I think he is right. Government focuses more on state capitals. Aba and onitsha are not state capitals, destroyed during the wars and both cities are still prospering. In my state, you see only development in ibadan, other parts of the state are being neglected. Ogbomoso, oyo,saki, iseyin have little Government presence and they are ancient towns.
Akure is more developed than ondo and owo. Osogbo is more developed than ife, ede and ilesha.
In ogun, Abeokuta is more developed than ijebu ode.
Both onitsha and aba are more developed than state capitals- akwa and umuahia respectively.

After the university is commissioned it would take a while before the surrounding area reap the benefits. Remember private varsities don’t draw as much crowd as the public ones. School will probably have hostel on campus to cater for its students. Consider all these factors and more.

Never be in a hurry to buy a landed property. The rush is usually created to push you to make a hasty decision. If it was that much of a hot cake it would have been paid for by now.
