Yes you can go back to the seller with a revised offer. Nothing is set in stone until you exchange contract.

Please I would like to know if there’s any restrictions with adding an extra bathroom to a purchased home? So, I have been seeing nice and affordable 3 bed and 4bed houses but the wahala is the 1 bath that comes with it 😅. I was wondering if it is possible to buy this type of house and then have builders fix or create an extra bathroom in such houses? Is this allowed?
The house is yours to do with as you please. However, certain restrictions might be in place depending on the type of title you have and the covenants in the said title. Planning permission might also be required in certain cases, but this will generally apply to external works.

Please, i just want you to guide me on the next line of action. I viewed a property and the owner is happy to accept my offer. I have already gotten a AIP from Natwest. Please, what is the next line of action as the agent asked me to submit our documents.

Estate agents usually do this to identify buyers that are truly ready. Your AIP should be enough proof that you are ready. Some also take it a bit further by asking for proof of deposit, not sure if you are required to oblige them this.

I know we talked about Mortgage advisor, Solicitor and Surveyor . At what point will each of this people come into the process.

Mortgage advisor>>Surveyor>>Solicitor.

I'll say a mortgage advisor is the first to contact once you've identified the property you are interested in. A good one is supposed to check the whole of the market for you to get a rate that is most competitive given your circumstances.

Next is the Surveyor, who carries out a survey and gives you a report that details the state of the property. Ideally, this should happen before you put in an offer, so you can put forward an offer that truly reflects the state of the property as detailed in the survey report.

Lastly, your solicitor, who will carry out the searches, do AML checks, interface with the seller, complete the actual purchase process and register your title with the land registry.

After exchanging contract, I hear completing takes 7-28 days on an average and might be quicker for new build which is my preference

1. How does one know what date to set as Completion date as one doesn't know how long it takes for Moneybox to send funds from customer's deposited funds to the Solicitorhuh??

It is out of buyers' hands and don't know how quick it will be

This Completion date is key as I hear one must meet it to avoid penalties Or one needs to extend if the mortgage offer expires.

Pick a date and communicate same to your conveyancer. In picking the date, factor in when your rent and other bills in your present home is due, this is to eliminate (rarely happens) &/ reduce to the barest minimum the chances of you paying both rent and mortgage and other bill on both properties simultaneously. Your conveyancer will then liaise with the seller's (developer in your case) conveyancer and agree on a date that suits both parties.


2. Must a buyer move in immediately after completion for a new build?

No, and it is the same for old builds too. You move in when it is most convenient for you.

I hear this a lot but how true is it? In case of many of the big Lenders, the interest rate is fixed and doesn't vary with credit score. The application is either denied or approved, interest rate is as stated on the lender's website.

Anyone else has similar experience?
There are specialist lenders that will give mortgages to those with not so great credit profile who generally gets rejected by high street lenders, it comes at a cost though as they don't offer competitive rates like high street lenders.

You can get a mortgage with any credit score, but how competitive your interest rate is will depend on your credit profile/history and not necessarily your credit score. So I'll focus more on the latter than the former.

How did they scale past the passport details section of the application please, because you can't continue with the application once you input an expired date, so how were they able to get around this please?
Update!

Application for renewal was submitted with my expired passport (I added my appointment slip as evidence of renewal with a note about the delay in getting appointment dates). Decision was made in about 2 weeks and it was successful.

Worry less about your credit score and care more about your credit profile made up of factors such as your payment history; age of your current account(s), credit card(s) and utility account(s) because the longer they are the better; your address history ( stay put in and address for as long as possible if you can help it) etc . These factors hold much more significance than the much talked about credit score.

Yes that's correct. In OP's case, he was only allowed to exchange contract, which means he can't back out of the deal again at that point without taking a financial hit. Money does not change hands at this point, it does at completion by which time I believe OP's LISA would have marked it's 1st anniversary, thereby eligible for withdrawal for the home purchase.

