What usually determine the choice of cabinets, is usually the intended use of the house. I am a person that sees rental property as a business, and I make my decisions on the choice of materials on cost, and durability.

For a rental house, the focus should be on the choice that takes the least cost to build, and that won't make the landlord to be coming back to maintain or repair the fittings in a house every now and then, hence my preference for a stronger cabinet based on concrete, then tiling over it to make it look better. Some tenants could be very rough, and even careless, and so damage to wooden fittings are more rampant as the house is rented from one family to another. The front will have wooden cabinets. The top will be finished with strong, white slippery tiles that ensures easier cleaning.

When we come to private residential property, the focus is on the comfort of the owners/occupiers of the building. So I usually go for stronger cabinets, since its usually one or two kitchens at most, we finish the top with granite/marble to suit the taste of the owners. Since it's a private residential house, the owners will be more careful with the wooden cabinets.

Pictures 1 and 2, concrete cabinets for a rental block of flats I built somewhere.

Pictures 3 and 4, wooden cabinets I built for some private residential buildings somewhere.
Thanks for the very detailed response.

Some completed kitchens, remaining the top.............
Engineer, what usually determine your choice of kitchen cabinets (i.e. when to use bricks/concrete top and when to use boards/granite top)? Is it strictly the factor of budget or there are some other engineering factors to be considered before choosing what to go for. Secondly, does the type of kitchen cabinets add or reduces rental values?

Thanks

We then started to hand these doors.........
These doors are quite beautiful. Do you have POP in the ground floor bedrooms or that is cornice only?

Engineer, from your previous experience, which might be cheaper between having window encasement & burglary separated or to have them embedded as you've done on this project?

Thanks

The windows we made for this building has arrived this morning..............
This combined burglary proof and glass casement are beautiful. Aside from aesthetics, are there other merits to this design when compared to the classic design of having the burglary steelworks and windows separated? Also, hope the cost difference is not too significant.
I love this though. Well-done Engineer.

Engineer, the decking consumed up to how many bags of cements, please. The structure apparently has lots of beams which must've consumed more cements.

Some people do this to save cost, and I don't think it has much negative effects on the building. But in such process, there will be steps taken to make it work. The side being worked at must have its reinforcement protrude into the second flat, there must be a continuous flow if the beams and floor mat into the second flat.
Noted with thanks

For a 4-blocks of 4-bedroom flats, please is it a good practice to cast the decking of each flat one after the other. I mean, in order to save cost on woods, can one finish casting one flat, then de-shutter the woods and reuse them for the next flat? What are the likely impacts?

I will appreciate your advise, Engineer.

Thanks for this info Engr.

There's a huge market for second hand building materials, including wooden planks and boards. For someone who wont like to continue using the old boards, it could easily be sold. I have heard costs like N600 for one old board in second hand markets.

The most important thing is keeping the boards in good conditions, conditions good enough to attract a good price for it. Some people use nylon sheets to keep the boards separated from water and cement, some remove them and pack them neatly after pulling out nails from the old wood.

Thanks.

although I don't know how the boss does his own but I have seen instances where the builder sells them
Thanks for the info and it's great to know that the woods could be re-sold. One could re-sell them at the same wood market right?

Considering the huge quantities of woods & bamboos that are required for decking, could they be re-sold after construction or what other purpose can they serve? I am asking from a perspective of a house owner who might not start another building anytime soon. Of course a builder might re-use on other projects; what do you advise that a house-owner should do of them?

Kindly clarify. Thank you

Good morning, I dont understand your question Sir, are you asking for the cost of decking this particular house? Because this house is not same size with the regular double wings of a decking slab. We have 3 large flats being decked at the same time here.
No, I was asking for an estimated cost of a typical 4-blocks of 3-bedroom flats. I have one ongoing and I will appreciate having your view on carpentry & welding works for the decking.

Thanks, sir

Spreading nylon on decking woods has 2 major benefits;

1. The nylon under the freshly cast concrete slab acts as a water retention membrane, preventing a quick water drain off from under the new slab. This slow drying slab will ensure a better curing process for the concrete slab.

2. The nylon will save the wood under the concrete slab from quick degradation, by making the contact with fresh concrete minimal, the nylon prolongs the life and usage of the wood for a second and a third time. This will no doubt save money in the end because we know how costly wood is in the market today.

No it's not mandatory in anyway.
Thanks for the clarifications.

Would you mind to show cost expended so far, perhaps material costs? That will be helpful, if possible

Thanks.

I noticed that you didn't lay polythene sheets on the compacted soil prior to DPC casting. You do this on some projects, may I please know why it is not the case here?

Thanks

solomonwis: The way the new FSWP is structured is such that they want to be sure you have the requisite qualification under which you want to be assessed and in doing so, you have a Canadian equivalence of your educational qualification.

As much as it is not totally out of place to see people with a particular qualification working in another area outside their discipline, you have to proof that you don't just have the work experience but you also possess some qualifications that helped you perform to expectation in your discipline. Some professional certifications have been accepted in time past. For instance, I know WES recognizes your ACCA/ICAN qualifications.

So I would say depending on the mode of receiving those certifications ( especially when you received formal training),you can include them for assessment. When WES or any other assessing body see that it is equivalent to a Canadian qualification, then you can use that to claim points under education and subsequently apply for FSWP.

In essence, no certification is a write off until after WES evaluation.
Thanks man. I really appreciate your input. I will find a best way to present my certifications to WES for assessment.

Please is it mandatory to have educational qualifications in those job eligibility categories?
What if someone has proof able work experience and professional certifications to back up application. is it acceptable?

Hi,
Please I need someone to confirm to me if it is pssible to use non-educational(professional) certification for FSWP. By professional certifications i meant CISCO, ITIL, PMP, Prince2 etc. These certifications are globally acceptable. My educational certificate doesn't align with the required skill but i have certification to cover up. Which way to go pls..
