That was because when we started building universites here in nigeria, housing was not enough for the students and staff, so many universites had to build housing for staff...and students from scratch. Especially the old universites. That meant that universites had to essentially become small cities (something like ABU, OAU for example...and even UNN.).
2. European universites are often times centuries old, and grow with the town. (And yes, many of them have properties all over the place...)
3. Some universites do take up large land mass...see the USA for example.
4. Again housing. Abuja for example has a big housing problem
Even then, Abuja uni can't build a lot of houses for staff now, but that was the idea back in the 1980's when the university was conceived...and back then housing for staff was not enough.
Your points are very valid. But it still doesn't justify a university needing 11,000 hectars. Even the 4000 is too much. UI is just 1,000 hectars and is quite big and thats with mostly individual lecturer homes with plenty of space. If the residential part were buily tighter and with more multi floor apartments and maisonettes, there would be lots more space. So not to talk of 4000 hectars.

I hope what you realize in Naira when you sell it will make sense. Houses in Nigeria are not always liquid. Sometimes you need money in 6 months and you start putting the house on the market. You may not get an offer that interests you till 12.months after. I notice Nigerians don't like houses somebody has lived in for many years, except to demolish for the land. We typically like new houses.

I wouldn't believe people do this till I met a girl who told me she sold her eggs. If I recall, she was given N250k or so. But the procedure left her unwell for like 3 months, due to the hormone injections she had to be taking for a few months. I have 5kva inverter with 5kwh lithium battery.
Everything in my house except washing machine, AC's and oven are connected to it. i even use my microwave with it for short times - like 5mins to warm food or electric kettle to boil water for tea, which is just few minutes.
But things that are on always are fridge, freezer, water dispenser. lights, fan and TV are used as required. Basically I dont think twice about using anything....I just use as I need it and it lasts me about 10hours, so roughly I consume about 0.5kwh every hour.

This 80,000 litres a month amounts to N88mln. This makes no sense. I'm not sure what the power requirements are on on a KW or Kva basis, but their are industrial containerized inverter and battery management systems that will provide electricity they need. And if they have space, they can add enough solar to take themselves off grid.
If they spent N300mln to set that up inverter and battery system, they would save money in the long run.
