Well, back to the point: I bet you don't even know the meaning of gentrification. If you do, it wouldn't have been the best word to use in your context. In gentrification, the wealthy environment becomes too costly for the wealthy, and they move to less wealthy areas, not to make it better, but to maintain the same wealthy lifestyle at a lower cost. This inadvertently increases the cost to meet up where they left off. E.g., the case of Yahoo boys moving from Lagos to Delta, Edo, etc.

But for this instance let me address you.

1. I stated in response to you that gentrification will eventually see to more areas like Ajegunle that was once a slum getting a face lift and the main reason for this is an increase in middle class population who are priced out from moving to high brow areas .Gentrification happens alongside govt actively improving public space and clamping down on crime which is what Lagos is doing more than any state and that's why the same Lagos that still has a growing middle class is more poised to see to gentrification than say your stagnant Aba. Abuja is not experiencing gentrification because it is as elitist as can be and there are no real jobs powering the economy over there that can see to middle class growth. That's why slums and shanties are expanding and springing up across the FCT. This is the very opposite of gentrification which the govt solves by demolishing slums and re alloting the cleared slum to estate developers. Real gentrification occurs where you have a real economy that attracts talent that will eventually enter the middle class income group.

2. You made mention of Chinese model without even explaining what it is. For your information, just 40ys ago, 80% of the Chinese population lived in small towns and villages and were engaged in mainly agricultural sector. With China's industrialization, cities began exploding as rural workers moved to them searching for jobs. In response the Chinese began building entire cities from the ground alongside industrial zones.

The Chinese model boomed in the early 2,000s with direct investment via soft loans from the Chinese central bank in an effort to boost GDP. The Govt even allowed foreigners to buy into the Chinese housing market but pulled the rug on that move when it became clear that western investors were buying up more than one property to hold . Xi then declared that housing was a right and that any foreign holder who was playing the housing market by simply using it as a investment hedge in hopes that housing will see a cost explosion in future was banned from the market .

The Chinese model you are talking about involved the Chinese govt building entire cities from the ground using public funds at low interests so that the average Chinese could afford and repay the mortgage loan.

Most of these new cities came about just less than 30ys ago and sprang up on virgin land and this model is one of its kind and has never been replicated .

Now tell me, which community in your confederation of villages state will allow the govt to take their land and build mass housing ? Only Abuja has done such a thing and it came at the expense of the indegenes.

No sensible state will want to be like Lagos.
Developing exclusive cities at the expense of increasingly impoverished areas is not "development" but a facade.
It takes the models of China and the UAE, where 90% are extremely poor, yet some areas are heavily built up just for the show.

A better model is the American, Israeli, Japanese, etc. model, where everyone, everywhere, is rich.
The only ghettos you see in these countries are ghettos developed by those who willingly disenfranchised themselves.
But all of Lagos is a ghetto, only a few exclusive areas. That is not development bro. It should never be copied.
Why has your state not adopted your so-called Chinese model?

Also note that up till the early 90s most of New York city outside Manhattan was technically a slum.

Gentrification of the other 4 boroughs (Brooklyn, Harlem, Bronx and Queens) began with buying up of entire blocks, renovating it and renting to richer clients. The State District Attorney back then, Rudy Giuliani , who successfully ran on a tough on crime campaign, dislodged organized crime groups and jailed inner city gang members thereby reducing crime across the city. This led to gentrification of what was once ghetto layouts and crime infested boroughs .

As Lagos continues to attract more and more people from across Nigeria, the issue of slums will persists but you can already see gentrification of most parts of the mainland as the Island and Lekki axis gets more and more expensive

Places like Yaba, Ikeja have all been gentrified and as long as growth and individual success is guaranteed for those who tap into the bustling Lagos market, investments will flow to other parts of the city .Even Ajegunle is wearing a new look as both the State and Local govt have been constructing roads and drainage s and the area is having a new look as people buy and renovate old houses.


