He is not really overcharging you. POP screeding is 1000 per sqm.

If you want to reduce price . You can supply him materials and pay him for labour alone.

1000 per sqm is the standard price. I am sure any POP will agree with me. Anyone giving you a lower price is probably doing that to get the Job and you need to buy sure whether they deliver a quality job.

I can give you a cost breakdown if you want . But what makes you think Raft Foundation will work for your structure. Raft will chop your budget. You need to understand your site soil profile before you decide on type of foundation

with POP cement, its more hard to carve out those complex shapes and even when they do, it’s not usually neat or accurate unless you meet a workman that is patient enough to get it done and they don’t usually come cheap. I have used plasterboard for various projects and it always come out nice, neat, equal and straight

The initial design was pic C but he said the boxes won't fit in so, I had to reduce to a box in 2 sides with those lines in the other 2 places, which we agreed on, only for him to tell me a different story this morning.. In fact, the lines were to be where he fixed the boxes and the boxes were he left empty.. I am already annoyed with the entire change he did without telling me, I don't even know how to react.. I'm building a 4 bedroom bungalow with a gateman house. Presently spent about 28m aside Land purchase and work never finish. The work left are Water tank, wiring, outside plumbing pipes, compound flooring and others.
Spanish tiles for parlos, passage and ante room, Nigeria tiles for all rooms, Spanish tiles for kitchen floor and all toilet walls, Nigeria tiles for kitchen walls. All room doors, toilets, kitchen and entrance doors are Turkish. There's a lot of money to spend on finishing based on the taste.
With the present cost of materials at the moment, I don't think the 12m budgeted amount can finish the building.

I will be glad if he can drop a cost breakdown of the 12m naira.. taste of luxury is a key factor anyway.

12mm is the minimum standard as long the septic tank is reinforced with maybe columns and chain beams.

Even though most builders prefer to use 12mm for septic tank reinforcement and this has become a norm everywhere; however you can't call it a standard, arranging your reinforcement using a structural design is the normal standard that should be encouraged. I have seen homeowners even some engineer sef constructing a duplex without a structural design.

You don't want to give your visitors access to your private rooms because they want to use a restroom, A visitor toilet is important in a modern residential structure

1 bag of cement to 8 sand and 8 granite of headpan. If you want to be economical then make it 9 sand and 9 granite.
12mm is fine.

1:4:4 for RCC concrete that will most likely be subject to load is not advisable. I recommend 1:2:4 mix ratio.

Quick summary:
During casting these areas were not well supported and almost gave way. From the look of things, beam seems to be affected.

@hajivince could you please explain the solutions you have proffered so far. I want the professionals in the house to weigh in on this to see if any of these approaches will work.

A little epistle about origin of the woman-problem saga. Firstly, this thread is for guys on how to get quality women. I don't know why women are here commenting again. They don't have to be talking where guys are having their personal discussion.

Scientifically, philosophically and biblically, I have been trying to deduce why women are the way they are: complicated, selfish, rude and troublesome. Science will say it is evolution or hormones or mood swings bla bla balderdash. Philosophy will tell me how to manage them, but the bible is the one that told me the truth. In the beginning, woman was created to be a supportive partner to Adam, however she tried to usurp the authority of Adam by eating the fruit so as to become wise ahead of Adam, but failed then convinced Adam to eat the fruit to prove he loved her and both became fallen creatures. God caused the ground for man, He didn't curse man directly but the ground. This is the origin of hardness of life and struggles of man. But He cursed Eve, immediately, the biological composition of Eve changed, pain, complicated-ness, moodiness and drama was introduced into her life. And God gave an order, you must always submit to your man and he shall rule over thee. Even the Apostles, said women (wives) submit to your men(husbands).

A man is not supposed to love a woman first. NO! That's not order of things. Woman must submit first to receive love from a man. This is because if a man loves a woman first, woman don't have the capacity to receive love without having worked for it. They will take the man for granted. But if the love is given as a reward for good behavior, they will cherish it. Never love a woman until she deserves it or has worked for it. A man doesn't need a woman's love but her respect. If she can respect or fear you , she can truly love you.

Someone was saying, women behave the way they behave because there are no options , no alternative to them. Going by what science said that we have 7 families of homo species, we being homo sapiens and the closest to us being homo erectus. I used to think why did homo erectus become extinct, at least these homo sapiens women we have presently, we could have easily forgotten them, and go for an alternative: which is homo erectus females.

Concerning quality women, only the Lord can give that, even Solomon said so. There are still virtuous women, but like in the days of Elijah, they may be hidden inside a cave. While Elijah thought that there were no more prophets left, God said I still have 7,000 who are yet to bow to Baal. That means with Prayer and faith and tactical approaches and search we can find our missing ribs. May God help all of us eligible bachelors to get our quality wives .
