Smith, what is an easy solution to treat well water? I tried sinking a bolehole but the water coming out from the borehold was not clean. The company I engaged to sink the borehole recommended that I sink a well instead and ring the well. This I did but the water from the well is not clean. I noticed that all my neighbours have similar wells and they buy water they use for shower/cooking. They only use water from their wells for washing their cars/flushing toilets. I learnt that the underground water in my area is bad all through. Please what easy and not too expensive water treatment/filteration solution do you recommend? Something I can install between the well and the overhead tank to filter the dirty water before going into the overhead tank.

As new owners set to take over physical possession of the privatised companies of the Power Holding Company of Nigeria (PHCN), electricity consumers in the country may soon experience increment in their tariff following moves by the new owners to generate more funds.

This will come through a review of the provisions of the Multi-Year Tariff Order (MYTO), which will see new electricity price in place.
The new owners are concerned that stipulated tariffs in the draft of interim rules and regulations spelt out by the Nigeria Electricity Regulatory Commission (NERC), prior to their take-over of the plants, were inadequate to guarantee a healthy return on investment.
However, this position becomes conflicting because the reason behind the introduction of MYTO was to review the price upward as prospective investors in the power sector may find it difficult to review the tariff upward immediately.

Industry experts say with the volume of additional investment needed to bring the assets at a fair state to provide considerable service required by the users, it would be better for the investors to recover their monies over a period of 10 years and thereafter make profit.

In a joint petition to NERC, the companies rejected the tariffs proposed in the draft rules, accusing the commission and the Bureau of Public Enterprises (BPE) of reneging on the terms of the power sales/purchase agreement which they collectively signed.

They threatened to seek legal redress if their grievances were not addressed by the regulatory authorities.

NERC General Manager, Marketing and Rates, Abdukadir Shettima, said the commission and the BPE would not renege on the terms of agreement reached with the new owners of the GENCOs prior to their takeover. He explained that the interim rules were proposed since the transitional electricity market was yet to take off.

“The Transitional Electricity Market (TEM) is a market where trading is done by contract. There will be rules, which would be enforced along with all the contracts that would be in play,” he said.

He added that the new rules would not be in force as the conditions preceding the Electricity Transition Market were yet to be met. He said the fear expressed by the new owners about possible losses in the proposed tariff structure were unfounded, pointing out that the baseline losses and the population in the tariff needed to determine so as to ensure that there was sufficient revenue in the entire value chain.

“We need to have a set of rules to guide the industry within this transition period when the losses will be validated. The tariff will be adjusted and the remaining few issues will be concluded,” he said.

He added that NERC had planned to commence the interim period which would be between November 1, 2013 and February 28, 2014.

After all the conditions including the ongoing settlement of PHCN workers’ benefits have been concluded, Shetimma said the Federal Government could declare the Electricity Transition Market on March 1, 2014. He added that if the commencement of the interim period was from November 1, it would coincide with the physical handover of the plants to their new owners, which is put at February 28.

helpee: Honestly, ejecting a tenant is more complex than issuing a quit notice wether one month or 6 months especially in lagos and if the tenant is very educated. I got a quit notice from my landlord cos the wife of his son that came to live in the compund started complaining bitterly about our business... She doesn't want a business within the house. That's her choice and I don't blame her but I am not going to abadon a business I built with my sweat unless I am so sure where I am going. By the way, its a hospital and I also live in a flat within the compound so I use multiple flats. All was well till the son of the landlord who wasn't living with us b4 got married and his father renovated one of the flats for him. To cut a long story short, she picked fight with my wife, ordered my nurses to close gates and so many things which I endured at ist. Then his father came and advised we moved the business out which I agreed if they give us time but unfortunately, the son got a lawyer and gave me six month quit notice. That's not acceptable to me cos its my business, my career and no matter how much I hate trouble, I won't sit down and watch my landlord destroy my carrer. For ur information, I am presently building my permanent site which I bought after the quit notice 3minutes away from my present location and so far, I've spent almost 15million on it. The case is in court after one year 7months now and the lawyer that advised them stopped attending court sittings cos I gave them a technical knock out that can get the case stalked in the next 3yrs. Meanwhile, I plan to open my site by january or latest by march by HIS grace. Talk to your tenant. It is easier to eject using dialogue than court. Don't need to tell you that since the case is in court...which I warned them about...I don't pay rent. In lagos, if u try to force out a well enlightened fellow...u may box urself to a corner. Talk to him you want to use your house and he will move in time
Education or enlightenment is not a ground for stubbornness. In my opinion, your lease agreement should be respected. If your leases stipulates the grounds of quit notice and the length of time that should be given, we should al respect it. Going to court or negotiating outside of the court is a sense of not adhering to the agreed upon terms. My advise is for every landlord and tenant to maintain favorable terms in their leases. Additionally, respect each other and deal with each other in sincerity.

Most landlords are greedy and impatient. On the other hand, most tenants are not matured to rent a house. You see a tenant looking for a house and telling you that he is trying to save up his first rent. The word 'TRYING' is a red flag that you are going to be dealing with the wrong person. After the first rent, what next? Excuses? As a tenant, if your rent more than 30% of your income, you are not ready. It will always be a struggle to keep up. For the landlords, do an independent check on your prospective tenants. A word is enough for the wise.