Out with a couple of friends, one of the guys works as a health care assistant. Moved into the uk in 2022 as a dependant. Currently earns £1605 or thereabout as take home pay after tax. Due to child care, he couldn't work more hours, said this is the reason he's earning such doing his 40hrs a week and claimed he is comfortable as his wife earns almost same too being the main applicant sponsored.

The wahala there is that, another bobo that works in construction blatantly told him, that is not a decent pay despite him covering 40hrs shift a week. Na so kasala burst o! Clash of egos, ironically, both of them just entered same time. Construction oga said he earns above £2k after tax. Told them even £1500 after tax is a decent pay, but the arguements is now causing a scene. I don book uber leave them. Our new entrants should take it easy

What's your take on this £1600 a decent pay after tax or not ?
Comparison they say is the thief of joy. Figures will always be relative as what is decent pay for friend A might not be for friend B owing to several factors( lifestyle choices, location, family size, future plans etc) that are peculiar to each of them. They both should learn to be circumspect and enjoy their respective "decent pay" while putting in the work to better themselves so complacency does not set in.

Some persons here, babies born in the UK do not need to switch except of they intend to travel in and out UK, they can stay and enjoy the same benefits as the parents does until they turn 18.

I equally saw this on UK.gov website:

Children born in the UK
If you have a child while you’re in the UK, they do not automatically become a British citizen.

You must apply for your child’s dependant visa if you want to travel in and out of the UK with them.

The form you fill in depends on whether your child is inside or outside the UK. Your child must either:

apply online as your child inside the UK

apply online as your child outside the UK

You’ll need to provide a full UK birth certificate for each child, showing the names of both parents.

You must apply for their dependant visa before they turn 18 if they want to stay in the UK.


Moreso a parent/main applicant in the healthcare sector do not pay for ihs, how come according to your submission; that baby would pay for ihs?

Wrt IHS, what applies to the main applicant applies to their dependants. If main applicant is exempt from IHS, so is thier dependants and if liable for IHS so too is their dependants.

Those who don't get their UK born children on dependant visas are essentially taking a risk by hoping that the children won't need NHS care beyond emergency care, because that is the sole purpose of getting the visa aside taking them out/in of the UK. So if you are not comfortable with the risk, apply for their visas, if you can stomach it, then ride the wave.

The tax year is from April 6th - April 5th the following year, so yes you can and will get the full bonus on both deposits.

You can also withdraw for your home purchase as long as you've had the account for minimum of a year before your withdrawal date. If you withdraw before the 1st anniversary of the account, you'll have to pay a penalty for withdrawing early.

As a new driver your insurance will naturally be high, adding your choice of car and the general increase in insurance premium, the quote I think is not exactly out of place.

Always get an idea of what your insurance will be before purchase to avoid surprises like this, comparison sites will allow you to post date the purchase of the car.

Your "local driver license" as you put it is actually the international driver's license required to drive here in the UK. In Nigeria it is national driver's license, in any other jurisdiction outside Nigeria it is international driver's license. So answer to your question is no. You need the "local driver license".

In the section where it asks for passport expiry date, I add a year after to scale through.
Then at the end of the form whee it asks for any additional comments or any space I find I write a short letter there explaining the date change in order to scale through and explain coherently to UKVI my current situation with renewing my passport in the country and I did not want to delay further with my visa application and risk becoming an overstayer. That I am making all conscious efforts to have a renewed passport but have to renew my visa so I do not become illegal. I also state that I would submit the new passport details as soon as I receive it vis a vis time frames of the Nigeria High Commission. The second time I added my passport payment receipts and form and told this in the cover letter.

I have renewed my visas + family x 2 without applying for Nigerian passport when it expired as High Commission gave me so much trouble . Home office allows this so that nobody can claim they overstayed because they did not have a valid passport to apply with. As long as you are a temporary migrant inside the UK with a Brp you will be allowed. Just state your personal circumstances on your application form and go through. Whenever you receive your home country’s passport, you update the Home office with its details by filling the update form online free of charge. This is what I did.
Don’t leave your child without a visa saying you were waiting for Nigerian passport or leave yourself without visa and/or overstay saying you were waiting for Nigerian passport.
How were you able to get around the passport details section of the application with an expired date please?
