For my last duplex, my contractor (Mr. Aventures) rented the woods used for formworks and the decking.. but we bought the bamboo because we used it plastering jobs later. The wood was removed after the decking was set.
We also used plastic and laid it on top of the woods for the smoothness and to retain the water/cement sludge so the decking can set properly.
You can rent the wood, just make sure they are still good and strong. Because of the plastic used, the wood can still be used in other projects. They have used the ones I rented on another decking before mine. Thanks.

Hajji M.
thanks boss, I have never rented wood before, so am sceptical about going into it..

Hello folks, I want to ask, it it advisable to rent decking formwork(timbers: 1 x 12, 2 x 3) or you should buy a new one..

I will be happy if anybody that has experience with either of the two to share it..

I also want to know whether anyone that bought a new and fresh timber for decking was able to sell it afterward or was there any challenges with the use of a rented timber

Thanks folks for saving a Life asap. grin grin

As a property investor, you must be ready to do your research locally. You cannot find the right advice here. You should do your research locally, that is the location of the land. The fact that hostel investment in LASU Lagos is profitable doesn't mean it will be profitable in Zungeru.

Research how much it will cost to build a 4 flat and the rent your intended standard will command and do same for the hostel and then compare. You can't know which is profitable if you don't know the above intervening variables. It's a number game.

I tell you from experience, hostel is NOT always profitable than residential. With property investment, do your research, research, research mostly locally. With property investment, research and location are the keys to success.
you have said it allllll...

Hello community,

Quick poll for a 2-bed luxury apartment. Only difference between the two layouts is the access to the 2nd bathroom (full WC/Bath).

Please answer A or B

Thanks
I will go with B since you don't want to invest in a visitor's bathroom so the bathroom in B will serve both your Visitor and the occupant of guest Bedroom as oppose to A that your Visitor will have to pass through a private bedroom to use a toilet...

But grin since you call it a luxury home, it needs to live up to its name with the addition of a visitor's toilet with both bedrooms ensuite.

Cheers

I advise y'al get one on Jumia. Got mine from Jumia, here is the link www./weiyin/ or betterstill, type huawei in the searchbox and click on the first item right below to talk you to their official store. I didn't have to stress myself to go to an offline store, it was delivered right at my doorstep.

Thanks.
Please pardon my ignorance, I am a bit confused on two of the terms above.

Casting of foundation and casting of slabs.

They seem like the same thing two me i.e German floor.

Please enlighten me
I don't know if anybody have answered this but the foundation and first floor slab (or German Floor as we normally call it) are different from each other. The type of foundation a building needs depends on the design and these are mostly deduce from soil test and the type of building the soil will carry. So no matter the type of foundation you are choosing, you need to cast it and it's one of the first thing you do in a building after excavation of trenches. You start with your blinding and you cast your foundation footings, in some cases if you are putting column(pillar) you start casting it from the foundation too. After all this, you can now start raising your foundation wall to your Ground level(soil level) or DPC level according to the design. After this you backfilll your foundation and compact, it is on top of this compaction that you will lay a DPC Layer(mostly polythene nylon with a specified thickness) and you will cast your slab( German floor) on top of this polythene nylon. So it is on top of this German floor that you will continue your block laying i.e External wall and partition walls.. I rest my case here... My Oga's in the house can correct my rants and take it from where I stopped

You can actually do it without double exposure. First apply a B&W filter and then use the stack brush to make the B&W effect on the part you want

...or...

Using the brush tool, select the saturation brush and then set it to a value of -10 and brush the areas you wish to be B&W. Use the Dodge and Burn brush (-5) as well as Exposure brush(-3/-7) to sweeten the effect.
thanks for tips, I will try it out grin grin grin

The part I don't understand it linking of roof. How do you mean sr. Can linking of roof cause this kind of crack.
Thanks
I meant Roof leakage not linkage, it's when your roof allows waters and other related element to pass through it because of holes and openings in your roof.. so you need to check for those leakage and repair them

Pls how can this defect be solved.

Cracks shows up whenever its dry season
Firstly, You need to make sure your roof is not leaking o.
The solution is for you to regash, redress and shine the crack line .. just call any Pop guy to come with a bit of POP powder and FILAX, It will do the trick

But before doing all this check your roofing for leakage and your walls for ground moisture seepage

Good day everyone, below is the labour cost and rough estimate of material for a four bedroom bungalow (attached is the floor plan) given to me.

LABOUR
Setting out # 20,000
Digging of foundation 70,000
Casting of foundation # 40,000
Filling of foundation # 70,000
Casting of slabs # 80,000
Setting of Block # 270,000
Casting of lintel # 30,000

MATERIALS:
4500 pieces of Block
10 load of Gravel
9 load of Sand
220 bag of cement

I am mostly concern about the labour cost because I would be on-site to monitor the use of materials.

Please is the Labour cost fair? Or High?

Location is Ibadan
Beat down the block setting to 225,000

The circled point is where the beams would be stand.
80cm by 80cm basket is used n 16mm rods are used for the beams
you have casted the Foundation footings using a reinforcement of 80cm by 80cm and you have started raising the four columns with a 16mm reinforcement. I can deduce all this from your post.

To answer your question.
Please for your Column use 225mm by 225mm and for the beam that will carry your slab, kindly use 450 by 225.

It is strictly recommend you Damp proof your Walls and Slabs especially if it will carry a water tank in your own case

Off topic, I will be getting a UK used laptop today, what are the things to check out for so I won't end up buying fake or bad laptop. Budget is 90k, recommendations will be appreciated too. Thanks
The Laptop usage will determine the Specification you need to check out for, I personally prefer SSD over HDD and I won't buy anything less than Core i5 with 8gb of ram, battery at least three hours

but basically
check the ram, HDD/SDD

Check the Processor type and speed

Check all the Keyboards key and make sure you they are all working, if any of the button cease, just run and don't even hear any story unless you are planning to change the whole keyboard after purchase

Test the Bluetooth and WiFi

Test the Webcam

Test the Sound

Test and Check all the Ports and make sure they are all working,

Check the Battery Life and strength (don't trust the seller Battery Judgement, test it yourself)

Check the Charger

Also make sure the Flex does not have issue

Finally, make sure it's not a stolen Laptop, get a signed receipt, snap a selfie with the Guy while holding the Laptop and receipt...

If you can check all this Box, You are green to go