Also, the slums in Lagos are far better than anywhere in Aba.

I was battling with network issues recently, and it reminded me how difficult it has become to survive here. There is no stable electricity. Most of us survive on generators.

South Africa achieved significant progress in electricity within two years, yet after four years, nothing meaningful has changed here. It is still the same story and the same daily struggle.

Now, remove emotions for a moment and look at the reality:

A kilogram of gas is about ₦1,400. That is extremely high for a country with very low salaries.
A crate of eggs is between ₦5,500 and ₦6,000.
A bag of cement is around ₦12,000. This is one of the reasons house rent has skyrocketed, because many citizens can no longer afford to build homes.
Renting a 2-bedroom apartment in most state capitals now starts from about ₦2.5 million and above. That is insane for a country where the majority of citizens are struggling financially.
Fuel is around ₦1,400 per litre.

Fuel powers our generators. If you run two businesses, you may need two generators.

For someone like me who works online, I need electricity almost 24/7. A huge part of my income goes into fueling and servicing generators because, most nights, my generator runs till morning. I work with clients across different time zones, sometimes at 2AM.

What does all of this mean?

Our purchasing power has dropped drastically.

Yet, despite these realities, the tax burden keeps increasing.

I honestly want to ask: does the government truly understand what Nigerians are going through?

Even someone earning ₦25m–₦30m yearly in today’s Nigeria is not necessarily living comfortably. A large percentage of that income already goes into solving basic social problems and surviving.

You pay for:

Electricity
Security
Healthcare
Transportation
Water
Education

Everything.

So where exactly is the money left to pay huge taxes from?

How many Nigerians can genuinely save millions yearly after handling all their responsibilities as parents, children, and providers?

To survive, many people are already being forced to reduce their quality of life:

Cutting down electricity usage despite terrible heat
Moving children from good schools
Switching from bottled water to sachet water
Selling better cars for cheaper alternatives because of fuel costs
Cancelling vacations and basic comfort

The painful part is that many self-employed Nigerians hustle endlessly just to stay afloat, yet at the end of the year, they are still expected to pay heavy taxes.

One of my friends, despite earning what many would call “good money,” is already in debt because of school fees and living expenses. Yet, government expectations are based only on income figures, not the harsh realities behind those figures.

And remember, this is a country where many parents depend on their children financially just to survive.

Honestly, many leaders cannot relate to what ordinary Nigerians are facing because:

Their electricity is sorted
Their security is sorted
Their healthcare is sorted
Their feeding is sorted

So they may never truly feel the pain of the average citizen.

Dear Nigerian leaders, Nigerians are suffering.

We are exhausted.

What could be done differently?

Reduce excessive tax burdens. Maybe 3 percent for now. Please, this country is poor or increase the threshold to maybe 50m per year if you truly wants to target the rich for income tax.
Fix electricity.
Tackle corruption seriously.
Improve security so farmers can return to farms safely.
Support the tech economy so more young people can earn online.
Invest in skills and digital opportunities.
Cut down excessive government spending and luxury packages for politicians.

Nigeria is a poor country with multidimensional poverty. In many homes, one working person carries the burden of an entire extended family.

Tax should not be the first priority when citizens are already struggling to survive.

As I write this now, my area is in complete darkness again. Families will spend heavily on fuel tonight just to have light for a few hours.

So I ask again: after paying for survival, where exactly should the tax money come from?

We are tired.

The bills are too much.

I want to understand why the sacrfice must be done by the suffering masses instead of the politicians. I am curios to know why. Why must I suffer what I didn't cause?

A referendum was approved by the regional house for a plebiscite to leave western Nigeria which no single Yoruba MP opposed.

But the case was the opposite in Enugu were every attempt by the minorities to leave the defunct Eastern region was frustrated by the Ibo majority.

This is where I give my respect to Yorubas for allowing the creation of Midwestern region to happen.
