Sir, I was referring to 'cost of building' not 'selling price'.

I have seen the quote of a so-called professional engineer that says 80 bags of cement, I ended up using 40 bags. The Job has finished, so now I am waiting for the building to collapse because it is substandard.

My engineer is registered, attached on contract to a construction company called 'Raffoul' (please google that). He is from the south western part of Nigeria, and i am always ready to drag him to the south south anytime/anyday.

I'm a Christian, his a Muslim, but our love for each other is 'factory-fitted' by our Creator.

'To be sincere'- is a personal decision that is too rare, scarce and limited amongst Nigerians generally.

Those figures mentioned here as the cost of building are FAT LIES. Please do your investigation independent of mine.

A notable artisan (not our michlins) gave me a quotation for 'steel' rails in a building he posted and bragged about here, but in real life I used that amount to purchase over 90% of wrought rails. Thanks to my neighbor who did his at the same period. The usual talk is 'I am a professional that follows code and standard'....Sir I hear you, well done.

About the 'low key' you mentioned, I was staying low key, but those exaggerated figures..40mil,50mil,60mil, now 100mil...are enough to raise anybody's head.

Before I built my first house I used to be afraid of the exaggerated figures I read for the cost of buildings on this thread. I learnt to start with what I have and I noticed I usually don't spend up to 65% the projected estimate.

Not once,not twice and not thrice.

If I should post the current project I am sure I will read figures above 60 million.

(1) Did the seller say he did not damage the item? Or did he at any point mention that the item was damaged by the buyer and he won't be held responsible?

(2) Did the seller delay or refuse to waybill the purchased items to the buyer after payment was made?

(3) Did the seller offer a refund to the buyer?..did the seller say: NO I WILL NOT REFUND YOU?

I will not join those blaming the seller because I know some sellers here that will see the damage and will still go ahead to way bill it to the client the way it is.

This problem is common with resellers, you don’t want refund because you have spent the profit and then want me to force item out by force



If you buy an item only to leave it in the sellers custody, any damage thereafter should not be at the expense of the seller.

Why will you purchase an item only to leave it in the sellers custody?

If the seller offers you a refund and you rejected it, what then do you want?.. Do you want to be compensated for damage as a result of leaving your items in the sellers custody?

Let's apply common sense.

Good afternoon House, I had a terrible experience with my tiler. Contracted him to clean the floor tiles as he says there’s a chemical they use that will give a fine finish.

After job done I noticed the railings were affected and looks rusted due to the effect if the chemical. cry

Sir this railing has different grades. The one you bought may not be stainless. Please Sir confirm by placing a 'magnet' on it, if it attracts then it is ordinary steel that was coated with silver spray paint. Stainless does not magnet and will not rust or wash off even in salty water or chemical environment.

You can smoothing the areas of your railing and respray with silver paint.

The real stainless railings have a natural shiny appearance without any coating and they won't react this way.

MOST OF THEM ARE NOT ENGINEERS NEITHER ARE THEY BUILDERS OR BUILDING CONSULTANTS..they have no idea in relation to building and construction..please I will advice:

(1) Before you contact anyone on this thread or forum please be 101% sure you have done your own private investigation. You may be dealing with a yahoo Yahoo student behind a keyboard or a resident serial fraudster.

(2) Don't contact Mr A because Mr B contacted him and they had a 'perfect' dealing. There is something called 'organized crime', they may be playing to a script so do your own investigation.

(3) Some recently created accounts belong to already known 'famous' fraudsters. We made them popular, so they disguise in return to lure unsuspecting victims.

The plastering work your so-called bricklayers did at my site was falling off last week as a result of a horrible mix ratio. I had to contract other bricklayers to correct the mess. Stop deceiving the public with aesthetics!

Only number 4 shows some form of sheen. The others could be matte or regular emulsion.
Number 1 and 2 attached are matte, 3 and 4 are satin/silk.

It would be impossible to distinguish budget emulsion from premium emulsion, satin from silk from pictures except by touch and the peels.
You can only identify emulsion, matte and satin/silk from images.

2. Should I plaster immediately I dig or I leave for some days or week so air can penetrate into block area and dry off a bit?

Sir,

(1) Yes you can plaster with a 'more-of-cement' mix (more cement, less sand).

(2) I can recall we didn't fill immediately after digging, we left for some days to let the moisture dry off from the walls and the areas we dug.

(3) After making sure the 'replaster was as thick and sealed as possible, we ensured we reduced, to the most possible extent, the surface area of the wall in contact with the surrounding floor (because the external floor was still above the internal floor). Fill with laterite. and I improvised with broken blocks.

"keep the surrounding floor as far as possible from the wall"-my Engineer said this.

(4) Although I didn't think of that, but felting helps avoid water leakage similar to waterproof, it may be an additional effective idea.

I just checked today and the height of the surrounding floor is higher than the DPC. I noticed quality of the DPC material was light too.

Ps: I bought the house and I didn't build from scratch. I only did the finishing

Good afternoon Sir, please the surrounding floor shouldn't be higher than the DPC except you used an effective sealant/water resistant cement.

You can dig into the ground, 'probably' a feet or more, to where the joint between the floor and dpc meet all around the main building, chiesel through the external wall and apply the mix. You also have to replaster with same cement mix.

Although not necessary, but 'If' there is any possibility of reducing the height of the external floor you can consider it.
