He is not really overcharging you. POP screeding is 1000 per sqm.

If you want to reduce price . You can supply him materials and pay him for labour alone.

1000 per sqm is the standard price. I am sure any POP will agree with me. Anyone giving you a lower price is probably doing that to get the Job and you need to buy sure whether they deliver a quality job.

I can give you a cost breakdown if you want . But what makes you think Raft Foundation will work for your structure. Raft will chop your budget. You need to understand your site soil profile before you decide on type of foundation

with POP cement, its more hard to carve out those complex shapes and even when they do, it’s not usually neat or accurate unless you meet a workman that is patient enough to get it done and they don’t usually come cheap. I have used plasterboard for various projects and it always come out nice, neat, equal and straight

The initial design was pic C but he said the boxes won't fit in so, I had to reduce to a box in 2 sides with those lines in the other 2 places, which we agreed on, only for him to tell me a different story this morning.. In fact, the lines were to be where he fixed the boxes and the boxes were he left empty.. I am already annoyed with the entire change he did without telling me, I don't even know how to react.. Please can those lines still be fixed? Different excuses from the lines won't enter to it will be a waste of materials bla bla bla

most of this complex designs you see online are done with plasterboard and steel frames

I'm building a 4 bedroom bungalow with a gateman house. Presently spent about 28m aside Land purchase and work never finish. The work left are Water tank, wiring, outside plumbing pipes, compound flooring and others.
Spanish tiles for parlos, passage and ante room, Nigeria tiles for all rooms, Spanish tiles for kitchen floor and all toilet walls, Nigeria tiles for kitchen walls. All room doors, toilets, kitchen and entrance doors are Turkish. There's a lot of money to spend on finishing based on the taste.
With the present cost of materials at the moment, I don't think the 12m budgeted amount can finish the building.

I will be glad if he can drop a cost breakdown of the 12m naira.. taste of luxury is a key factor anyway.

12mm is the minimum standard as long the septic tank is reinforced with maybe columns and chain beams.

Even though most builders prefer to use 12mm for septic tank reinforcement and this has become a norm everywhere; however you can't call it a standard, arranging your reinforcement using a structural design is the normal standard that should be encouraged. I have seen homeowners even some engineer sef constructing a duplex without a structural design.

You don't want to give your visitors access to your private rooms because they want to use a restroom, A visitor toilet is important in a modern residential structure

1 bag of cement to 8 sand and 8 granite of headpan. If you want to be economical then make it 9 sand and 9 granite.
12mm is fine.

1:4:4 for RCC concrete that will most likely be subject to load is not advisable. I recommend 1:2:4 mix ratio.

This is not a bashing post!!!

I have been advised to seek professional opinions on this.
Please I will need experts and professionals in the house to please advise on best approach on how to tackle this.

Quick summary:
During casting these areas were not well supported and almost gave way. From the look of things, beam seems to be affected.

@hajivince could you please explain the solutions you have proffered so far. I want the professionals in the house to weigh in on this to see if any of these approaches will work.
