Your artisan, Not your Engineer.
Even a pupil Engineer knows that a building drawing is not complete without Architectural, structural, plumbing and electrical. The only difference is that for a bungalow you may not require a Registered Engineer Seal and Building Approval.
Please your Artisans need complete set of drawings at site at all times. That's the only way you the owner can hold them accountable.

See, to whom it may concern, once your tank stand is at same height with your parapet, you're good to go and you will not notice any significant loss of water pressure until last drop.
Your point is valid for in as much as you establish a difference in Head, even 1inch, flow will occur until the last drop.
However in a multi-apartment building sharing a single water source, there is need to increase the Head even as much as 3m above the roof. The water reticulation design should determine the height. This is done to compensate for loss of pressure when occupants of lower floors open their tap and you experience that apartments above drop in flowrate or even stop flowing totally. So the higher your tank, the higher the pressure, but you need to also appreciate the fact that the higher your tank stand, the more it is prone to collapse. At certain heights you are required to consider Wind loading. So in this part of the world where we do a lot of copy and paste, assume you use same member sizes for a tank stand whose height fell just short of wind loading consideration to build yours with extra 5m height for adequate pressure?
Summary, you can't practice construction without adequate professional inputs which are backed with engineering design.

To construct a conventional soakaway is from 650k and runs to millions of naira in area like Lekki depending on the nature of the land but biodigester is almost average of that price

This is what my tiler said yesterday
The question rather is, what is the use of skirting then determine if it applies in other rooms but not the kitchen.
1. Skirting is used to close the gap between the wall and floor tile. Tiling is done from the centre of the room to the sides, so the skirting tiles cover part of the off-cut tiles falling at the sides.
2. Also prevents dirt from going into the crevices between the wall and floor while cleaning the floor.
3. And more reasons
Obviously these reasons apply to the kitchen as much as the bedroom.

The deliverables are both Architectural and Structural drawings.

And also that the work will be peer reviewed before the final 75K is paid.

I am just understanding the approval bit but I guess the drawings should be used for that also.

Construction of buildings more than a bungalow requires the presence of the materials testing unit in most Nigerian states, Lagos inclusive.
You must have LSMTL on site during every casting, as such all sealed and approved drawings should be in place, and that is what will be used for construction, nothing less.
Like I advised another client (having issue with a Roofer) your Contractor and Supervisor shouldn't be the same person. You need to recruit a very competent Civil Engineer (Coren registered) that will guide you through every stage of this building project. S/he would have prepared a work scope with deliverables for each design discipline.
So I believe you get the idea regarding what you need do to ensure you don't have issues with so many workmen you would encounter in the course of this project.
Someone was counting losses as much as N1.75m yesterday. How much would he have paid for a professional supervision ?

God bless you sir. He asked of Structural only but he doesn't understand construction so I made him understand that no Structural without Architectural but I volunteered to do the Architectural for him so he can save money. I myself I don't do Architectural much because I have too much steel structures on weekly basis. There was already a foundation on ground and I took the measurements to align with the foundation. I didn't just create that Design I can do better than that but I had limited option since I have to Design according to the dimensions on ground.
I am a bit concerned that this exercise is based on an existing already built foundation on site.
And it is for a 4-floor building? If I read all these correctly there are some concerns I need to be sure you took into consideration in your structural design.

For the records, the minimum basic features of an Architectural working drawings includes;
Location plan
Site plan
Floor plans
Roof plan
Roof covering plan
Roof framing plan ( for wooden works only)
Reflected ceiling plan
Sections
Elevations
Details
Door/window schedules
Finishes Schedules.
Finally 3Ds

Following this basic features religiously one could get as much as 20sheets of well detailed drawings for a 4-5bedroom bungalow not to talk of this one with about 2/3 suspended floors.

