie beam. So regardless of the nature of the land if you have a high foundation, you should consider a plinth beam. For a foundation whose total block wall course exceeds 6 I will prioritize introducing a beam at the plinth level over lintel. Reasons Plinth beam helps chain all your columns at foundation level, if at all any settlement will occur it settles uniformly at that level 2) consider that you have a total of 16 course high wall from foundation to lintel level, the wall becomes susceptible to shearing at the base 3) when you adopt plinth beam, it helps carry the 9-10 course of blocks above the oversite concrete (German floor). But lintel primarily cater for the load above the opening (2-3 course of blocks) the main load distribution is done by your first floor beam not lintel. Some persons see chain lintel as a waste of funds (but that’s discussion for another day) Concerning the reinforcement bar size Do you have a structural design? What does it say? If not you should consider getting one However, rule of thumb suggests that if it’s a storey building you are constructing, y16mm is best considered. |

However I have few questions to ask if you won't mind sir because the project I want to embark on is similar to this design.
1. How many courses of blocks from the floor made before introducing the foundation beam?
2. For the pillars/columns to the beam, what type/size of iron rods used?
3. Like how many tons iron rods will do the pillars and the beam before the German floor?

Celepope: It’s a storey building. And the criminal former Engineer used 6 inches all through upstairs. Someone said he is supposed to use 9 inches in some areas. [/b] The decking isn’t cantilever. I just don’t want the pipes showing from outside all through out the house (3 areas - Masters bathroom and two rooms upstairs which aligns with the two rooms downstairs) I’m being advised that cracking the wall may weaken the wall and lead to a collapse. I detest seeing duplex with pipes outside the wall and that’s what I’m trying to avoid. [/b] Here is another option in addition to the suggestions you have gotten here, you can still go ahead and place the pipes outside then tell your welder to fabricate a fancy laser cut cover It will be fabricated like a square with 3 faces instead of 4 (the open end will fixed to the wall, while the closed end will have the attached fancy laser cut design Since your building doesn’t have cantilever It will also improve the facade of your building, another advantage is easy access and maintainance Good luck

Is FOUNDATION BEAM necessary/compulsory when building a duplex? Though German floor will be done. And would there be any effects on the long run if the beam is not done but only the German floor.
Pardon my ignorance abeg na money matter I de consider. Thank you First of all There are two types of foundation beams One is plinth beam, the other tie beam A plinth beam is the one placed on the ground and foundation blocks laid on it and primarily it distributes loads from walls and columns onto the foundation, preventing differential settlement and cracks. while a tie beam resists lateral forces and helps maintain the alignment of the structure by connecting columns. For your instance I guess you are talking about tie beam This is why and when you should consider tie beam When you have a high foundation wall, it becomes necessary that you introduce a tie beam. It helps to break the length of your walls and colomns (imagine having to build 17 course from foundation to lintel, shearing might occur at the waist. It also helps tie all your columns together making them act and settle uniformly. fxtree: Hi all , I have a structural drawing and a bill of quantity that suggested using laterite for filling but my engineer said they often use sharp sand in the Simawa area ( in Ogun State) as the soil on the site is soft plaster sand and prone to shifting. The sharp sand improves its stability.
Please show true is this because 20 tonnes of sharp sand is quoted at 170k while laterite is quoted at 70k. Kindly advise If what your resident engineer said about the in-stitu soil is correct, I will advise that you follow the advise of your resident engineer over the structural engineer ( Especially if the structural design was done without a soil report ) These and more are the reasons why it's not advisable to fill foundation with laterite in place like lekki, The soil will behave as plastic Soil test is also very important when dealing with soils like that. Honestly the setback requirement for approval on half plot in Lagos state is something that needs to be reviewed in my humble opinion. On this design myself and the client (A honorable member of this thread) really worked together to achieve this Project details 7 units of apartments (combination of self contains, mini flats and 2 bedrooms apartment. First design for the year

Tochex101: The exterior is unpainted and only plastered... Attached is one of the major source of rising dampness we seem to overlook And I suspect, that is the issue in your Case Flower beds. can be a major source of dampness especially if not done properly, from your attached image, i can see that your flower bed is open without flower yet, therefore rain water is collected there without proper draining. Excessive moisture will be collected and retained at that point and later transfer to your foundation wall, from thence rising dampness start. Flower beds in itself are not bad, but most of the time wrongly constructed, it goes beyond placing kerbs around the building and filling it with sand, flower beds too should have damp prove membrane, which at best should lap some inches of the exterior building wall. Solution Confirm if you placed damp prove membrane on the floor before filling your flower bed, if not, you should consider that. Also If your building have a rain water collector at the roof, confirm that the down pipe is not been emptied in the flower bed area Happy new year
