His fees are high. I spent lesser (400k) plastering my 4 bedroom bungalow in Benin. This includes both supervisor fees and labour for the job.
The guys who did the job were from Cotonou and I was very pleased with the outcome. If I have met them directly, I would have spent lesser than that.
I can also help you with their contact if you won't mind.
Even for my pop, my engineer told me it would cost me about about 1.4m. I met some Togolese guys, working in an hotel, after taking their leader to my site, he gave me an estimate of 800k with beautiful designs.

The difference is too significant bro. There are good artisans that can do great jobs for you. Besides, you're building a simple structure. Bungalows are not usually complicated to build.
You can get some contacts from redgem. she's willing to assist you. Negotiate with artisans and ask him to supervise them. Pay him for each supervisory job done. Although, he may insist on using his own team.


Don't overlook extra costs in construction. They make up huge sum when put together.

You can see the figure I gave you plus labour wasn't even up to engr labour charge alone!!! But it's a small unit get a good electrician to handle it for you . Work with the price I gave you as benchmark. Good luck

What I will pay in Abeokuta;
1st stage plumbing shouldn't be more than 50k (I'm being generous here and I'm assuming that there are 4 toilet/bath with 1 kitchen)
First stage Piping for this size should be 40k. I don't know what he's insinuating by using the word "complete"
Plastering...I won't pay more than 300k and that's if they're doing an extraordinary job.
About 3 weeks ago, I paid 500k to plaster 3 units of 2bedroom.
I paid about same amount to plaster a slightly bigger structure in June.
Note: these are for direct labour. Engaging an engineer will cost more. I would still suggest that you engage one though.

Ahhh 50k for what ? Use style find out where he is coming from for the job. What am I saying sef. Most of the prefer to sleep in the site until job is done. 30- 35k is ok oh for first stage. If u pay 80k for first stage get ready to pay 150k for the next oh. Nigerians never change! All projects I have handled I no Dey pay them pass 30k first stage .

It is very much okay to have a Masters bedroom with the arrangements you mentioned. The only problem is that it requires you to spend extra for 1 additional exit door Instead of the usual 2 doors exit for a bungalow. Thank you.

(1) You must not pass through your living room or dinning before you enter your lobby to your bedrooms. I wouldn't want every guest to determine who I accommodate by mere visit neither will I enjoy to-and-fro transit of individuals when I eat in the dinning. That's just me please.

(2) When I am in your living room, I should only have access to the lobby leading to the bedrooms through a door in the ante-room (waiting room)........The only access I should have from your dinning to your lobby should be through your kitchen.

I see houses that have anteroom directly leading to living room and dinning and straight to lobby and bedrooms as archaic or 'old fashioned'. That's my opinion please, sorry if it offends you.

Both are very elegant designs, only for those who have seen modern house designs. You can go for it if you really like it. The costs can only be clear if the building plans are out, actual sizes of a building helps in clearing some issues for costing.

For a 4 bedroom bungalow, you can have a budget of 7 to 12m depending on lots of factors.

For a detailed estimate, you will need an architectural working drawings to achieve that.
