Yes they do fall under agriculture. People hope with time, it will be converted to mixed or residential.

The price is not bad but I would recommend to do your research by getting a good surveyor to take the coordinates of the land and run it at Alausa Ikeja Database to be sure the information provided is true.

Wow. Thank you for this update. Someone just offered me five plots of land in Agbowa close to Model College at 650k per plot and it has C of O. But I am scared because the price is too cheap and good to be true considering the title C of O. I am also scared maybe the selling is trying to sell agricultural lands to me as residential, although he's ready to release copy of the documents to me for a search. I want to buy it, build and live there, then use the back for farm.

What do you think?

Just a follow up on lands in Agbowa or Igbanke. Did you purchase the lands you hope to? How is the area now? It’s been 4years.
I visited Agbowa from Dec. 2019 -Jan 2020, I didn’t see much update. I only noticed a new Access bank ATM across the police station in Agbowa town. Aside of that nothing new that really stood out.
The road from Agbowa to Ajah got really BAD! Going from the island to Agbowa became hectic as well as coming from Ikorodu. to Agbowa. The road from Ikorodu is not any better and to top it with nasty traffic!
What I still about Agbowa is that cost of living is still cheap, and it’s a still quiet place compared to main lagos.
Hopefully with time Agbowa will become a bigger town

Sorry this is coming late, for 150k I would say be super careful. Yeah lands are cheap in Agbowa Ikosi but not sure if you’d find one for that price.

If he is 12years old and no relative wants him. You can look for a good boarding school and enroll him. This will give you the chance to visit your son and hopefully bond better with him.

I had 2 children. When I got married, my husband had none and accepted them like his own children.

Before marriage, we had discussed about the children living with us after marriage but that couldn’t be possible anymore because we were having financial problem so we couldn’t afford to move to a bigger apartment. We were staying in a room self contain with my daughter while my son was staying with my elder brother and his wife.

Now three years after we had moved to a bigger house still my husband doesn’t want my son to come and live with us. At the moment my son is going through hard times. My sister in law has been maltreating him to an extent that he has been stealing, he was caught and beaten like an animal. My brother said he doesn’t want him in his house again. He wants me to come and collect him.

I pleaded with my husband for me to bring him with us but he said no, he should stay there because he doesn't want him to damage our children. I’m angry at him I stopped talking to him and I don’t know where my son will go because I have no mother no father it’s only my elder brother and kid sister even my sister who is married doesn’t want him. I’m pained and in tears seeing my only son suffering while I’m still alive and I’m helpless to protect him.

You can find a plot for that price but you will have to go inside close to Fashola Estate in Agbowa town. but development has not reached there as prolly desired but for sure will get there.

Agbowa falls under Epe Local Govt. From Ajah/Sangotedo by road it takes 1hr and 10 mins to get to Agbowa bustop. From Ijebu Ode, it takes 30 mins, From Ikorodu its takes 50mins. From Ikorodu to Imota prolly takes 30mins. I kinda prefer Agbowa to Imota. Agbowa is more serene to Imota and its not far from Fashola estate, likewise a quicker route to Ajah. Development is likely to get to Agbowa sooner than Imota. that s just my two cents. Maybe I need to visit inside of Imota more, for a change of heart but every time I drive by I just don't fancy Imota.

I was at Agbowa Ikosi as of 12/2016. Its still a remote (like a little village town) place and the roads are pretty reasonable, hopefully development will get there soon. Most places zoned for Agriculture don't spring up real quick.

Its takes 1hr 20mins to get to Ajah from Agbowa Ikosi bustop, cos we drove from the house all the way to Ajah jus to try it, the road is not that busy luckily cos if it does get busy it will be pretty bad with traffic. Although there is a road construction from Epe coming down the Itokin/ikorodu road If the Governor stretches the road construction to Agbowa it will be AWESOME! I will not invest in Agbowa lands for residential any more. Will start looking at the other side of Epe, i.e Lakowe and or further where affordable.

I went to Agbowa recently, alot of new development already unlike 2014 I went there, also they say its very close to Ajah, Epe thru the water, they said after the proposed fourth mainland bridge will be linked to the place, more development will come to the place cheesy

I remember my dad started to grow belly fat in his early 40s and my mum wasnt pleased. She didnt voice it bt my dad sensed her displeasure and hit the gym asap, continuously, until he trimmed completely. Till today, he still visits...

Well, if my hubby would be insensitive, I will try to caution him, if nothing works, its not i may cheat, i would cheat on him.

[b]yesterday was the saddest day in my life.I was at a park when i saw a woman seriously complaining about her stolen phone. So I went near her to listen to what she was saying.. I was also downloading something with my phone at that same time.. Immediately she saw my phone she told the crowd that's her phone with me. For a moment I couldnt even open my mouth, i was so confused. she held me and slapped me. The crowd attempted to beat me up. But luckily a policeman was passing by and he came to the scene.. He asked what was going on and I explained with tears all over my face. He sent me to the police station together with the woman and I still explained to the policeman that i was innocent.. So the policeman asked the woman to call her phone. She called and a girl picked and told the woman it was her daughter. The girl told the woman that she left her phone at home when she was leaving to town. I even cried more and more because I had already been disgraced. The policeman told the woman to settle me with some money. The woman pulled 5 million naira out of her bag and wanted to hand it over to me but it was just too much for me so i just opened my eyes, stood up from my bed and went to urinate.[/b]

You just put it in a lay man's term!!! Those lecturers in Naija with their old recycled English language not in tune with the proper spoken/written English. I did something similar in sch, Psychology Class years back. When I look back, I shake my head and laugh at the ignorance, of the lecturer and we the student. Thank God for knowledge today and still learning.

Maybe be am too security conscious. When I see a pole like then in front of a house, with the fence wire supposedly electrified and the roof of the house is metal, all I think/see is HAZARD.
