Aside having a river port at Onitsha, i want the likes of Ifeanyi Ubah, Chicason group,Capt Emmanuel Iheanacho, CEO Masters Energy and other players in the Oil and Gas Sector to build petroleum Tank farms by Inland waters there..We must not continue to depend on Lagos for products..Our brothers at the Delta Side needs to patner with their other brothers across the Niger to build capacity that will create jobs and business environment.. We should develop an environment where we will not all come to Lagos in search of jobs... The tribalism level in Lagos is something else..Hardly for someone who is not a yoruba to rent a house in lagos.. |

From JeffAmechi Agbodo, Onitsha The Anambra State Shippers Association has called on the Federal Government to gazette Onitsha River-Port as final destination for container goods coming into the country. This was just as the association commended the government for making Warri Seaport functional as wharf of final destination for cargo goods. The President of the association, Mr. Emma Akpaka, made the call at the weekend, in Onitsha, while speaking with newsmen on the recent move by the association to adopt Warri wharf as destination for all its container goods. He noted that Warri Port was cut off from cargo transportation for about 10 years on flimsy excuses, as if deposits of many natural resources in Nigeria were a divine mistake. “When the news filtered in that it has opened for business, shippers doubted it until Julius Berger Services Nig. Ltd assembled importers/exporters on August 5 in Onitsha and August 6 in Nnewi, to confirm the good news. “Another spice to the business in Warri wharf is that Julius Berger Services has floated vessels that carry containers from any location in the world to Warri Port at cheaper rate. “Anambra shippers received this information with skepticism until Mr. Thilo Ackermann, the General Manager of the company, took enough time to convince shippers that the company ventured into shipping after a solid foundation that equally considered the reputation of the mother company.” He said it was excitement galore as shippers in the state heaved a sigh of relief that henceforth, their containers will come through Warri Port faster and cheaper. The shippers’ boss said his association decided to work in Warri Port because of its proximity to Onitsha and Nnewi, the commercial and industrial hubs of the South-East respectively. Paul Obanua, a 43 year-old Nigerian businessman, is on a quest to change the landscape of mall developments in Nigeria and, arguably, in Africa. Obanua’s current project, through his firm Greenfield Assets Nigeria Limited, is turning a 28–acre in Aba, the capital city of Abia State in Nigeria, known as a strategic trading hub in the southern part of the country, into what will be a purpose-built smart mall community with 100,000 square meters of retail space for shopping, a multiplex movie theater, bank, its own transportation system, a dry dock for wholesale distribution and more. With a projected development cost of $300 million, Aba Mega Mall is expected to be the biggest shopping in Africa. I recently caught up with Paul Obanua, CEO of Greenfield Asset Management, to get his take on Aba mega mall development, and how it can impact and encourage privately funded infrastructural development in Nigeria and Africa in the years to come. How did the idea of building the biggest mall in Africa come about? The mission of Greenfield Assets Limited is to renew sub-Saharan African cities, regenerate our communities and empower lives. In our quest to achieve this, one of the opportunities we identified is in the area of infrastructure development, especially retail infrastructure. This has encouraged us to pioneer the leapfrogging of Africa’s Historical Open Market Retail System to Smart Mall Infrastructure. Our goal is to transform the way in which Africans trade. Rapid urbanization and Nigeria’s youth demography of about 70% of her population, have amplified the demand for a new shopping experience. Lagos with a population of over 20 million has just four standard Malls compared to 23 malls in Nairobi with a population of 3 million. Aba has a long history as a major center of commerce and industry in Nigeria and its influence extends to such neighboring countries as Cameroon, Equatorial Guinea, Gabon, Central Africa Republic, Ghana, etc. The major shopping center in Aba is the Ariaria market built in the 1970s with the capacity for 20,000 shops; today it has become a sprawl of 120,000 shops. This and many other commercial centers are all busting at the seams as they have all exceeded their carrying capacity. The amount of retail space required to meet present demand is in excess of 500,000 square meters and we envisage that Aba Mega Mall will go a long way to fill this gap. What are the biggest challenges in embarking on such a large project? The difficulty in raising local financing for capital intensive projects like this is one of the biggest challenges. How many developers have you partnered with in developing the mall? Greenfield Assets Limited is the sole developer of Aba Mega Mall though we have some equity and technical partners. As things stand, how far long is the Aba Mega Mall development at present? The first phase of 1,000 units of retail space has been completed. It was commissioned on the 26th of May 2015 and commercial activities commenced right after the commissioning. The first phase has dovetailed into the second