Left for me, this does not qualify to be called an Architectural working drawing, infact any Architect that seals such drawings needs to be questioned.
The service provider is a Structural Engineer. And I read somewhere he said the architectural drawings were included since there couldn't be Structural drawings without Architectural and that is true.
Before we judge, we should ensure we understand from both parties what deliverables were earlier agreed on. Reason I always encourage professionals to have written agreements even if your client is your mother.
Talking of "Architect seal", that comes with a price. Are you sure the structural drawings will even be sealed.
I read the drawings are for "construction" and not "approval" . While I do not know how this "short-cut" will work, considering it's a multi-floor building, I think @unzend needs to tell us what was agreed as work scope.

It's your responsibility to engage a review team same time you were engaging the design team to ensure this type of misunderstanding doesn't arise.

At the red letters... I will suggest you don't follow such approach as it will result to future losses for you. As a Coren Engineer, who has practiced for decades, I can assure you that.
The only short cut to save funds will be to engage a Supervising Engineer ( if you don't already have one) then s/he can help you with the review of the drawing completeness and Structural design adequacy.
Then you pay the Design engineer. But again, if proper agreement is in place, the review shouldn't stop the design engineer's payment. There are in-situ conditions that will show during construction and your design team will be called on to make some quick modification.
Point is maintain good relationship with your Engineering team to avoid quacks.

I have one question concerning cracking, the wall here was screeded 6yrs ago. What sort of cracks are these ? Will paint cover up or it needs to be opened up and filled with a filler then painted again ?
Do the cracks extend from the foundation? If not then they are not a structural concern.
If the cracks are localized to the area of the picture attached, they are most likely due to excessive thickness of mortar in that area.
Size of crack will determine the remedy.

Dear fellow Nairalanders

Just an update on the bad roofing work done for me by this quack ( Rotecch77) which I complained of, few weeks ago on NL

I spent another 2million naira plus to correct this terrible job done for me by this incompetent fellow, despite paying him over 2 million naira months ago for the same job but he used substandard materials and lack knowledge

The roof job was terrible because:
- no enough wood used for support
- Roof was not slanting therefore retaining water on roof causing multiple leakages
- 0.45mm aluminium was used instead of the 0.55mm I paid him for ( fraudulent)
Quite an unfortunate situation. But raises salient questions like are there no drawings or was drawings not adhere to (if so then contractor was negligent and owner can seek redress as he deems fit).
The 0.55mm to 0.45mm could easily have been detected at procurement even before installation commenced.
Lack of adequate pitch could also have been observed at roof carcass stage.
Sorry for the loss. A take away (learning from incident) for all Clients would be to ensure Contractor is different from Consultant (ie supervision). The N1.75m spent on this rework would definitely engage the required supervision. And the benefits of an additional, independent professional can't be over emphasized.

POP ceiling or Polystyrene Suspended Ceiling which of these two is the best and why?
Considerations: Cost, Maintenance, Durability, Aesthetics, Fire risk

I will not compare cost as this is very subjective since a very wide range of qualities (from original to sub-standard) exist.
In terms of durability and maintenance, polystyrene is the better of the two.
But for inflammability, I would avoid Polystyrene materials whether in ceiling or insulation especially when I know electrical wires/ fittings are coming close to it.
POP ceilings are also available as boards but I believe you are referring to the in-situ (cast in place) type. This offers 3D rendering of ceilings which the suspended roof can't.
So, I would go for POP ceiling with resilient blanket layed inside to keep rodents off plus absorb any moisture that could result to discoloration /maintenance issues.

While location is a factor in construction cost, it's not the only factor. Besides, I was talking about the cost of the building without considering land cost.
Like Seriously huh You seek building cost just by providing a picture.
Even if it's just for rough estimate, the proper approach is to state the floor area (first) plus picture . Then rule of thumb method can be applied. Else any figure you get is just futile.

While building cost (which you are referring to) might be same across the country the Worth of the property differs largely within a State or local government.
Get on any property mart and compare worth of a 2 bedroom house from Ikorodu to Gbagada.

Property valuation is not done by picture. That house can go for N10m; Location is the prime consideration.
