1st why slate? Consider weight.
2. If you insist slate you will need 2x6 in formation of wood.
3. Akun is Lagos wood good u can get it in sawmill full if you want.
4. Itara you have 2type, sawmill & Fiadala(Hand saw), itara sawmil is a nature wood while Fiadala is not a matured wood.
5. Agberigbe wood may be another name somewhere else, i hv never heard of it.

i advice go for Aluminium longspan normal corogation.

What people should understand about estimation is:

when an estimator says you need 40 tonnes of XYZ, the fact you paid a supplier to supply that and you end up using '60 tonnes' doesn't make the estimate wrong..

The fact is except you have a weighbridge or a GOD fearing person, you'll be supplied 10 tonnes as 20 tonnes...

I ONCE WENT TO THE QUARRY MYSELF (in 2007) to buy granite, I followed the tipper all the way to the site and delivered it to a site I was project manager on; MY CEO came to site and asked how many tonnes it was, I told him 30T.. He's a Q.S with years of experience - he said; NO! its impossible who supplied it, I said One supplier like that.

I didn't tell him it was me, cos that wasn't part of my job description...

30tons Sharp sand is 45k sand alone, Transportation is 30-35k but owner want 50-55k sand which is 10tons, supplier will bring with China truck which carry 30tons to him or her, he or she had received 30tons

My price is high no doubt but impact on your budget is smile to yout face & relief to your expectation.

i will want to protect a supplier here, i pretend a client ask him to bring 30tons granite to Lekki, i also was coming with my own 30tons we both arrive late but to discharge in the morning. i told my boys if ask tell them different site. in the morning we are both @ same site. i did not say anything the owner was there watching. immediately he told the man to take back his truck.

Whats is bad is bad, no other name to it, but we call it busineeeeees. Madam we face it in our daily activities but we know is unfair not professional enof.

we get different type of absorber within us, some no get. i hv lost lot of money but thank God i no lost life. Even if i lost life on the process of trying to feed my family some stupid idiot, will tell me remaining workaholic, becos of money etc.

I bought a product from someone on this platform last year. The product ended up being defective. I came online, called him out. At the end of the day, nothing happened. I had to get the product fixed myself.

My lesson learned is that, if you're doing business with anyone you met online, have full details of how you can deal with them in the real world, using the prevailing laws of the state the transaction took place

There's no big issue here between madam Enyinne and 3D. It's just a misunderstanding.
Oga 3D believed that he had a job wrapped up but madam was still "checkitout" with other engineers.
It could have been better handled. Madam could have pointed out those items she didn't like and negotiate downwards. If 3D cannot accept those reduced terms, then they both shake hands and move on.
Let's never assume we have a deal until we get the first alert.

I dont really know about 1bedroom but standard full finished 2bedroom is like 800k and 3 bedroom like 1.2m . Building is an asset depending on location and land value,it will generate funds for a long time to come,if u spend 20m for 4 flats generating upto 3.5m to 4m yearly is not a bad deal and remember u still have ur building after many years ,well appreciated and can still sell for a good price then