phase which includes a luxury mall, 100-room boutique hotel, 6-Screen Cinema, 10-megawatt Independent Power Supply, the first Dry Port in the South-East of Nigeria with a fully automated 30,000 sqm warehouse. By the time we are done, we would have invested over $300 million and achieved about 10,000 units of lettable space for commercial activities. This is a rather large undertaking from a financial position, is Aba Mega Mall the largest investment Greenfield Assets ever made or is it one of many to come? You are right; it is one of the many to come. We are going to have the Special Economic Zone, which will be an integrated city of business parks that will consist of manufacturing concerns, like automotive manufacturing, steel fabrication, leather works, petrochemical industries, Agri-business and ICT Park. It will be a complete city that will be self-sustaining, because it will have an economic life of its own. That is coming with 300 megawatts power supply and excess will be transmitted to the national grid. What are the immediate economic impact for the region and continent as a whole? The development of Aba Mega Mall will have a multiplier effect on economic development and growth of the city and region, having positive impact on the economic advancement of the nation and indeed the entire continent. Aba has the latent potential of competing with the biggest commercial hubs in the world in terms of volume of trade and industry. What it has lacked is the supporting infrastructure. Aba Mega Mall provides the right infrastructure which will act as a stimulant for the realization of this potential. The development of the mall will help to nurture industries, for instance, the leather industry in Aba has suffered because of the lack of a conducive environment. Aba Mega Mall has provided a world-class trade environment with adequate facilities to help support the leather works industry and others. Aba Mega Mall will ultimately create employment opportunities in excess of over 10,000 direct and indirect jobs. What are your expectations on completion of this development? We expect that we would have pioneered the leapfrogging of Africa’s Historical Open Market Retail System to Smart Mall Infrastructure and to stimulate the urban renewal of Aba city. The state governor, Owelle Rochas Okorocha stated this when the two companies led by Mr. Walter Weilenger, project manager Shell and Mr. Ahmed S. Yakassai of Dangote group, paid him a courtesy visit at Government House, Owerri shortly after the companies inspected the project. Governor Okorocha who described gas as a key to nations development said his administration will partner with the two companies to ensure that the project is being realized; pointing out that Imo state is one of the states that has the best gas in the country. He said that if the project finally comes to reality, it would attract development in the area and as well create employment opportunities to the teeming youths in the state; adding that his administration focuses more attention on job creation. Owelle Okorocha appealed to the host communities to give a maximum cooperation to the two companies to ensure that Assa North-Ohaji South gas plant project kicks off and as well urged the two companies to engage the youths in the project. The Independent National Electoral Commission (INEC) in Lagos State, on Wednesday, said it had relieved two members of a community it engaged for the distribution of Permanent Voter Cards (PVC) of their assignment. This was contained in a statement signed by Femi Akinbiyi, the commission’s Head of Public Affairs in the state. It said the two persons were found to have denied a few non-indigenes the chance to collect their cards in the state. The statement said: “The records we have at our disposal, and they are available for all to see, indicate that Lagosians of different ethnic backgrounds have been coming forward to collect their cards. “To be sure, the bulk of the ad hoc staff engaged for the distribution exercise are NYSC members who come from different ethnic backgrounds. “With such diverse backgrounds, among whom a substantial number of them are non-indigenes, it is most unlikely that they would embark on discriminating against non indigenes like themselves. “Our findings, however, revealed that in few places where we did not have the full complement of NYSC members, some members of the community, whom we engaged for the exercise, two of them were found to have denied a few non-indigenes the collection of their cards. “We have consequently relieved them of this assignment.” The statement said INEC regretted whatever embarrassment the incident might have caused the affected members of the public. It thanked those who drew the commission’s attention to the act. It added: “We are by this press release stating that no INEC official, permanent or ad hoc, has been engaged to give cards to people from only one part of the country while denying others their legitimate right of collecting their cards. “All INEC staff are under firm instructions to give the PVCs to their rightful owners.” According to the statement, no money is to be demanded or given in doing so. It urged the public to be vigilant and assist the commission in drawing its attention to any breach of its guidelines by anyone, including its staff members. The statement said the distribution of the PVCs would continue at the 20 local government offices of the commission in the state till March 8.
