Hello,

I've been searching for a 1 Bedroom Self contained apartment in Lagos within Surulere axis.

As a first step I decided to check the internet to reduce the stress on my part and I found a good deal eventually.
A 1 bedroom apartment with kitchen, etc. Plus parking space in a good location off Randle Road.

Then I called the estate agent and heard the most shocking news.

Rent. 120k per annum
Commission. 50k
Agreement. 50k
Caution fee 10k
Total. 230k

Now my First question is this. Why pay additional 110k for an apartment with 120k rent?

Number 2: Who determines these charges and is there a regulator?

Number 3: is there a fixed percentage to be paid as agency and commission or these guys just fix prices arbitrarily?

I will be glad if someone can enlighten me

Commission and agreement should be 10% of the Rent. Caution fee for #10k to me is Ok. Commission goes to the estate agent while sometimes the agreement and Caution goes to the Landlord. So the 50k for commission and agreement is ridiculous.

It seems they are out of stock on the Yamaha ET950 but the Capacity is about 0.78KVA but they currently have the air cooled type which is a 4 stroke engine and is equally good if not better and will serve the same purpose. Attached is the picture of the ET950 and the new one they have and it's the same Capacity which is less than 1KVA. The difference between the 2 is for the ET950,you mix engine oil with the Gasoline while the new one isn't like that. You can contact John Holt Plc and make your inquiries.

My brother,I don't use heavy equipments o. I noticed the consumption when fridge isn't on and when it is on,isn't much. How much is that yamaha gen you're talking of?

If you have the big Gen that can power your refrigerator, I will suggest you use that if phcn does not supply power just to power your refrigerator and use the small gen for TV, Musical set, Fan and lights which I still will suggest energy saving bulbs. The last time i bought it was #42,000 and that was before the foreign exchange ish. But I guess it should be up to #55k now or more but you can Google John Holt and make your inquiry. They are located at kudirat abiola, Oregun Ikeja. But trust me, that Gen is super and you will have peace of mind compared to the substandard one.

It depends on what you are powering with your Gen. An original Yamaha 950 sold by John Holt should last about 9 hours full tank which is just 4 litres of fuel.

Ok, have you contacted them? If yes and the issue hasn't been resolved, why not use that same method you used in resolving an issue with the Bank some months ago which was contacting CBN?

Ok that's good Ishilove. If i am not mistaken, i have up to 47 selected tracks of Papa wemba. Koffi Olomide is uncountable because i have most of his albums right from 80's till date. DRC,Zaire,Senegal,Mali,cote d'ivoire,etc do good music. I don't do Nija music apart from some selected high life.
