In regards of the overhead water reservoir… u suggested it …. I accepted it but I did not tell u that I could not afford the iron one ….. U were not able to construct the reservoir…. U struggled with it … it was given lots of issues which u corrected over 4 times but failed … so u decided to close the space …. So why should I give u 100k for the closure ( due to ur incompetency) when I already gave u over 400k for the construction of the reservoir??NO!

For electricals, U and I had agreed on the total cost for the conduit piping before work started …but in between u came back asking for more money …. For what reason nah ….. without any additional tasks added o ….…. See screenshots �

Why do u always do this ??…… U will lower your initial total cost to get a contract….At the middle of the contract, u will start giving flimsy excuses to get more money…. THATS UNPROFESSIONAL AND FRAUDULENT !!

I paid u additional over 2million naira over the agreed total cost for carcass job …. When u were giving flimsy excuses as usual at the middle of the carcass job …. So how much is 100k to give u ….. but I refused to be EXTORTED THIS TIME

I am a client and what I do is to contact artisans that are specialized for specific areas in building and construction.

For example: if I am in roofing stage, I contact a specialist in roofing houses. If I want electrical installations, I contact a specialist too.

Sir, if you had done this in 'speciality-determines-involvement' method, you won't be having this argument today.

There are several disadvantages of given 'contracts' in building and construction ranging from poor supervision to purchase of substandard materials to use of cheap labor.

If you knew he was a 'bricklayer', why then did you expect him to roof your house without expecting it to leak?..I ask politely please?

Sir, Don't we have resident roofers in this platform that are specialized in roofing houses. I won't name them so I won't sound bias.

Concerning the pillar, Sir, you mean you saw this pillar and you still allowed the same person to roof your house?.

Hello sir, good morning , since yours is 92 meters, You should be able to beat it down to 2500/2700 or at most 3000 per mtrs.
This is workmanship for the parapet guy sir( they will cast and hang it).


There’s no big deed in the material , just cement and sand and cutter rod .. buy 30k cutter rod ( 30 lengths @ 1k ,)
A tipper of sand and 35 bags should suffice for the precast ( and 15 bag should cover the final casting by the bricklayer)

Carpenter workmanship plus material ( I believe the carpenter work here is scaffolding) should not be more than 40k for half scaffolding( half here means they will run the scaffold on one side and after the parapet is done on the first side they’ll move to the the other side).. full scaffold is a waste of money to me except you rent those materials. After the parapet is done , they don’t need to remove it, it will be useful when plastering for those bricklayers to mount.

Infact the scaffold work can’t take more than 4hrs at most. So 110k is very outrageous.


One bamboo costs 400/450 here, you’ll need like 30 pieces for one side of 92 mtrs ( bungalow o ) that’s 12k plus 7k transport = 17k, binding wire and nails ( 10k) workmanship no go pass 10k highest ( honestly it’s a very easy job ) ..

Also u will need 2by2 , buy 20 , u can buy that yourself , the parapet guys will cut it into pieces themselves in order to brace the parapet . U can’t spend more 12-15k on this .

But let assume na the carpenter go bring the material and everything Fõr scaffolding , honestly it should not be more than 50k at most including workmanship . These people will make it seem like it’s something spectacular but na lie o.
note that this is for precast parapet o.

But make sure they’re supervised sir.

Total square meters of mine is 62mtrs
I used 23 cements for the actual precast ( and I use 9 bags for final casting , the bricklayer did the final casting not the parapet guys . total of 32 bags ).
I used 20 quarter rode in total ( I bought 30)
I paid 3000 per mtrs X 62 mtrs = 186k

I bought 2by2( they cut am into pieces ). wey dem Dey use raise the parapet. I think 12k
I’ll say just find a random carpenter to handle the scaffolding, it will save you lots of time and stress. I paid 30k for everything including binding wire , nails and workmanship .

Iron bender doesn’t hVe anything to do with precast parapet , the masons will do their job , they will just cut it to size they want.

For precast parapet, I didn’t use any iron bender . Except you’re talking of concrete parapet .




mine is 62mtrs yours is 60mtrs , you can use my quotation to avoid unnecessary spending .


Also make sure you monitor them , cos if I was not there, almost 15 bags of cements and 10 quarters rose lengths would have gone ..

My house measures 90 meters and they are charging me #3500 per meter but we are still negotiating. He said the #3500 is without materials. He also charged me another #110,000 for Carpenter.

Please is this cost okay?.

What I think he meant was selling inherited land (land gotten through inheritance) and using it for business, the proceeds from the sale can only be used for buying another piece of land, building or marrying a wife. If the money is used for anything business......Sorry for that business. I don't think it applies to land bought for investment, that is land you bought your self with your money and later you sell it.

Including land 'given to you as a member of a community'.

Please any idea ruff estimate how much it will cost to carry this building from this state till roofing? Plastering and internal finishing not included. The current state is foundation filling.
My engineer said it will cost 10m to get the building to roofing(carcass) I wasn’t expecting it to be that much. If it will cost me 10m to get to roofing at just Caracas, does it mean it will cost me 20million just finish just a 4bedroom bungalow? It is too much. 4bedroom all ensuit, please any help?


The most you will spend to finish from this stage is 13million with stone coated roofing....97% certainty. Happy Sunday.

Precast parapet has a completely different approach, and so uses different methods of construction. Precast is molded on the ground and taken up to be fixed. The materials needed for precast parapet depends on the design, but if you're doing same design of both, you may spend about 25% more money to build a concrete cast parapet.

Good afternoon sir, please you can switch the position of your ante-room and visitors toilet to where the living room is and verse versa. The dinning should remain where it is.

Carpenter workmanship : 150k ( 4 steps Paraphet)

Wood : 350k approx

Iron: 370k (I had some on ground already. Note: pillar had irons too)

Cement: 50 bags at 3,850 to site from twins Faja ( remained about 12-15 approx I think ) - 192,500

Welder workmanship: 50k

Sharp sand: 125k approx

Bricklayer charges per day 5k and 3k for laborer.

Granite: I had this on site already so I’m not sure what the cost is.


Not sure if I’m omitting anything but that’s about the rough estimate I guess

It is very much okay to have a Masters bedroom with the arrangements you mentioned. The only problem is that it requires you to spend extra for 1 additional exit door Instead of the usual 2 doors exit for a bungalow. Thank you.

(1) You must not pass through your living room or dinning before you enter your lobby to your bedrooms. I wouldn't want every guest to determine who I accommodate by mere visit neither will I enjoy to-and-fro transit of individuals when I eat in the dinning. That's just me please.

(2) When I am in your living room, I should only have access to the lobby leading to the bedrooms through a door in the ante-room (waiting room)........The only access I should have from your dinning to your lobby should be through your kitchen.

I see houses that have anteroom directly leading to living room and dinning and straight to lobby and bedrooms as archaic or 'old fashioned'. That's my opinion please, sorry if it offends you.

Good evening, i prefer having 2 features, and both should be applied for a perfect entrance; (1) From the door should lead directly to the bed rooms without directly passing through the living room and dinning (2) From the door with an 'option' of entering the living room and dinning but must not necessarily lead to the bedrooms.

Priming is basically a wall preparation before painting proper.
Priming could be in form of undercoat to prevent water affecting the wall, it could be in form a stabilizing solution to make a weak screeding or porous plaster more stronger and less absorbent.
Primer could be meant to make a dark wall brighter before painting or to form a thick film coat that can be lightly sandpapered in place of screeding for flat, sheen paint application.
Primer in most form is usually used for walls where matte, satin or silk is intended to be used.
Primer is not a one type product but different products meant for different purposes.
