Description: 4 units of Mini Flats

This building looks like a duplex from the outside,
but it’s actually a cleverly designed mini flat apartments

The goal was to achieve a duplex appearance
while maximizing rental units inside the same structure.

We recently created this short animation for our 3-bedroom bungalow concept.
What we tried to do differently is show how the same space feels across moods: transitioning from a bright day → golden evening → cozy night → then a peaceful rainy Evening.

Hello. I am looking to renovate a building I just bought, located in Ajah and I am looking for a builder/engineer. The building is very dilapidated and old fashioned. I will like to upgrade it to a modern look. Also there's an issue of water logging in the living room when it rains. I willneed to do some kind of elevation and build a working drainage/gutters.

This property is a 5 bedroom duplex with another three bedroom bungalow behind the main building.

Please suggest a professional with good reputation and fair pricing. It would be greatly appreciated. I am looking to move quickly on this project.

This is quite common with older buildings around Ajah. Before raising the floor level, it’s important to check the natural site slope and where the water currently travels—so you don’t elevate the building only to redirect the water into the bungalow behind.

A proper drainage redesign usually works hand-in-hand with the renovation.

Lagos State Reintroduces Building Approval Amnesty (Nov 1 – Dec 31, 2025)

The Lagos State Government, through LASPPPA, has reopened an amnesty window for existing buildings without planning approval to get properly regularised.

Documents typically required:

Title document or proof of ownership
Survey plan
As-built architectural drawings
Structural, electrical, and mechanical drawings (for multistorey structures)
Non-destructive integrity test report
Evidence of tax compliance
