1.4m -900k is equal to 500k..so tell me how is that not 40% above the basic yearly rent...?? Or you are so poor at mathematics..smh..

Rent: 900k

Service charge: 120K

Total: 1,120,000K

Caution: 100k

Legal: 150K

Agency: 150K

The legal fees either go to a lawyer, or most often into the landlords purse.

The caution fee goes to the property owner as well.

If agents have a fault, it is when it comes to joint ventures. Some demand as high as 10%. This is just greed. It is unfair to the developer who is carrying the bulk of the risks. High agency fees increases his costs where is trying to manage costs by entering a joint venture with the property owner rather than purchasing the property it outright.

For a JV .. commission is either 5% or negotiated down from 5%

So if inspection fee is illegal, who go pay transport to go inspect house, or more than 1 houses??

Caution fee is also called damages, which is refundable, from the Landlord.

Agency fee should be 10% for rents lower than 1M naira, and 20% for rents 1M above
