I agree with you in all but one. "Suspending all rules" and making the estate "a place to be" does not go together. We really need to decide on somethings. Atleast we seem to have a general agreement to no car should park outside as normal parking space. To ensure we don't have problem with this, we have to ensure that flats built on a plot is realistic to the parking space available. I know why am hitting on this, there are things that will make nonesense of the estate idea and the hassles of making one. Eg, am I allowed to build 10 self contain/studio in my plot?

From the get go, the plans for this estate were :
Duplexes
Block of flats
Bungalows.

Plots were duly earmarked for each building structure. I personally, did not not notice that before picking my plots but done is done, I cannot change the rules. Can we please get over this question, Oga Spyder,I expect you to give us the last update on this ie rules 1A and 1B as this is a major contention.

PS: are we still on course of getting the land documents for those that have paid fully ?

I believe this is why spyder suggested grouping the plots based on house type.

6 family units pet plot is too much for any high end estate.
Cars will definitely park outside.

If we do not want restriction on what can be erected then the estate will look chaotic.

We can vote on:
A) max of 2 story height and 4 family units.
B) max of 3 story height and 6 family units.
C) segregation of building types.
D) no restriction of building type

We can add more options and narrow them down.

Spyder can contact each plot owner to vote.

@Spygadgets,whatever is the case, I think 6 flats is too much. 4 flats on a plot and maybe,a penthouse is more like it, IMO.

If it included the sweepers and drainage clearing for the whole estate then and only then will 50,000 be fustifiable but if not then I still have to remind us of my position which is my one opinion... 30,000 per plot still remains very affordable until the estate population increases..

Then the best way to increase the value of the properties here is to allow all stake holders to erect magnificent structures when the fund is accessible (by this I mean restricting the no of flats per plot will have negative impact on d long run, WE SHOULD RATHER COME UP with a maximum height and place a cap on that

I was initially up for that but on going through the thread noticed this was outlined and agreed on from the get go so I'm not sure this would fly again. Don't get me wrong as I actually like this idea better but unless the other subscribers agree, this won't fly.

I am still calculating the cost of the fence and drainage works so we can start planning for it. As soon as I come up with a total cost and justification, I will post them here.

This is a small estate. I propose everyone be allowed to build whatever they want ( bungalow, duplex, block of flats). I see no reason to allocate structure types. HOWEVER, the maximum structure anyone can put up should be pegged to a storey building.

Things are easier than DONE, 5K is pretty expensive

My brother, I had to shift ground for the following reasons :
4 security on 30K per month salary = 120,000 ngn/ month
2 gardeners on 15K salary per month = 30,000 ngn/ month ( the garderbers are not full time staff)
Estate manager. = 60,000 ngn salary per month
Miscellaneous. ..
So, 3000 per month per plot won't cut it. If u think otherwise, kindly educate me.
