Mr Greg announced the death of Gazuzz on this forum . I even read where he was begging the mod to put it in front page as a way of honoring the great man ..Gazzuz ....What did Mr Greg got in return ....ban on his account for informing us about the death of Gazzuz . Even when I contacted him to findout about the burial arrangement..he simply directed me to the moderator ....since he is not authorised to speak on this matter . Right now we are all in the dark . All I can say is rest in peace Gazzuz .

I once had an experience where someone bought a car to be delivered to a man of in the east. When he got there ..the man rejected the car and ask him to sell it and refund him ...he brought the car to lagos and started looking for buyer . After a week the same man of God called him.again tobreturn the car back . On his way back to the man of God he died in an accident ....he perished Along side the car . The risk in this business is too much .May God continue to save us

Yesterday I reached out to Mr Greg to ascertain if the information of Gazzuz death is correct and to my greatest surprise he confirmed to me that Gazzuz is actually dead . I KNOW many time I would call Mr GREG to help me contact Gazzuz for one car issue or the other . Gazzuz respects him alot . Mr Greg is selfless like Gazzuz .

When I called Mr Greg he was angry because according to him one of the moderators banned his account for posting the death of Gazzuz for nauraland members to know. Is true there's need to respect the family decision bit the question is for how long will we hide the death of a famous nairalander . Will banning kind people like Mr Greg bring Gazuzz back? Is important wr don't employ military style approach to issues of this nature . Mr Greg let it be on record thst I was against the ban on your account. I know Gazzuz will be resting in peace knowing fully well that people like you spoke in his favor while he is no longer with us. Don't be discourage....you are just as selfless as Gazzuz .

I have resolved to settle for 600k ...my lawyer will be contacting him shortly ...but if he negotiate I will accept 500k

if you really want to put the rent at above 1m, then there is only ONE WAY...get rid of that tenant, and then raise the rent to whatever you desire.... but you cant raise the rent to more than 15% with your current tenant. that would be illegal.

BTW dont you have a signed contract with that tenant, where all these rent raise issues are mentionned?!?

By tomorrow I will study the agreement I had with him . But I doubt if there is a provision for increment in the agreement ...May be I didn't read to that extent ...I could remember seeing provisions that has to do with carrying out repairs ..By 15percent ...do you mean 15 percent of 350k added back to the rent for a period of 13 years he had lived without increment ?

When you invite expert ...lawyers do always have serious issues in cross examining the expert...The health status of the server used indicated no clinche ...inec and apc has a long way to dispute this ...

nah, i mean that you cant raise the price from 350k to 1m, year in year out for no damn reason. i believe there is a guideline for that. like 10-15% (or less) per year. you cant just decide to raise the rent to 300% just because your friends are saying that this is the going rate in your area.

In your opinion how much exactly should I increase it to ? Cos even two bedroom now goes for 1m here ...I want to correct the number of years I have failed to increase .. by tomorrow I will be approaching a lawyer for further advice.

I will appreciate good advice from well meaning nairalander.

I have this 3 bed room bungalow which I rented to a tenant on 2010 . I rented it for 350k per year. From that time till date I have not increased the rent . Currently the cost ofvtent had gone up and I will like to increase the rent to reflect current realities . When I had the discussion with some if my friends , they were all angry with me cos according to them they believe the guy is using juju on me . My house is in a well develop area in lagos ...so they don't see reason why others are collecting 1.2m while mine remains 350k .

I am planning to get a lawyer to serve him.notice of increment ...However some of my friends are asking me to service him notice to quit cos he might not wanna pay the new increment

I need advice from experience people on best way to go about this .

Recently Facebook blocked my account . According to them they said one of my comment bridged there community standard. They gave me option to appeal ...which I did. I was ask to take a pix and shake my head left and right ...At the end I was ask again to change my.password ...which I did ...

No legal provision regarding this matter. However common sense demands that the tenant does that cos it was not the landlord feaces that got it to that level. If the landlord doesn't pay for waste why should he pay for ur internal waste. This is my opinion. As tenants we ve done tht without notifying landlord
